We needed a larger place to stay with not too many dangerous stairs for my grandchildren. This place was perfect. It’s situated in a quiet community. And close to the Village. We brought a gate to block access to the downstairs from the living room. The kitchen was large enough for us to cook. And the large dining table was perfect. There was enough bathrooms too. There is a private garage and parking in the driveway to fit four cars. Perfect place for a Mammoth getaway.

For the price of the weekend we had expected a little nicer accommodation. The furniture in the living area was worn out and very uncomfortable. The beds were also very hard and uncomfortable. The jacuzzi also needs work. The rules that were posted on the walls were not the same as online, I didn't have an issue with that but pay close attention to all of the fines that you might encounter if you forget anything. The people at 5 star reservations were amazing! They were very helpful and polite.

On the whole our stay at this VRBO was fine. The house was roomy and easily accommodated the eight members of our family. Everything worked (except the soap dish in the dishwasher), and the location was nice, with views of forest and golf course.
I must, however, report a problem. We arrived on Sunday 6 August. I went out for a walk about dusk and fell --- hard --- on the steps leading out of the house. The large wooden step down from the eight stone steps is not visible, especially at dusk, especially if the house lights have not come on. Not expecting the drop, I stepped out into space and wound up stretched out on the wooden boardwalk. I sustained a shoulder injury and severe contusions to my elbow and knee. These injuries are still apparent three weeks later, though they’re getting better with time. A less fit person could easily have broken a hip or worse. As it is, I will have to have physical therapy for my shoulder --- incurring costs that I should not have to incur.
This accident put a damper on what was supposed to be a celebratory trip to which I was looking forward for a year. It curtailed my activities, such as hiking, significantly.
My six-year-old grandson also fell as a result of this invisible step, though luckily he was not badly hurt.
I hope your management will suggest to the owners that they make that step more visible to guests.

Beautiful neighborhood and spacious condo.
Pros: tranquil neighborhood near the golf course, comfortable beds, clean bathrooms, clean garage, upscale kitchen with useful appliances like coffee maker, water heater and portable grill.
Cons: sticky dining table, very very worn out couch in the family room, broken entertainment center door (should be fixed by now).

I did not believe the check-in and check-out process could be as simple as it was. The property was clean upon arrival and everything was not only functional but the level of amenities was impressive! Although we didn't use the kitchen very much, the appliances were top notch. I would stay here again in a heartbeat.

We had a group of 10 (adults and kids) stay here for 5 days for a ski trip. The property was fantastic! Perfect size for our group, great kitchen and common areas for cooking and gathering, comfortable beds, and very convenient access to the Mammoth shuttle. It was a wonderful trip and we would highly recommend this property.

This property was within 5-10 min drive from Eagle and Canyon lodge making it an easy and fast drive to the ski lodges. Super close to the Village and food markets. Somewhat clean except for a few leftover dirty dishes found in the kitchen cabinets, minor carpet damages, and cobwebs found in main common areas. The hot tub took about a day to warm up to about 104 F which we made do. The unit aesthetically lovely overall. However, its functionality was clearly dated. Which brings me to our rental experience to its main shortcoming. We found few minor things in need of a quick checking on/repairing. Instead, we were accused and abrasively spoken to by the management company instead of cooperation and professionalism. Disappointed with the experience I had with the management company.

I believe our only issue was the the tap water tasted somewhat off according to the group but that apparently is also an issue with the main mammoth resort. We did have to request extra towels and blankets but that was fairly easy to do. Overall great stay. Close to Eagle Lodge and the bus/trolly stop is right there. They having pans, dishes, and other cooking supplies that we made use of.

Renting this property was simply "easy." We had 7 guests including 3 dads with sons. The accommodations were more than perfect. More wine glasses and glasses in general would be nice. The property was clean and well located in Mammoth Lakes, California.

Timbers #1031 was everything we were looking for; clean, well-appointed, great location, room for everyone (all10 of us), beautiful inside and out, great view of golf course and forest...absolutely perfect for a mountain vacation!

This is a beautiful space. It was clean, comfortable and well appointed. We stayed here with our family - all adult children and spouses - and it was centrally located to everything we wanted to do. The main living area is great for hanging out, eating playing games or enjoying a movie night. Overall, a great experience.

