THIS PROPERTY IS AMAZING! The home is gorgeous, much more *wow* factor than shown in pictures. Sunrises from the home are like no other. SO MANY WINDOWS!! The kitchen is well stocked with all needed supplies. We even had fresh coffee from the Utila Chocolate Factory personalized just for the Rocky Point House! Between the fans and trade winds, it was often sufficient to keep rooms cool. We did use the AC units most nights. There were books, card games & ping pong for rainy days. The infinity pool was gorgeous. A little chilly due to rain, but kids still loved it when we needed a break from the ocean. The sandy beach directly in front of the property is the best/largest on this side of Utila. Tons of shells. There is some trash that washes up too, but that’s just part of island life. The kids took a trash bag down & competed to see who could gather the most trash. It was also a good lesson for the kids (& us adults) on why recycling & not littering are so important Great snorkeling. We saw octopus, large crab, barracuda, & tons of other creatures right by the house! You can walk (or swim) over to the island out front. Mostly coral but at low tide it has great small, soft sand beaches Warning- in the evenings, the sea spray really gets to blowing. If windows are open, the tile can get very slippery. The home is so sturdy. I don’t like to hear floors squeaking and hear every step your housemates make. Not in this home! Even with 3 stories you can’t hear any stomping around from footsteps above you! It’s so easy to get to town… one road! The main road of town is paved but turns to dirt after the bridge. The dirt road takes you straight to this property. This road does get pot holes and mud puddles during the rainy season. Locals said it’s usually graded 1x/year at the beginning of spring (March/April-ish). A tuk tuk ride from the house to town is about $2 per person 1 way. We did this the 1st few days then got tired of paying & just rode bikes or walked to town! The walk can be tiring for little or older legs in the mid-day sun (15-18 min), but it’s a pretty easy bike ride, 4-5 minutes. You can bike from one end of town all the way to the other in just a few minutes Lastly, Blanca. She is a saint. She made the entire trip easy breezy. Met us at ferry, answered any question, organized horseback riding, tuk tuk rides, made sure we had everything & more, even surprised my daughter with birthday balloons & a gift! We would come back just for her!

We absolutely loved our stay at Rocky Point House. Adam’s house is more than you can imagine. It has everything you need for a great stay and Blanca was so attentive and kind. She was available to reach out to if ever you needed anything. From almost everywhere in the house you had a fantastic view, especially from the deck and relaxing in the pool. Our daughter and her boy friend acquired their Advanced Diving Certification while in Utila and were able to snorkel off the dive boat with a wild pod of dolphins! The property was wonderful to stay at with a great view and plenty of space. Everything was clean and ready for our arrival and Blanca was very helpful throughout the week. The house is a bit of a walk from town, easy enough to go once a day but if multiple trips in are planned bikes or a tuktuk are the way to go.

Adam’s property was an excellent choice for us. Beautiful home on the perfect spot! We enjoyed ourselves thoroughly and the house lacked nothing. We will definitely stay there again.

My girlfriend, sister, and two of our daughters in their late teens did a girls trip. We could not have chosen a nicer property Period the wind on this particular beach is a little bit higher there for almost no bugs to speak of. When the wind died down we did have some... The reviews from this property are outstanding. The rooftop deck was incredible for sunrises and sunsets Period we absolutely loved having a pool. The house is beautiful and very well-maintained and has everything you will need for your stay. Blanca, the property manager, made sure we had everything we need and met us at the dock upon arrival. She was also kind enough to make sure we had a birthday cake and lobster tails for a special dinner. I would highly recommend this property!

This house is absolutely amazing, everything was even better than described and Blanca was super helpful and nice.

Rocky Point house is perfect. The setting and location was perfect for us. Close enough to town, we did rent a golf cart, but private. Beautiful views. The house is well equipped which let to a comfortable stay; Excellent WiFi connection. Blanca was great, she met us at the airport and arranged our golf cart rental.

Waking up to the sea breeze and the sunrise was amazing each day. Very nice place a little ways away from town. We had 8 people there and it was very roomy.

