Our family had a great time away from the Midwest to experience the ocean and beach while in DC for our daughter's special occasion. Kimberly's communication was as fantastic as our stay! Easy walk to the beach or bay with the chairs and umbrellas and cart we were allowed to use. Condo was clean and decor was very nice! We rented sheets and towels from Sheets at the Beach and they were fantastic too! Our grandson ( and family) didn't want to leave!!! Fun memories were made!

Terrific place. Spacious, clean and close by to Rehoboth or Bethany. Owner is super communicative and friendly. As others have noted, the complex is off route 1 so there is a bit of noise and crossing the street to the large and quiet beach does take a bit of patience, but these were not deal breakers by any means.

We booked this home for a family beach trip the week after Labor Day. We had a wonderful time. The beach across the street from this home is beautiful and the home is equipped with everything you need to enjoy a day at the beach. The home was comfortable for our 5 adults and 1 child, but there are a few things that were not ideal about this home/location. Be prepared for the amount of steps in the home. Crossing the highway to get to the beach is also tricky especially since there is no crosswalk. Additionally, because you are so close to Highway 1, walking anywhere from the home feels unsafe, particularly for the older and younger members of our family. The road noise you hear in the home is very loud. We were also disappointed that the pool was closed after Labor Day as one of the reasons we booked this home was the pool.

The condo is immaculate with beautiful furnishings, views of the ocean and the bay, and adequate space for our family of eleven! This being our first time in Bethany Beach, it was a lovely home for our family to enjoy a week at the shore!

My kids, their spouses and my 4 grandkids had a wonderful say. Plenty of room and a lot of space to make this vacation one of our best. We enjoyed views of the bay and the easy access to the beach right across the street. The grandchildren thoroughly enjoyed the pool and the dock where we caught enough crab for all of us. Kimmie responded quickly to anny questions we had and the home came with everything we needed for a comfortable stay. Thanks for allowing us to stay at your beautiful home!!

Good overall, great communication with owner who's very responsive. I wish they had told us that we needed to bring sheets and towels earlier. And the stairs can be a problem for us older people. But house is very nice, comfortable and literally across from beach access. The littles ones enjoyed the pool too

Excellent location to Rehoboth, Bethany and Fenwick. Easy access to beach across street. Plenty of sleeping and living space. Availability of beach toys, chairs, umbrella, cart and grill which we took full advantage of. Decks off of every room in house made for great views and leisure time.

We really enjoyed our vacation at this rental home! We travelled with 3 children (ages 1, 6 and 7) and 6 adults (2 over 70). The home was spacious, very clean and well stocked. Beautiful views (especially of the bay) as there are balconies off of every room/level. Short driving distance to Rehoboth and Bethany Brach boardwalks which were a lot of fun for the kids. The beach was fairly clean, but note that it is near a fishing beach so there was some fishing gear left behind. The beach during the weekend was pretty crowded with the fisherman, but quiet during the week. The distance to the beach isn’t far, but you do have to cross a 4 lane highway to get there which was a bit challenging for the younger children and the older adults.
There are a lot of the levels to the home but the majority of our party didn’t have any trouble because there are a lot of landings in between each level.
Kimberly was very communicative and provided any details I needed ahead of time. Overall, I would recommend this property if you are looking for a rental for a larger group and aren’t needing to be directly on the beach!

House was a great size for the 8 people in the family. Well equipped. Make sure your legs are in good shape lots or stairs but we loved it.

Wonderful, clean and SPACIOUS rental. We had 4 tween/teens and 4 adults. Dining table comfortably sat all 8 of us. Also, we could all fit comfortably in the living room for movie night, etc. Also, fully stocked with beach chairs, sand toys, kayak, life jackets, etc. They really thought of everything!!!! This was our first time staying in Bethany beach and the beach across from the rental (though you have to cross a 4 lane highway to get to it) wasn’t overcrowded and the waves were awesome!! Also, we were ok with it but just for other renters to know there are no lifeguards on this section of the beach. Overall, awesome place and beach!

We had 9 adults and 2 children (under the age of three) for a week long family vacation. The beach was an easy walk from the complex, even for the 2 year old. The host had plenty of chairs, toys and carts making for an enjoyable day at the beach. The multiple decks were nice and an added bonus for the various adults who had to do some “work” while on vacation. We enjoyed drinks at Starboard and dinner at Harpoon Hanna’s, Bethany Blues, and Matt’s Fish Camp. Kimberly was a very attentive and responsive host.

