This is a great house for a family. The original house has a kitchen and three bedrooms. A family dining and living room connect it to another building with more bedrooms and a second kitchen. The main kitchen is very well stocked. We didn’t use the second kitchen. The screened porch was fabulous once we dusted off the pollen! It’s spring, there was pollen everywhere. There’s a tall tree in the corner of the yard with an osprey nest in it! There were plenty of toys and games and puzzles for kids and a swing set in the yard. There are steps up to the dining area so check if this is the house for you if you have mobility concerns. The location one block from the beach is fabulous. Didn’t have to worry about parking, just strolled down the beach. The house has beach chairs and some floating toys. Overall very enjoyable stay for a few days this spring!

We were a group of eight: a family of five with grown children, two grandparents and a friend, spending the Christmas holiday together. The house was absolutely wonderful -- beautiful views of the river, and a sprawling layout that allowed us to spread out. We appreciated the three bathrooms, and an entire wing for the kids to hang out in. We cooked together -- and having the second kitchen came in really handy while preparing our holiday feast. The large dining table was fantastic for meals and games. The staircase and the bedrooms are so charming, and the screened porch was wonderful in the afternoon sun. We staying in the off-season, so there weren't a lot of restaurants open, but we enjoyed walking around the cute town and took some gorgeous family photos on the beach. We drove into DC twice. We all agreed we'd love to come back again, maybe next time in the summer so we could enjoy the beach even more. Thank you for sharing your home with us!

Beautiful house with loads of character. Perfect for a large family with grandchildren. The house had everything for a comfortable stay. Easy access to beach. We enjoyed the water view from windows. Great coffee shop with delicious baked goods and restaurants were so close by. Everyone waves to each other in this friendly town, great fun! We rented a golf cart so easy parking. We'll be coming back for another visit!

This house and the close proximity to the water exceeded our expectations! We're a family of 10 (6 adults, 4 children) and there was ample space for everyone. The family room provided a nice assortment of books, toys for kids, TV, sectional sofa, and a large dining table with a water view. The kitchen was well stocked with dishes and cooking essentials. Everyone loved the space and the layout of the house. It was just perfect for our family and we hope to return in the future.

This is is our third year renting a house for our family vacation, and this by far was my favorite trip. Colonial Beach is a smaller town, not touristy by any means. Perfect for our family as we had young kids (4 under 4), so we would be spending most of our time in the home and around town anyway. The beach was practically right outside of the house. We loved watching the sunrise and the neighborhood itself was pretty quiet and very family friendly. The house was WELL stocked. Lots of pots, pans, spices, plates, cups, towels, sheets, trash bags, toilet paper, etc. The check in and out process was a breeze. I'm not sure we will visit this town again as we like to rotate annually where we go, but if we do, we will absolutely stay here again.

We loved our stay at this property. We are a group of 2 young kids and 5 adults. The swings in the yard, the very short walk to the beach (in sight of the house!), the comfy screened-in porch, and even the osprey nest on site (!) made this a fun and comfortable vacation home for our 3 night stay. Highly recommend!

We were very pleased with this property & will plan to rent again next year. Only few suggestions: Notebook with specific instructions as to which remote to use & how to get local channels; check-out instructions and history of house.

Just returned from a week at this Colonial Beach property. The house was big enough to accommodate two families: mine (three people) and my best friend's (five people). There was plenty of room for all of us to be together and have fun but also be alone for some much needed quiet. The house was stocked with much more than we anticipated (don't bring coffee filters!) and lots of toys for the kiddos. We appreciated the shed with the beach toys, especially since there was a fairly big inflatable pool that came in handy when the beach was closed. We had never been to Colonial Beach before so we didn't know what to expect. It's a cute little town that's perfect if you don't like overly touristy areas. If we decide to ever return, we will definitely consider renting this property again.

Very spacious old home with wonderful porches. Very close to the beach and you can walk downtown. Love that it was pet friendly and we could all be together but still separate. I highly recommend this home.

Great stay

This was our second time staying at this beautiful, spacious, comfortable, fun home. Ben is a wonderful host and easy to communicate with. House has everything you need and location can’t be beat.

This property is ideal for a relaxing family weekend. We had plenty of space for gathering and separating! Plus, the charming house was clean and is well-equipped. We thoroughly enjoyed the outdoor spaces including the screened porch, side porch, and backyard with swing set. There is ample off-street parking and the two kitchens and two sets of washer/dryers came in handy. The views of the river from the house are lovely and the walk to the beach is short and stress-free. We would return in an instant!

The home on Madison Ave was clean, comfortable, and very charming. Great location to everything, being able to walk instead of getting in car to travel. A nice yard for the kids, and great porches to read, chat, and watch the sun set ( or rise). Our family consists of 6 adults and 3 children and the home was very accommodating. We all enjoyed our stay and would surely recommend this home!!