Our family of 5 had a tremendous time staying at this house. It was our first time out of the United States, and things went very smoothly. Blanca met us at the dock with a golf cart and a tuk tuk to take our luggage and off we were to enjoy the week after a quick stop at the grocery store where you can buy just about everything (and they deliver the groceries to the house) as well as convert your currency and gas up the golf cart!Just sitting on the back veranda, next to the pool, to enjoy the breezes, and sights and sounds of the Caribbean away was so relaxing. We had the beach and the wonderful vistas to ourselves as we rarely saw another person. We also enjoyed Bando Beach (short golf cart ride) as well as a trip to Neptune's - which was a little slice of paradise as well (great snorkeling).Driving a long golf cart (6 seater) in "downtown Utila" may be more stressful than driving a car in Times Square, but it was exciting and fun. There are many very small and good restaurants that we enjoyed on the island. Mango Tango probably was our favorite.Blanca took care of our needs and she was there to help us get back on the Utila Dream as we departed. I highly recommend Rocky Point House, and Utila is an island everyone should experience. People were so friendly.

I can't say enough about this place. Beautiful house. Beautiful location. It has everything you need. We used three bedrooms and the electricity allowance was enough to run the A/C units in those bedrooms from 9 pm until 8 am. However, the wind was strong enough you probably didn't need them if you wanted to leave the windows open. We never need Blanca the week we were there, but she was available if something came up. She helped arrange our transportation and golf cart for the week (golf cart highly recommended although not cheap). We had good diving with Alton's. Loved Mango Inn and Bar (Tuesday 2 for 1 pizza night). There is another Mango restaurant on water where the food was great with a view. Gordo's food cart at night had the best quesadillas and empanadas. We highly recommend a trip to Water key. Great snorkeling (saw a big shark too). Beautiful beach/island (one of the best I've seen and I've been to a lot). Take your own drinks and food if you want it. We'll definitely be back.

Three couples stayed here for a week. We enjoyed the peace and quiet and great view of the water. Beds were comfy and rooms spacious. The location is a perfect golf cart ride into town and all the incredible places to eat. Just be careful as the tile floors get incredibly slippery with the humidity. My husband slipped pretty bad. We took rugs from the unused bedrooms and put them by the big open doors to prevent any more falling

This place was amazing incredibly clean and recommended to anyone staying in Utila. Blanca the property manager is very resourceful and provided us an amazing welcome.

Our group could not have been happier with our stay. Before our trip we were contacted by Blanca, the most amazing caretaker ever! Blanca arranged for us to get to and from the airport, brought us fresh water, and took care of our every need during our stay. The home is spacious and an excellent option for traveling with a group. The rooms are all spacious and private, which would make it easy for couples to travel together. The beds are WAY more comfortable than most Central American beds. Each room has it's own air conditioning unit to keep you nice and cool at night, but several of our group did not even need to turn it on due to the nice breezes off the ocean. The pictures do not do the views from this home justice. Every room has a unique and beautiful view. The margarita deck was a perfect place for a nightly sunset party and a comfortable place to enjoy the moonlight on the ocean. The pool is refreshing and hammock area is a perfect place for an afternoon nap. I highly recommend staying at this little slice of paradise! Thank you to Adam and Blanca for all of your attention to detail and for helping us to have happy vacation memories!

Two families, total of eight people, this house was perfect! We enjoyed snorkeling out front, soaking in the pool, and cooking in the kitchen. Close to restaurants and bars in Utila. Blanca was really great, helping us with everything from renting golf carts to scheduling a charter flight. Loved everything about our stay.

This house is absolutely amazing, with beautiful views and a useable beach where you can definitely snorkel. Our family enjoyed our time on Utila and staying at this home made it even better. The house is located a short distance from the main part of town. The tradewinds provided a constant breeze that kept bugs away. Our kids enjoyed exploring the ocean wildlife on the shores of the beach. We highly recommend this house as your home away from home.
