Very peaceful location yet an easy walk into Oakham so no need to drive. Great for walks around Rutland water. We walked to the reservoir from the cottage. The cottage is on a nice quiet lane to walk the dog or go for a run.Very well equipped kitchen and very comfortable bedroom. We would like to return in the summer months to make use of the sunny garden by the side of the cottage! It’s such a relaxing place to stay.

Beautiful cottage with lovely owners who live next door. Well equipped and very comfortable.
We visited over the Burghley Horse Trial period, so it was extremely expensive, but understandably so, due to demand for the horse trials.

Great location, quiet, but central enough to access the town of Oakham and surrounding areas of Rutland and beyond. Beautiful cottage, comfortable, cozy and clean. Lovely welcoming hosts who have made the cottage feel more like a home. Definitely recommend staying here if anyone is thinking of visiting the area.

We thoroughly enjoyed staying here. It’s cosy, comfortable and quiet. The kitchen has lots of utensils, crockery etc and the owners were veryhappy to provide us with anything we needed like extra towels. Parking was undercover so the car stayed cool on hot days and we liked the little garden where we sat outside for breakfast.

Boltons cottage in Barleythorpe is in an ideal situation to visit Rutland water and the surrounding visitor locations. The cottage is set in peaceful grounds with everything you need for a restful, comfortable stay. Everything you need is provided. The owners are very welcoming. Lots of information about visitor attractions are provided. We will certainly recommend to friends and will be returning for a second visit.

location was good - quiet but easy to get to Oakham town. excellent lay out of interior.
second bedroom had no facility to hang clothes.
Kitchen was very well equipped but meant no empty cupboard for food we had taken with us. Am sure there were surplus extremely large bowls that would never get used and could allow space for guests.

The layout was all on one level, having two bath/shower rooms, a comfortable lounge area to relax, the well presented availability of information and games. Good parking.
A few minor adjustments to accommodate someone with limited mobility and strength were required on arrival but nothing we were not prepared to do ourselves.

The property was in a great location to be able to explore Rutland. It was immaculate and very comfortable. The owners were welcoming and friendly.

The cottage was well equipped, spacious and very comfortable. Parking space was ideal. It was decorated for Christmas making it a home from home. The ambience was cosy and relaxing.

beautifully presented cottage with lots of space. the kids loved it and great access to manny surrounding attractions. Henry let us on arrival and showed us the general set up and then left us to our own devices. everything worked out as planned. good information in the property and good entertainment options.

Lovely well-equipped cottage - ideal for two but probably fine for four with garden area which was a suntrap. Good location, plenty to do with 15 miles radius including places to eat. Good hosts.