Old farmhouse feel about 1 block from the beach. Great location. Big enough for extended family. It's like 2 houses in one. We'll be back for sure.

Our family enjoyed the trip to Colonial Beach. The house was great - very clean, lots of space, well appointed, comfy beds and a nice blend of historic home with modern conveniences. We really appreciated the host's nice touches - beds already made with nice linens, hand soaps, paper towels, toilet paper, hand sanitizer - which allowed us to start enjoying ourselves as soon as we arrived. The location is perfect, with the Potomac river and cute beach across the street and walking distance to a few restaurants. Our dog had a great time, too, and enjoyed the large yard. It is an ideal home to spend some relaxing days. And if you are a bird watcher, you will enjoy watching the osprey nesting in a large tree on the property.

Our son was getting married in colonial Beach and we needed a place to stay for us and several members of our family. This house was perfect and provided all the space we needed to sleep, eat, and play. The kitchen is very well equipped, the bathrooms were all clean and spacious, it’s a lovely house representing past and present very well and very family. Friendly with lots to do games books and toys for the kids. Highly recommend it we will definitely use it again if I need arises.

We received clear instructions for check in and out. Great communication with recommendations in the area. We are already planning our next trip back!

Large sunlit rooms with modern clean bathrooms. History meets convenience and comfort. Three first floor bedrooms and two more up the charming stairs. The king bed on the ground floor was super comfortable. Magnificent Potomac views, and a quick walk to the water's edge with plenty of beach. It was cool, so we weren't in the water, but the weather was beautiful. Colonial Beach is a small town with restaurants and stores to explore. It's one of those places where you can do nothing or do lots. Food Lion was just a short drive away. Rent your golf cart ahead of time to ride around and look at the wonderful old homes surrounded by giant trees and river views. The house provided everything 8 adults and two kids--8 yrs and 6 months--needed. Brand new fridge in the kitchen with plenty of ice (at least for a brisk October weekend), gas stove, dishwasher, disposal, center island, and everything I needed to cook a few dishes from scratch. Use the built-in shelving to hold your groceries. Two full baths down, and 1 up. Plenty of towels. Everything was clean and well-prepared for travelers. Lots of convenient hooks everywhere. I found 2 washing machines, and 3 dryers, mostly new. Loved the swing on the screened-in front porch as well as the wicker furniture on the side porch. Watching the river, people, and dogs go by was relaxing. We used the dining table for picking crabs and playing Catan and other games. My grandson loved the sturdy swing set in the yard. There's a campfire set up too. We were back and forth to the beach for sunrises, moon rises, etc. every day during brisk October weather. Yes, the 8-year-old in our group jumped in the river. The gracious host allowed us to bring our aging dog and his fur brother, and for that we were very grateful. The owner was quick to answer my questions, and the printable info he provided before we traveled answered every "how to" question for the house. I'd recommend this home for anyone but especially for families that want to spend time together without feeling squeezed. If you enjoy small town charm, a sense of history, and modern convenience when you've invited your entire family to travel with you, this is a great place to gather, relax, and leave stress behind.

Ben's place in Colonial Beach was perfect for a mini family reunion that took place during a family wedding. The house is very spacious and comes fully equipped. Ben is very responsive and even checked in on us during inclement weather (Hurricane Ian).

My family and I spent a wonderful week in August at this adorable house. The interior layout was great for our multi-generational family; plenty of space for everyone. The main kitchen is well-apportioned. The great room/dining room is terrific for family gatherings. The house is just a short walk to the beach; perfect for the kids and grandparents.

Our entire family had the most relaxing week! The most PERFECT LOCATION! The house was kid friendly and had toys perfect for our age kids. Ben had the house stocked with many of essentials as well! Communication with Ben was so easy from before we even decided to book he answered all our questions every time we sent a message. Our family would not think twice about rebooking!

Our family of 11 (9 adults and 2 children) stayed at Ben’s house for a week at the beginning of June. This house is one of the nicest houses we’ve ever stayed at. The house was big enough for all of us-plenty of room for sleeping, eating, playing, and relaxing! The beds were comfortable, the kitchen was well-stocked, and the huge dining room table was great for our family meals! It was a short walk to the beach, and there was plenty of beach gear provided (the wagon was especially appreciated!). We rented a golf cart for getting around town, but also enjoyed walking to the various shops and restaurants in the town. We ventured out to see some of the local historical sites and hiked some of the nature trails. This is definitely a place we can envision ourselves coming back to and we would certainly stay here again!

This is a spacious, beautiful house just steps from the beach. Clean, comfortable, and lots of books for kids and adults, toys for kids, and beach gear. The screened porch was our favorite. Easy to communicate with host who was very quick to respond to any questions.

Excellent location next to the Potomac with beautiful view. A few great restaurants nearby in a very cute town. Owner was incredibly responsive. Highly recommend.
