We already know the area well, and we all loved this house. It’s not large, but for our needs, that’s even better. Great barbecue outside. Loved the outdoor shower option. Everything we needed was there. We’d be happy to stay again. Thank you!

Close to the pier and the beach. And the house is great, with several bedrooms, a/c, a great tv in the main room, and an outdoor shower. We enjoyed our stay immensely.

Property was exactly as described. Perfect location for hitting the beach and venturing into Newport/Providence for the day. Great location outside of the hustle and bustle to attend the Folk Fest. Nice little private backyard with games in the shed. Very much enjoyed the outdoor shower while gazing at the stars. Would visit again, John was a great host!

Perfect beach home for small family getaway, 3 fun beaches and many delicious fresh seafood places in just a 10 minute radius! Tons of fun table and lawn games. Everything you need for home cooked surf n turf! Highly recommend.

This is exactly what my family of six was looking for in order to stay close to the beaches of RI for a reasonable price.

My wife and her daughter and grandson had a great time during our stay at John’s place at 89 Palm Beach Ave. The house was comfortable and very clean and convenient to Scarsborough and Narragansett Beach. The kitchen had whatever you needed and the outdoor shower with changing room was a hit. The property had a private backyard where we had several cornhole games on the boards that were there. Laundry was easy and the AC worked great during the hot, hot weather. Can’t say enough good things about the place, and John was very accessible and helpful for the couple of questions we had. A great time had by all!

This place was great! Well kept and all the comforts of home. Appreciate all the amenities. Have stayed in same neighborhood before and had to bring everything, including beds!! This place was like paradise! Thank you, John!!

We had a wonderful time at this cottage. It was in a great quiet neighborhood. The beach was only a few minutes away which was perfect. Would definitely go back next year!

This property was perfect for myself and 2 friends. Loved the outside area as well as the closeness to the beach and to the Port Judith Block Island Ferry. The property owner was very responsive and kind.

Great little home! John, the owner, was very proactive with communication and responsive, when I needed to contact him. His place was as advertised. In addition to the amenities provided in the home, the location and neighborhood were ideal. Everything we wanted to do, such as restaurants, beaches, and grocery stores were within a 3 mile distance. I would definitely stay here again.

We enjoyed out stay and this was a great location to visit the local beaches, as well as traveling over to Newport for day trips. The house was clean, nicely decorated. Everything you need for a few days at the beach! We enjoyed our stay!

My wife and I stayed at Briggs Farm for a week in July. For two of those days another couple joined us. The house is nice--clean, simply furnished. (Bring your own books.) The kitchen is up-to-date and everything works well. The house has a secluded backyard with lots of birds and a few rabbits. We saw a deer one day. The location is terrific--a short drive (or a 15-20 minute bike ride) to downtown Narragansett, in a pleasant, leafy development dating from the 1950s-60s, I'd guess. It's a short drive (or a 10-15 minute bike ride) to Scarborough Beach, a lovely public beach open to Rhode Island residents and non-residents alike. Bicycling is terrific. Point Judith Road, the 4-lane highway that you'll take to get to Briggs Farm, has a very wide shoulder that makes for safe cycling. The ferry to Block Island is a pleasant (less than half-an-hour) bike ride away. If you bring your bikes it's a nice excursion to bike to the ferry and bring your bike to Block Island. We had a great time. The house is not large--for two couples it was cozy and pleasant. If we'd had three couples, we might have felt a little cramped. What could have been even better? John, the owner, is very nice and was quick to pick up the phone when I called with questions. I'd suggest that he put out some information with local recommendations. Also, explain how the front door lock works. Getting in was easy. But several times we left the house asssuming that the keypad doorlock would lock itself. It doesn't--and it took us some head-scratching and a number of tries before we figured out how to lock the door behind us. It would also be helpful to know beforehand that, while there are kayaks on the property, there isn't a nearby spot to put them in the water, so you'll need to load them onto your car to make that happen. It would have been helpful to leave some recommendations about how to do that--and some guidance about where to put the kayaks in the water. John gave me information over the phone, but it would be nice to have that information on paper. Again, our overall experience was very positive. We had a lovely time here and would gladly return again.

The house was wonderful after I cleaned it, including dusting and cleaning the living room tables, cleaning the stove top, washing back door grime, green mold on outside shower, bathroom shower tracks, and baseboards. I don't blame the property owner, who was very nice; shame on the cleaning company.

We loved this property, it was perfect for our family's needs. Very cozy, clean, and John is so pleasant, responsive, and accommodating. We'll be back, and very much looking forward to it!