We had three generations stay together here. The upstairs master was perfect for my elderly parents, it gave them privacy and some quiet away from all the kids! The main level was comfortable and had a large kitchen with a fireplace. Perfect for preparing meals, playing games and just hanging out. The downstairs had two rooms for the adult couples and a large bunk bed room for all the kids!

Excellent multi-generational stay!
Perfect property for grandparents and two sons and their families with 4 little boys. The bedroom situation was perfect and the living areas were large enough for all to enjoy, especially the large, circular dining table. We enjoyed the patios and the BarBQue as well. Suggestion: more kitchen and bath towels would definitely be appreciated, especially for larger groups.

Our group loved staying in this condo, we would definitely stay here again if we return with a big group. The management company was responsive and helpful. We had everything we needed and the property was in a quiet and central location.

Great Place... Might Be Our New Place Moving Forward
Property was nice, with plenty of room for our needs. The fellas and I make an annual trip to Mammoth for some fishing and relaxation. We have been staying at another property but this year, we finally decided to upgrade the place we normally stay. Stumbling upon this property was absolutely a great find. While the cost is higher than the other place, this property is more updated, has more room, and simply fits the bill better. This property is clean, roomy, and has a great layout. We ran into an issue, but were able to leave a message with the management office and received a quick response. Checkin process was easy and not having to go into a leasing office to do so was definitely a plus. Once checked in, all information related to the rental can be found at our fingertips via the in-rental tablet. It was also nice to have access to a hot tub and the garage. Overall, this was a great stay, the fellas really enjoyed the property, and we look forward to possibly making this our NEW, annual spot when we are in town.

Good stay in quiet cul-de-sac
Our family enjoyed the house overall, and it served our needs well. Close enough to the town to grab groceries, only 5 minute drive. The dishwasher was broken on arrival however and thus, the dishes were not clean and we had to wash by hand. Also, the dinnerware could be stocked better with the number of occupancy advertised. The management company could do a better pre-check before guests arrive.

Wonderful!
Beautiful, comfortable, great location. Perfect place for a long overdue, covid delayed Family reunion. Kitchen was perfect for our many "cooks in the kitchen" and having the 8 chaired round table was perfect for meals and games. Megan and the gang were quick to respond to all questions/issues/concerns. Advice for future guests: there are only 3 1/2 bathrooms and not 4 full. Be sure to bring beach type towels for the hot tub.

Very nice property, great location, easy check in
We have stayed at this property before. We love Timbers complex. It’s close to village, grocery, and several lodges. My only complaint has to do with Covid and how they have stripped the unit of all blankets, jacuzzi towels, most cooking pans and kitchen needs. So if you plan to cook, you need to bring everything. There are only enough dishes for your number of people. Apparently this is a covid rule but it was difficult to cook much. And don’t forget to bring blankets for everyone and beach towels if you plan to use the spa. Otherwise the unit is very clean and comfortable and good layout. We would stay here again, but only after Covid precautions are lifted.

Great place, poor management
I am extremely sad to write a bad review for this beautiful and very special house! My friends and I had an amazing time there. Even though the house had barely any kitchen supplies and didn't have blankets (which we were warned about), we still really enjoyed our stay there. However, when we were a little late with the check out we were met with an extremely rude attitude and an unpleasant messages.We were accused of leaving the house extremely dirty, breaking furniture and smoking in the house (their chimney was broken and didn’t ventilate properly). I had multiple charges on my card after the check out that I had no knowledge of. And upon asking the host why was I charged hundreds of extra dollars, half of it was ignored and half was for the "broken" furniture. I did a walk through the house myself and can assure the host that none of us broke anything. Unfortunately, it's not uncommon for hosts to do so. While I wish I could recommend this place to other guests, I would not do so unless they changed the management and how they handle their business.Its never okay to charge someone's credit card without letting them know that they are doing so and what was is it for, and its definitely not okay to give your guests attitude, even when they are in the wrong, for 40 minutes late check out!

Great property
Property was spacious and well-appointed, as advertised. We are a family of six, so it's often difficult to get affordable accommodations where everyone has a modicum of privacy. The four bedrooms in this house fit the bill perfectly, and with the bunkbeds, we could have even brought along a few more people comfortably! The location was very convenient to all things Mammoth. I definitely hope to stay at this house again.
