You won’t be disappointed. We absolutely loved our stay at Larry’s property and would go back in a minute.
Things to know - it’s very well-stocked. We are used to having to bring more and while it’s not a terrible idea to throw in a couple of laundry pods, there was plenty of laundry soap, dishwasher pods, dishwashing liquid, and even some paper plates. We bought 1 roll of paper towels and 1 small package of toilet tissue. There are beach towels but only 5 so keep that in mind. There was also a float available when we were there. And plenty of bags for shopping.
The communication with Larry beforehand was amazing and he connected us with the property manager. He was able to set us up with a local chef to come cook for us and I would 100% recommend that. Amazing!!!
The property is beautiful and it’s easy to walk to tons of stuff. The pool is great and they had a bartender there during the day. Small snacks were also available. We bought drinks there but also brought our own because it could get a little expensive.
I want the master bed and mattress. So comfy!!! There was also plenty of seating for our family of 8 (including 2 littles). We did have to pay a small amount extra for electricity but it wasn’t unreasonable and it was completely worth it to us as we traveled when it was hot!!
All in all, it was a great trip and we’d love to stay at Larry’s place again!!

I think this place has the perfect location and is very tranquil. The support staff, from the grounds people, pool bar, and especially security are all very very nice people.
The reasons I cannot give this place Five Stars are:
1. Prior to booking I did not realize that there is a limit on daily electricity use or you will be charged more. We didn't use lights or AC during the day and somehow still came close to the overage. For the amount of money I spent to stay here for 2 weeks, we should not have to be worrying about an electric bill.
2. The house was for 8 people. There were only 5 of us but were going to have visitors (family) that didn't exceed 8. If they are not on the initial list of tenants then you can be charged $100 per person. I don't see how this makes any sense when it isn't all inclusive and you aren't exceeding the max number. Any other VRBO Ive had in PV, we just come and go as we please.
3. Lastly, in my specific Condo the master bed should have been changed a LONG time ago. My wife and I didnt sleep thru the night once while we were there. The mattress was like an uncomfortable hammock. This will obviously not be the case in all units, but this was unfortunate for us, and our TV didn't work in the master the whole time.
Overall we liked it a lot, but I would probably go back to somewhere with a little less restrictions next time. If you are ok with these, this place is definitely a 5 Star VRBO! Hope the review helps-

The condo is absolutely beautiful and well appointed. Everything was top notch. We loved the pool, easy access to the beach, and central location on the Malecon. We can't wait to visit again.

This particular condo is one of the nicest, cleanest, well-kept condos we have ever stayed at. We typically do a lot of traveling and stay in many condos and hotels; this is Now on our all-time top-five list. Also, now our number one condo in Puerto Vallarta. The staff is incredible, attentive, and polite, and the property manager, is top-notch; they don’t get any better than Juan Carlos (JC). This property manager is a rare gem; he was there every time we needed him.. he had excellent communication skills. Every question we asked he had an answer to, for example; we needed a Tour guide, so he set us up with a great personal tour guide. When we needed a contact for zip lining, he also took care of that. This property manager goes above and beyond; all we can say is thank you, JC.
Also, Don’t let me forget about Mr. Rocole; regarding booking the condo on VRBO, Mr. Rocole is one of the most accessible people to work with. He made it easy for us to book on Vrbo. Excellent communication skills, super fast responses. It was a pleasure doing business with you, sir. Thank you to you as well. You are what makes VRBO such a great place to book on.

This was our family's 5th time in PV, and the second time staying at the Molino de Agua. The location of the building is perfect, and the building and its grounds are pristine. We stayed in Unit 408. The unit was recently remodeled and is absolutely beautiful. The views from the large balcony are spectacular. Communication with the owner Larry was terrific. A special shout-out to Paty, the property manager, who was in the unit when we arrived to get us acclimated and came back to check us out of the unit. Looking forward to our next stay in Larry's unit.

This 3-bedroom 3bath condo has spectacular views of river and bay! It was immaculate! The hosts were extremely responsive throughout the entire booking process and stay.
The condo is conveniently located to all great restaurants, Malacon, theater. We have already booked again for 2023. The property manager, Paty, was attentive and responsive within an hour of our calling re our dilemma with operating the AC & TV. The infinity pool is fantastic and overlooks the bay. (However, the pool bar/eatery is not very good) You must try "Burning Burito" a short distance from condo. Joe Jack's is always great! "Tony's Please" is a little walk up the hill, small family owned place! Archie's Wok great Asian fusion!

The convenient central location of this property can’t be emphasized enough. Everything is exactly as described on the listing, and Paty the property manager is attentive and communicative, who helped attended to our small issue (couldn’t find the high chair) with moment’s notice. Great Vacation
We loved our stay! The property was even more amazing than the pictures. Since it was our first time in PV we were not sure what to expect and everything exceeded our expectations. The location was amazing and it was nice to spend the afternoons/evenings at the pool or on the terrace to view the sunset. We were able to walk to so many different locations including beach/dining/shopping. We cannot wait to come back!

