La J House è arredata con praticamente tutto il necessario per rendere il meglio del vostro soggiorno. La cucina ha un grande frigorifero e freezer, piatti, pentole e padelle, utensili da cucina, tostapane, forno a microonde, posate e lavastoviglie, ha anche una bottiglia di acqua filtrata fresca.
Entrambi i bagni sono dotati di doccia che vengono forniti con acqua fresca. Vi è una doccia supplementare fuori il patio posteriore da utilizzare dopo un tuffo in mare. Se si sceglie di non portare cibo ci sono molti ristoranti tra cui scegliere.
Avere un frigorifero full size e freezer, piatti, pentole e padelle, utensili da cucina, tostapane, forno a microonde, posate e lavastoviglie, ha anche una bottiglia di acqua filtrata fresca. The only negatives about our stay is that the property is more dated than appears in photos. We were made aware that decor had been removed from walls to prep for painting but not informed that the kitchen had been dismantled for cabinet reno and a very limited amount of cookware and dishes were on a cart for use. This affected our plans for cooking most meals. Gail was very receptive to my feedback after check out about kitchen supplies and hopefully after renovations complete, the house will be as presented. I feel the rental rate was high considering the property is not as presented at this time.
We were really happy about the dual master suites each with access to the patio and this was a plus that helped us choose this particular property but the doors were rusted shut. A couple of the bedroom windows also were damaged so no ocean views through those. There is also a significant fly problem and some wasps and bees. There is an electric swatter provided and Gail told me there was wasp spray when I let her know but we aren't fond of the chemicals so we made do with the swatter.
The upsides were that the house is outfitted with high quality furniture, appliances, very comfortable beds and nice quality linens. The location is fantastic! having the outdoor shower and being dog friendly was wonderful. Gail was very friendly and helpful with the issues we had regarding A/C and water delivery. Luis the handyman was great in getting those taken care of. We made do with the rest.

The J. Beach house is by far the best place we have ever rented in the many years we have been coming down. It is so we'll appointed and the beds were so comfy!! Not to mention that it is so close to town but so private. We will be returning for sure!!

J's Beach House is just as described, it's beautiful! Had everything we needed. Gail is a quick to respond to messages, checkin was a breeze we will definitely be back!

It was very calm and quite. It gets really dark being away from the city. Traffic goes by pretty fast. Didnt have any water issues. Power went out once but for a really short time.

The sunsets each evening were so cool. The architecture of the home was very intriguing and beautiful. The access from the road through the back courtyard was very private and we spent quite a bit of time out there. The home was spacious and everything was easy to find and use. We had a really amazing stay at the beach.

Love the layout of the house. 2 bedrooms separated by the living space. The back patio was amazing to sit and hear the waves. Loved having the beach so close. The host is amazing! Thank you!

The property is an amazing home that sits amongst fabulous homes in Las Conchas. We truly love going to this home and will return again. The neighborhood is safe and the home is clean. If you need a break from the hustle, let this ocean front home provide that relief!

We got to the home... It was our first time to Rocky Point. Finally got into the house after we did not receive the last email with the lock box code. The Owner did not return or answer Text messages for about 30 min...
Every review she had for this property was wonderful. It is not a wonderful property. I don't know where those review came from. But we walked in the door looked around a little in the house. It smelled awful! Our small dog when we went to get our bags tried to get back in the car, he hated the house. He has never acted like that before.
In the list of Do's and Don'ts for the property, you are not allowed to open windows, change air conditioning setting to below 78.. I won't go through all the don'ts but the stink in that place was awful. I don't think opening the windows would have even helped.
After bringing our bags in we decided to just leave it was that bad. We found another place to stay that night and it was fantastic, our dog loved it, it did not smell and it was clean.
I contacted the owner of this property told her the problem and that we did not stay in the house. I did ask her for 1/2 our money back I felt that was fair. She responded with huge lengthy text message about how wonderful her house is and how wonderful she is.... AND SHE NEVER REFUNDED US A PENNY! DO NOT STAY AT THIS HOUSE! DO NOT BELIEVE THE REVIEWS....

