The property was exactky as advertised and in a good location. It served our needs well for a short visit to family. The owner was very responsive to a few suggestions we had to add convenience to the house and to fix a couple of small items.
The only downside was that this was a propery listed on both VRBO and Evolve and the service fees were very high.
We would certainkly stay again if the service fee issue could be resolved.

I have been using Vrbo for over five years. This property fell far short of anything I have ever stayed in.
It looked like no one had been there in a year. There was a for sale sign with brochures in the driveway.
The back bedroom was 65° and it only would get up to 68 they had an air conditioner over the bed and it continually blew cold air over the bed. This bedroom was a converted garage. It had three small windows that were covered with black kimonos.
We had two different codes for the security system neither worked well and ended up having three different armed security guards arrive at the property. The heat control and security system were located in a hallway with no light.I was literally locked in to the bedroom I slept in because the door handle did not work. My friend had to get me out! I have never had a comforter that was not the size of the bed. Also, sheets were not laundered. Both nights the sheets came completely off the bed. I have also received email from a rental company called revolve. Not sure how I should proceed with my comments to them. Help is appreciated

Our family has used VRBO's successfully for over 8 years--averaging 3x yr.
The Kimono House fell far short of what I consider safe and useable. Heat system, lighting, security system and cleanliness need to be upgraded.
The heat system and the security system were located in the hall and we had to have a flashlight to see them.
The house was very cold when we arrived. After a long distance call to my husband we were able to adjust it to 70*. The back bedroom smelled moldy and remained at 66* with a definite cool breeze from the air conditioning unit mounted near the ceiling and no-one slept there. My friend stayed on the couch.
The back bedroom lighting was very poor. That bedroom has 3 small windows facing the street and they were covered by 2 black kimonos. The overhead light was covered by a hanging screen and the only other light was beside the bed. Other lighting in the hall and bedroom was sparse. A light in the living room had a timer, but we were not aware it worked.
I have never had a security system-- and during our stay different armed security guards showed up 3X because of a "house burglary, code 3." We were confused by the "off, set, disarmed and armed instructions. There were additional instructions on a paper in the hall. As we understood- once inside the house we could not open a window or door.
Within the first hour I had called the person on the listing requesting assistance- but never received a reply.
I stayed in the other bedroom. Lighting was sparse. Two of the three nights the fitted sheet came completely off the bed and I had to completely remake it. The quilt looked as if it was made for a single bed and was put on a queen bed --half was textured and half smooth.
Sheets on both beds did not look or smell fresh.
The last night I had shut the door to my bedroom. I woke up in the middle of the night and when I tried to go to the bathroom I found the doorknob did not work. I could not get out of the bedroom.
This house is directly on a very busy road which was not clear on the listing. I feel lucky to have been able to get onto the roadway without incident.

The property is well located. It was easy to go to all the sights we wanted to see. We had planned to watch the baseball playoffs. Although the TV got many channels, they weren't regular channels. One showed "That Girl" from the 1960's all day. Another showed "Midsummer Murders" repeatedly. No ESPN or TBS or even local CBS or NBC. They do have Netflix. We hated missing the games. Also there were maintenance issues. Six lights were burned out in my bathroom. Shampoo was missing in one bathroom and had to be moved from the other bathroom. The Tide was very low. When I reported this to the host, his response was to blame the cleaners. He made no attempt to correct the deficiencies.

Quirky, beautiful, perfect
We loved our stay at the Kimono house. It was like living inside a museum of art where the exhibits were lovingly cared for and interactive. Plenty of space for our little group. Quick and helpful responses from our hosts. Close to museums and activities. Would definitely stay here again. -Frances

Artistically decorated and perfectly located
We had a wonderful stay at the Kimono house. Two adults and two ten year olds, we all enjoyed the interesting amenities: drinking tea on the floor while wearing kimonos, playing games, and sitting outside watching the birds, bunnies, and even an owl. Such a beautiful and peaceful property.
The location was ideal. We walked to Woodward park and the Philbrook Museum. We rented scooters to drive to the Gathering Place. We were just minutes away from Cherry street and all the great restaurants there. Both Trader Joe’s and Reesor’s grocery stores were nearby, so we also enjoyed cooking in the kitchen and grilling outside. Love this place!