The location had very easy close access to the bay. The kids fished morning and night. The owner provided a kayak and a crab pot. We had a couple of nights of fresh caught Blue Crabs. The ocean was a walk across the street but the beach was beautiful, clean, free and not at all crowded. Bethany Beach in town had quite a few restrictions and was extremely crowded and had fee based parking. We had quite the spread of ages of our grandchildren but all the kids and adults had something fun to do. The unit was super clean and had plenty of room for six kids and six adults. Traffic noise was a little loud in the roadside bedrooms but we had a sound machine and we had no problem sleeping. The owner was a pleasure to deal with and the registration process was very easy. We did have a minor problem but the owner fixed it immediately. All in all, this was perfect

Our family from 1 years to 80 years had a wonderful family beach vacation! There is plenty of room for a whole family vacation. You have views of the bay and ocean. You cross the street to enjoy the beach for the day. When you get back you can spend time in the pool. We brought out paddle boards to enjoy at sunset . The house has a kayak and crab traps for fun at the dock out back. Kimmie the owner made it very easy and was great to communicate with. We pre-made our dinners to make it more relaxing and not run out to dinner every night but the house has a very informative book of all the local stuff to do. The beach is very nice and fun to see all the trucks that pull up for the day on the beach fishing. I would definitely recommend this place if you want to relax and not run around. Thanks Kimmie!

It was no hassle renting an owner was very nice however the many stairs of the house just to get up to kitchen was a hassle as its on the third floor up ,,, If I would have read the reviews enough an so forth I would have not rented it as the stairs for a family that isn't the youngest is not ideal...

we had a lovely time and the grounds and home were very nice. it is however not for the stair challenged. kitchen on top floor which made some great sunset viewing but from bottom its 46 steps to get there. younger group can handle it great.

Two Weeks at the Beach
This vacation home is beautiful! Nice views. Many decks. Anything you need in the kitchen.

We had an amazing time!
Kimmie, the owner, is one of the most nicest property owners I’ve met. She was very flexible and was very responsive. The house was very clean and spacious. Everything was in great shape and everything was clean. The house was the perfect size for two families. There was so much to do because we were across the street from the beach and backyard to the bay. We were a short drive to the Bethany boardwalk as well as the outlets. We really enjoyed our stay. Kimmies great hospitality made the stay even more amazing.

Perfect family house
Very well maintained home in a nice location. Property was just as described, and perfect for a larger family. Appreciated the use of beach essentials (chairs, umbrella) so we didn’t need to bring. Very easy communication during booking and at check out. All around great experience, I’d highly recommend this home!

Great place!
Great vacation! The home was very clean and the setup really made it easy for us to settle into like a second home. Nice cookware and other items to use throughout the home. The room layout was perfect for our family. Great location and easy access to the beach just over coastal highway. The home included many beach chairs, an umbrella and wagons that were all great quality and in good condition so we did not have to pack any for the trip. The community pool was nice and quiet for a little afternoon break. The owner was very responsive to any questions that I had and even sent a list of things to do in the area. At the home there was a very organized book of restaurants and other things to do in the area - so helpful! Yes it is close to coastal highway so you can hear cars more on the lower levels on that side but we expected it and it did not bother us. Look forward to returning next year!

Close to the beach
Very nice place with plenty of room clean, close to the beach and nicely decorated, however few things at really took away from our stay that I wish I knew about prior my fault for not seeing the one review that mentioned these things. 1 the road noise made it very difficult to sleep! 2 there were 45 steps to the 3rd floor (kitchen) not a big deal after you get settled in. The air conditioner was a challenge but we figured it out not a deal breaker.
The kitchen was very well equipped full coffee pot as well as a keurig. Grill was great on the first floor deck. Beach chairs, umbrellas and other beach toys were plentiful. Also there was a kayak to enjoy but we didn’t get the chance to. Overall we had a great time.

Great Family Beach Spot
We stayed here for a family vacation with 9 adults and 2 kids and it was great!! The space was perfect, everyone was able to spread out and have their own space. The beach amenities that came with the house saved us a ton of space when traveling. Sadly the pool was closed when we got there, but with the beach so close we didn’t even think about the pool! Would definitely recommend.

The Best
The town house is beautifully decorated and very well maintained. The owner is so sweet and helpful. We especially enjoyed being a walk’s distance to the beach. The pool was very refreshing after a day at the beach. All in all, I would highly recommend it.

Love this location and property was great!
Love the Villas location and must say this kitchen was stocked with excellent pots, pans - everything we needed for a home away from home! All the beds we used were very comfortable and the property owner comms were great including answering questions ahead and during the visit! The only tough thing but out of control of the owner is the noise level of the busy highway for the bedroom that is on that side of the home (master bedroom). Thanks!

The home is beautifully updated and quite clean. The owner was easy to communicate with and made sure we knew she was available. The location was perfect for our needs. We didn’t have much time for the beach, as we were involved in a family wedding.

Bethany Beach Stay
Had a great experience with Kimmie throughout the entire rental process. The property was gorgeous and CLEAN. Our entire group had such a great experience, and the kids kept saying "I wanna stay here forever!"