Peaceful, relaxing Puerto Vallarta condo
Communication from the get go was great with Larry and Paty, the property manager. The condo was absolutely wonderful for our family of four. The pool is great for lounging amd swimming, and the balcony offers wonderful views and a cozy place for a family of bookworms to read while having morning coffee and juice. The beds are very comfortable. The kitchen has everything needed to prep meals. The complex is very safe, and we loved being able to walk directly onto the Malecon.
Our best tip: La Comer (the grocery) delivers via their website. The site is in Spanish, but I filled a cart with the help of Google translate and got everything we needed for breakfasts/quick kid meals. We also loved Pancho's Takos and Cuates y Cuetes. Make sure to book your antigen tests at the CMQ for re-entry to the US if still required - it is a 10 minute walk and the process was quick, affordable, and easy. I also recommend grabbing pan dulce at Eulo's to enjoy with your morning patio coffee.

Best Vacation Ever!
The unit was so beautiful it actually took our breath away the minute we entered. Check in and out with Paty was flawless. Beautiful Vacation Property!
We enjoyed our stay at this beautiful, spacious, well equipped property. The condominium was perfect for our family, the location is excellent, and Paty was very helpful and pleasant to work with! The only suggestion would be to add a purified water cooler station/dispenser in the kitchen .We would definitely highly recommend, and stay here again!

Perfect location
We just returned from our two week family Christmas vacation! Molino de Agua was great. Since we are not an all inclusive family the location for us is fantastic, everything is at your foot steps. We were able to visit our favourite restaurants, find some new places (international market, fresh fish store, pastry shop). The condo itself is well equipped, the view is spectacular. Great to have it decorated for Christmas! Paty (property manager) is fantastic to deal with. It’s a little challenging to get the sun, no ones fault just the way the building is situated. Great little pool bar with food and drinks. Security is great, they just need get on the same page with their rules, as they seemed to change everyday.

I broke my leg in the US, this place was perfect. Paty was great, she rented me a wheelchair. Property was very wheelchair friendly. It was here when I arrived. This condo is in a great location. It's right on the Malecon. We were two couples and it worked out great. This place has everything you need, it's very spacious and clean. It's decorated very nice. The security guards are great, very friendly and helpful. There are many great restaurants within walking distance. The pool is beautiful and clean. We spent most of days at the La Palapa beach club, which is walking distance from the condo. We enjoy eating at Martini de Fuego, The burro on the beach. Joe Jack's fish House, Pancho's Tacos.

A Perfect Spot in Puerto Vallarta
We just returned from the beautiful Casa de Suenos at the Molina de Agua condominium. We’ve stayed in this complex before, but this unit is especially well equipped - they thought of everything! It is comfortable, clean and luxurious. It is conveniently located to great restaurants and the beach and it has stunning views. The bonus is the wonderful property manager, Paty, who took care of our transportation needs, too! Highly recommend this property!

Condo and location are the best
The condo is huge and lovely. We especially enjoyed the large outdoor space with a great view of the Bay and River. The place was decorated for Christmas which we all appreciated being away from home. For us I don't think I could have pick a better place. We used the outdoor space for games, we did a puzzle, lounging, and having snacks.
I am a location, location, location person so with adult children having the flexibility to walk out the door and be right in the center of everything was perfect. We love eating out so there are hundreds of places to eat within a few blocks. Everyone could be on their own schedules, get up and eat when they wanted and relax too.
The pool has an excellent design; L-shaped so you can be in the shade or sun fairly easily.
The condo had everything you would need like pool towels, extra lounge chairs, 2 TVs, comfortable beds and pillows. There is a big BBQ but I didn't cook at all so can't really say much about the appliances.
The property itself goes right onto the Malecon. It is very nicely landscaped and maintained. The staff were very helpful. The manager was perfect at making arrangements. The owners are very responsive and thoughtful.
I would recommend the place to all my friends.

Nothing But Spectacular
My wife and friends have been staying at this condo for many years. It never is disappointing. Patti, the lady that oversees the condo goes "above and beyond" to make sure everything is perfect. You will never be disappointed.

Beautiful condo
The condo is beautiful and clean, the property manager was extremely nice as well. Would definitely consider going again. The condo was well stocked with pool toys, floats and many extras you’d find at home. Definitely kid friendly. They offer two maid service cleanings during the week, but once we got there we found out one of them was for when we were leaving.
Some basics were missing, like salt, which we borrowed from friends on a floor above. Not a big deal but a little inconvenient. Also the cooking pots and pans are very old and not many sizes are available, luckily we ate out every day and only made eggs two of the mornings we were there. Would be disappointed if I was cooking dinner in house. Overall it was a great experience and we would consider this condo again.