This is our 2nd time at this property and we will likely be back. It’s a perfect spot to get away to the beach. Far enough from the crowds in town, but close enough to go grab lunch, shop or get some supplies. The house is older but very well maintained and set back far enough from the beach to feel very private. It is dog friendly and the front courtyard is gated and safe for the dog to have a place to play! Gail was very responsive and helped us with a few little glitches when we arrived. Gail has set up the house to feel like a home and we really enjoyed it.
The internet worked great I had a few zoom calls throughout the week. My only minor feedback is that the house instructions are very thorough, but could benefit from an update since the TV and other components are newer and the maintenance phone numbers listed are older. Gail helped us work through it and everything was great.

We loved this house and the beach. Wonderful covered porch. Comfortable beds. Great showers. The stove is a little difficult to regulate temperature for cooking. The kitchen is super well stocked.

If you’re renting in Las Conchas, you have to go with beachfront, not second row, or you’re missing out. This home is ~3 miles in to the neighborhood, putting you in the very best stretch of the beach, for a couple reasons:
This is where the iconic homes are, built by legendary architects; they knew what they were doing when they built there!
It’s far enough down the beach that you do not get as much vendor traffic. Although we always buy tamales, tortillas and goods from the locals when we travel to help support the economy as much as we can, at the same time you don’t neccisariliy want a dozen vendors walking up to your private home every day. If you stay too close to the main entrance, you’ll get a lot more of that.
The beach in this stretch is the best too — Rocky Point is known for having one of the longest tide variations in the world, at low tide you get an amazing expanse of sandy beach to walk, run, play on, and at high tide, the water is right up to the homes’ sea wall
That’s all about the beach, but let’s get back to the home! The house is well-stocked, has two comfortable bedrooms - one slightly larger with a King size and en suite bath, the second with a Queen bed and full bath just off the room. Kitchen and great room with beautiful high ceilings, lots of local decor, and modern appliances. The host Gail is very communicative, and knows Rocky Point extremely well. I hope you enjoy your stay as much as we did!

Amazing views and great patio overlooking the ocean. Nice appliances and extremely well appointed kitchen. Plus lots of margarita glasses! Beds were very comfortable too. End of December so may not be typical but beach was all but deserted. Would definitely come back.

The best thing about this property is the location on the beach. It was awesome. I'm sure it has something to do with the time of the year, (December), but it was like we were on a private beach. The property was comfortable, but could of used a few maintenance updates, but nothing insurmountable. Beds were cozy.

Location of this house cannot be beat if you want a super beachfront view and a quiet, gorgeous stretch of beachfront. House was very well kept and comfortable with all amenities. Loved the big, open kitchen/living area. The back patio overlooks the ocean and the sunsets were spectacular. We will be back!

Smaller (2 bedroom= 2 couples or single family) beachfront property in quiet area (Las Conchas), well supplied, well decorated. We really enjoyed the sun, sand, and water. When the heat got to be to much in late afternoon, we could retreat to the cool house or go to town.

The best people in my life went on this trip with me June 2021. As soon as we pulled up to the property we were amazed with the beautiful home and view! You can’t beat a private access beach! This home was clean, really well decorated and just felt really nice to be in. I can’t tell you how many good conversations were made at that table out back looking at the shore come in and out. My family and I had one of the best trips we’ve taken in a while here and the memories of this house and this city will forever be carried in all of us! We actually got to check out a little later, after asking if we could have more time! We did not want to leave! The owner of the home was very nice and allowed us more time! Over all, best first experience renting an air B and B . Will definitely rent again in the future!

This trip was just what we wanted and needed. Gail made sure we got the spot on the water with step by step directions as we drove in. This let us know we were in good hands. The J Beach House just what we expected and more. Let us relax and play in the water all day and with a couple trips to Super Ley we were set. Gail enjoyed the frozen shot glasses..

This was the perfect property for two couples. The beach was right in your backyard. The hammock was a great touch :)
