For the third year we went to spend one week of our family vacation at Praia da Fábrica, a place that we love. Unfortunately this time we did stay in a awful place, an apartment that had nice pictures and an very expensive price that had nothing to do with the reality. When we opened the front door we notice a horrible smell, mold and sewage and that was only the beginning. The apartment was very dark, with dirty pots and kitchen utensils. The bathroom had a deteriorated door because of the humidity, booth mattress were very uncomfortable and bed sheets were old and stained. On top of this nightmare, all noise from the streets entered in the room like we had door and windows open. We left 3 days earlier because it was impossible to stay and rest. It was exactly the opposite of what we needed and payed for. It destroyed the family vacation, that we planned with almost one year in advance. We spoke with the administration but they just said empty things, like “ we are sorry that you did not like the place”. We agree, we usually don’t like place that is smelly, dirty, noisy and expensive. I hope Booking.com will do something with them.

There is NO terrace, NO view! The beds are short (my husband is 6 foot and couldn’t get comfortable) and not comfortable. We advised the booking agent of some items that were broken/not working and no effect was made to fix these - and we were there for 10 days so there was no excuse for this. No deck chairs were available so that when we went to the beach, we had nothing but our own towels to sit on. The next door apartment had deck chairs allowing them to sit outside for breakfast. We were not able to do so. The apartment was also quite smelly - some drain issue I suspect. Again, no-one came to fix this. No plugs worked (bathroom and kitchen sink) - or were there. There is NO service at all over the 10 days. I would have expected a change of towels and bedding if nothing else. This is NOT a value for money. Much better for less can be obtained in the area. This was to be a special holiday - it did not turn out to be a happy ‘special’ holiday and after 10 days, we were very happy to leave. Also, be aware that unless you want to go to the beach each day, there is NO swimming pool in the area for public use.

this is not a good value for money. The check in process is very user unfriendly, the bed was like sleeping on a trampoline, the bedding quality was terrible (foam pillows and a synthetic duvet), there was no towel or anything for outside on the plastic sofas (uncomfortable), the inside sofa is falling apart, no coffee machine, no dishwasher, no dish towel. The sliding doors need to be replaced and are very hard to open. the sunshade over the terrace is dirty and falling apart. Ants are an issue inside the flat. You are expected to manage your own trash but there are no instructions in the flat about where to do that. The area would be terrible without a car. For 200 € a night in Portugal, I expected more.

The shower overflowed when using it, but it was easy to mop up afterwards. Also, some power outlets were not working. Everything else was perfect.

This ad was misleading and even deceitful. We reserved two apartments in this small building that houses several flats. The first one was close to the ad, with high ceiling and a courtyard, but not the second. We thought we’d booked a top floor apt with a terrace overlooking the sea, and ended up in ground floor stuffy apt, stuck to the next door neighbors, with a room with no window and, at least in this late season, a deep moist stink. The photograph of the rooftop terrace kept showing up on our reservation, even in the email confirmation, however, it was a “trap”. So make sure if you’re aiming for the terrace that you read the info correctly and are not misled, like we were, by the word terrace and the photos. Ultimately, it changed our stay because we had no desire whatsoever to chill at home and had to be out all day to avoid spending time inside. We ended up leaving one day earlier than planned.... and no WIFI.

The check-in procedures with lightbooking were complicated, iritating and frustrating. The name of the apartment apearing on google maps suggests it is a fraud.

Apartment was very beautiful, clean and spacious. Location is very close to the beach.

You have to pay a deposit and tourist tax (digitally) before you receive instructions for self check-in. After payments are done, the detailed instructions were sent and entering of the apartment went smoothly.

The view and the decor

We were supposed to get the key from a box with a lock box. When we arrived at midnight there was no key! We tried the given phone numbers: the Portuguese number does not exist....the Spanish number had an automatic answer, saying they were not available at that time (we got the same reply the next morning at 10am, Spanish time...). We sent a message through Booking and nothing happened!!!!!!!! So we started ringing all the hotels in the area - everything was full! Finally we managed a place to stay and ended up getting some sleep at 2am!!!!!!! Luckily we did not have any children - can you imagine all this with small children??? The message we got from the owner, the NEXT MORNING, was just a simple message saying "sorry but the person responsible had forgotten to leave the key and would we like to go to the apartment or get a refund?" That was it!!!!!! (Quite honestly if we had managed to get somewhere else, we would have gone!) We went to the apartment and the lady who forgot to leave the key was really apologetic, and really nice, saying that if someone had got in touch with her she would have come over straight away with the key (by the way you may get in touch with her but ONLY AFTER you had access to the apartment....). I find ABSOLUTELY UNBELIEVABLE that there is not a telephone number for an emergency like this!!!!! The air conditioner "exhaust boxes" from the other apartments are on the terrace of the apartment, which means that when they are on we get a hot wind blowing on us!!!! You don't really need that in August, in the Algarve.... In fact, the apartment is an imense greenhouse added to the terrace of the building and obviously is not properly insulated! Therefore, either you sleep with the air conditionning on (which I hate), or else you cannot get a proper night sleep (by the way ONE air conditioner is not enough for the whole apartment in the day time!

I loved the location and the staff Anita and her sisters, were an absolute joy and extremely professional!. It was also very clean and cozy. Any difficulty was immediately sorted out.

The Wi-Fi connection was problematic in the flat we were first in.

Superb location, 2 minute walk to the boat that takes you to Fábrica Beach

I had lots of problems with management, first they double charged me twice but were able to refund me soon enoug, but now after 3 months and lots of emails requesting it, i'm still waiting for my invoice/receipt.

Location is great, the beach is very close. Hosts answered quickly to inquiries. AC works very well.

Wi-Fi did not work during the entire stay (signal too low). A cockroach fell from the ceiling one night and we couldn't solve the problem. Floor was not clean and has a lot of imperfections (totally not recommended for kids). Not worth the price if you're going in July/August.