You Will LOVE Kimono House!!
This is by far one of my favorite places I have ever stayed! It is a fully functioning house and has everything you could possibly need and more! The vintage furniture and combination of Japanese and Chinese decor was so gorgeous! The gallery lights were a wonderful touch too! And anyone who is or appreciates are should stay here for the decor and the custom tile work! It is just breathtaking and so unique and fun! It's definitely an artist's house--unique and cozy and so comfortable! All of the cabinets are fully stocked with drinkware and dinnerware too! This is one of those stays where I suggest going through all pf the cabinets when you arrive to familiarize yourself with what is available. It's also fun to notice all of the tiny and thoughtfully arranged details you might miss out on while you do, too! Gene was also a wonderful contact and made sure I was content and settled and answered any questions I had promptly and kindly! I will definitely be back again!!!

Wasn't clean especially bathroom floor. No amenities No cream for the coffee. Junk piled around front yard. Very disappionted. One kimono fell off the wall. Junky overall. I will never use Evolve again. I think they must be the slumlords of rentals

Decor is Divine!
The decor at this property is just lovely! So unique and inviting. The kitchen provided anything and everything you might need. We loved Modern Japanese decor—it was like walking through a museum with something special to discover in every room. The owners were so easy to work with and the convenient location was the icing on the cake! We would have no hesitation to stay here in the future so that we might enjoy that gorgeous backyard. *Blessings*

Pleasant and interesting stay
The Kimono House is very interesting, with it's cool decor, fun amenities, and convenient location.
One bedroom was just right for the mother and 14 month old in our group and the other sleeping arrangements fit the rest of our party well, too.
We enjoyed the boardgames in the house and the big, private backyard and deck were a welcome sight. The Trader Joe's and other shopping nearby was an added pleasure. We used the kitchen a lot! The parking was good and safe.
The nice walk to Philbrook Art Museum was a big draw for us.

This is a great house in an excellent location. The owner is very prompt to respond and get things done. Our refrigerator went out over the weekend and she was able to get someone out there within hrs and problem solved, highly recommend this house!

We enjoyed staying here! It was tidy. The location was perfect and close by so many great places to visit and eat! My only issues 1. the master bathroom window could use a curtain as there was none. 2. They need some plates and bowls. There were only 2 bowls to eat out of, for a family of four.

Location, location, location
As my title states, the location of this property is the selling point. It was close to most attractions including the gathering space, Brookside district, Philbrook museum and gardens, Utica square and more. The house was stocked with what we needed and the Japanese theme of the house was interesting. Would stay here again.

Great Long Weekend
My two adult nieces and I had a fantastic time in Tulsa. Staying in this wonderfully unique rental added to our experience. It's in a great location: We walked to the Gathering Place. We loved the attention to details and the overall aesthetic. The beds were very comfortable and kitchen stocked with everything we needed. Our only regret was the weather was too cold to enjoy the back deck.

Unique home in great location
The house was perfect for our needs, with 2.5 bedrooms and an ideal location. And what made our stay really unique, the owner has detailed the house with Japanese collectibles and it worked well. The house is located in a very upscale neighborhood, and with the inclusion of a gated driveway, we felt very secure and private. The backyard was large and ideal for enjoying warm afternoons. The location is very close to the Gathering Place, which is a newly renovated area in town. Ideal for nice walks and taking kids out. The house is a cozy ranch style, with the two primary bedrooms on either end, making it quiet and very private. The kitchen is located in the center and was a bit smaller than I would prefer but was well outfited for our needs. If I had any questions about the house and neighborhood, I found the contact people quick to respond and very helpful. Overall this was a ideal home for a visit to Tulsa.

Lovely Kimono House
High points: Great location - this house is within walking distance to Brookside, the Gathering Place and Philbrook. It is decorated with gorgeous kimonos, and Japanese objets d'artes, and some really original mosaic mirrors and tilework.
Low points: No hot water in the original bath or kitchen (we didn't bother to contact the property manager). No local TV news.
I would also recommend a few improvements, as follows:
Improve lighting - While the artwork is beautifully illuminated,
the ambient lighting is insufficient for reading.
Fix the security gate - It didn't work, which wasn't a problem for us. However, if you keep valuables in your car, an operable gate would be advantageous.

Very over priced. I realize the location is awesome but house is out date and not very clean. Very hard to find normal items. No paper towels in VRBO...left with small roll and had to use bath towels.
