Location was very close to where we had an event to attend

Very dated property. Room was extremely cold, and the carpet was grubby. There were spider webs behind the headboard and lots of dust, which clearly had not been cleaned for sometime. Although the bed linen was clean, the duvet was too lightweight for the time of year, and the pillows were so thin and uncomfortable. The private bathroom, which was solely for our use, was ok, but the shower tray was dirty and screens were not clean. We chose not eat the continental breakfast offered in our room. Overall I think cleaning needs more attention and more consideration should be given for comfort of the customer. We would not choose to stay here again.

We never saw our hosts, and there were no teabags in our room.

The house is set in lovely, peaceful gardens. The en suite room was very comfortable and the in-room breakfast was lovely.

The overall upkeep of the room needed a bit of a spruce up - carpets not quite up to standard- noisy road

Our host Mike gave us a very friendly welcome and showed us around. Gave us some good parking tips for the town centre. Very convenient for BSE town centre only 3 miles. Breakfast table in the room along with toaster, microwave, kettle, tea and coffee. Fridge with milk and juice and yoghurt pots. Very generous breakfast with fruit, bread croissants and pastries. Nice comfy bed.

it could have done with a quick dust, cobwebs above wall art in bathroom had been there for quite a while, no sugar in room so could not enjoy a drink, we informed owners what time we were due so I don’t see how this was missed.

We didnt like the fact that the bathroom wasn't in the room as an ensuite And property to close to main road, hence too noisy . Lacked a high standard of cleanliness !

Enges, kleines Zimmer mit zu schmalen Bett. Sehr warm, Lüftung nur durch Öffnen des Fensters und der offenen Zimmertür möglich. Spinnerten in allen Ecken. Aber für den Preis war es okay.

Excellent directions led me straight to the property which was well lit in the dark so nice and easy to locate key etc. There was plenty of parking on site. Host very helpful and friendly.

The main road which runs alongside the property boundary (although you access the property from the lane, not the main road) was really busy, which I wasn't expecting. Because the night was so hot all the windows were open and the traffic noise wasn't great, especially if you're not used to it! Breakfast was a little disappointing - maybe a toaster in the room would be a nice addition.

We were left to our own devices. The bathroom, although outside the room, was for our use only. The host made himself known and was very friendly.

A little further out from Newmarket, than I preferred, however easily accessible from our location.

Loved the house and the character of the building. Beautiful large staircase. It was clean and tidy. The bathroom was large a spacious, the shower was powerful and very warm. Well presented all round, the owner is a very friendly gentleman and would recommend the B&B to anyone.

It was a really warm evening and the room got very warm. So a little uncomfortable to sleep in, but only a minor gripe and certainly wouldn’t put me off recommending or visiting again

Nice room with a comfortable atmosphere. Even though arriving late we were given a warm welcome and a friendly introduction.

The bed was a bit soft for me and the prepared breakfast box felt a bit 2020ish.

Mike & Beth were great communicatiers and very friendly. Our room was spacious with a large ensuite (tub not shower). Continental breakfast at a table in the bedroom. Lovely views of the countryside. Great stay.

Was a 15 minute drive into town - not a big deal but something to consider.

The home was just a short drive to Bury. The beds were comfortable. The breakfast was ok.

The rooms and bathroom could use a good cleaning. The occasional spider web is normal but the amount of webs and dust was abnormal. We were told to share a bathroom which was not what we had booked.

Place was fine. Little or no connection with hosts but good instructions re gaining access to house. Breakfast was in the room - little packets of cereal and a bread fairy who deposited a box of bread and treats outside your door for use the next morning. A bit unusual but it worked for me. Don't be expecting a fry up!

Room was next to a busy road so was a little noisy but this was a minor quibble.

Size of the bedroom. It was dual aspect. Overlooked the grounds. Good to have fresh milk and orange juice.

Can’t do anything about this but nearby road was noisy. DIY breakfast in the bedroom was ok but maybe not for everyone

Didn't notice it was a continental when booked however plenty to eat.

Hot water ran out fairly quickly in the morning when running a bath but not significant, not a fan of carpeted bathrooms. Perfectly serviceable for what we needed. Road traffic noise was quite prominent, not really the hotels fault.

Breakfast provided in the room. Room well equipped, with iron, ironing board, TV, WiFi, fridge, microwave. Good sized wardrobe and plenty of drawer space. Very comfortable bed.
