Quiet, clean and beautiful house with outstanding views. Our family was very comfortable. Could not be happier with our stay.

Stayed the night before my wedding with a few close friends and family, ladies got ready day of and the setup was great for this. Family of the bride stayed night of and had plenty of space for each couple to be comfortable. Thank you for providing a quiet retreat during a usually stressful day!

Although we had a very rainy weekend, there was plenty of space for our mother daughter weekend (URI college friends and moms) to hang out in the large living room and play games, and cook a big meal. 5 bedroom gave us the perfect amount of space. The host was very accommodating and we had everything we needed.

The home was wonderful. The location was great! The owner was extremely helpful & responsive. The weekend was unseasonably warm for early September. The AC was a bit challenging. Would recommend to friends.

Loved the house for our size family, but the air conditioning was not working in the master suite, the other bedrooms a/c were not adequate, the grill had not been cleaned in years ( the host did get it cleaned after a call). For the price of this VRBO these things should not have been an issue.

This was an excellent home for my family to enjoy during our granddaughters wedding It’s beautifully furnished, light and airy, with a well equipped and lovely tile kitchen. One small thing: the master room bed is quite high, and it might be helpful to have a step stool to get up on!! The owner, Heather was very accommodating and flexible.

My group of middle aged very sporty friends decided to run and run/walk the Newport 10 miler. We found this beautiful home with lovely water views, a good cooking kitchen for shared meals and perfect buffet serving bar. The customer service of this VRBO team is fantastic in providing proactive communication for check in and check out and being so responsive with any questions. I definitely recommend this home as well as the home owner.

October isn’t typically the time to get off to Rhode Island shore but we had a fantastic weather weekend being able to all come together to celebrate a family members birthday. The house provided plenty of space for everyone to be together and had great views and privacy

Location and design of house very well accommodated 7 adults and 2 children under 5. We stayed for a wedding weekend and it was fabulous. Well equipped house. Good wifi

Great property for a girls weekend and celebration of life. Close to Newport, Narragansett, Beaver Tail and Wickford. Short walk to the water for Sunrise or Sunset! We had plenty of room for 6 adults. Great gathering spaces for games and spots for quiet time. Thank you!!

This is a lovely house with beautiful ocean views. We had a 52 year college roommate reunion with 4 couples. This house worked so well with that amount of people. We went in September so found the area very calm and quiet......just what we wanted. Living is on the 3rd floor but despite our ages, it did not bother us. I would recommend this house for anyone! Kitchen well equipped and all beds very comfortable.

Our families had a wonderful stay at this property. The house was lovely and very comfortable. We had everything we needed, including great beach supplies and yard toys/games for the kids. The big yard was an added bonus, and the owners were very responsive and generous. Would definitely stay here again, and highly recommend it to others.

We had a great time. House was ad advertised, and in an amazing location. 180 degree views of the ocean from the deck while also being secluded and giving you a sense of privacy. All communication with the owner was super easy. I would definitely stay here again.

A beautiful home in a perfect location- close enough to walk to the private beach and a short drive to the beaches and several scenic spots. There have been many updates done that aren’t pictured in this listing- the master suite really is beautiful and there is new furniture throughout the home and TVs in every room. The home has a great sea coast vibe in its decor. Would defiantly rent here again- as we looked for options for a summer retreat in the area this was the first property I looked at .. booked solid!! If you have a telescope bring it with you- we have astronomical binoculars- the view of the night sky from the deck really is spectacular. Steve was very responsive - thank you so much !!

What a wonderful time. Steve is a great host., very accommodating. The house is bueatiful and spacious. Views from every window. There were 10 of us ladies spread out, partying and having a great time! We were quite comfortable, everything we needed we found. Even with the cool temperatures, and a little breeze off the ocean, the deck saw allot of acton. Stay was NOT long enough. Denise & Crew

This house and Breakwater Village itself are the perfect spot for a family vacation. Plenty of space, yard is beautiful, and safe location for young ones. Short walk to the beach, and the most incredible sunsets around!

Can’t wait to stay here in the summer.

The property is in a nice private place. We had a great time. We would like to visit again in the summer rather than February!

This property is great for family gatherings. Plenty of bathrooms, bedrooms and living space. It has a functional (gas) fire place which gave it a nice touch of coziness and warmth. The views were really nice as well overlooking the water. If you are going in groups, definitely be the first to choose the master bedroom to sleep in, it was very spacious and best of all, the master bath has radiant floors! Definitely worth the value!

This was a wonderful house in a perfect location for us. We were able to take many great ocean front walks and short uber rides for fabulous dining! We had a group of 8 and the layout was perfect for privacy and common space. Steve was very communicative and a pleasure to deal with. We will be back!!

We were honestly disappointed with our stay. We arrived on a Thursday night for my sister-in-law's wedding over the weekend -- 8 of us total. The house was not as clean as we expected, the carpet on the stairs is (very) stained, and the whole place felt like it needed a deep clean. Clean linens were waiting for us in bags outside when we arrived, but furniture and fixtures are dated. We noticed lots of reviews about how responsive the owner was so we reached out to him Friday morning to let him know that the 3rd floor bathroom sink was broken and half the lights in the 2nd floor bath weren't working. We asked if someone could please come that day to fix the third floor bathroom sink, which my in-laws were unable to use. I finally got a message on Friday at 4:30 pm, while we were en route to the wedding rehearsal dinner, saying a plumber could come in the next 2 hours, could we be there? I said no and he asked if we could be available for a 2 hour block the following day - the day of the wedding. I was surprised that he was making this our responsibility when we were staying there only 3 days and were preoccupied with wedding plans. He gave my cell phone number to the plumber without asking me, and I had multiple missed calls from them on Saturday morning while we were getting ready for the wedding. He had also said the issue with the lights "happened the other day" and he couldn't get anyone in to fix them until the following Monday. But, before writing this review, I just realized that the previous review from August mentioned the broken lights as well. Dishwasher and back screen door are also broken, and there is no curtain in the 3rd floor bedroom, which gets a TON of light in the morning - after 1 day we hung a blanket to block out light. which worked as a makeshift solution, but seems like a strange oversight. There were some bright spots: the view from the third floor is great, neighborhood/ private beach is nice, house can definitely accommodate a large group, our kids loved taking a bath in the giant tub, and owner was flexible when we requested a late checkout. But overall we were expecting more from our stay.

Cozy, comfortable , convenient. Three generations enjoyed the set up . Returning next year ....

We had our sister's bday weekend in Point Judith and the property was perfect. Very comfortable, beautiful views, convenient and great communication with the owner. Will definitely plan on going back in the future!

On the negative side, there were some rough spots within the confines of the property ie uneven distribution of the central ac, inoperable lights in the second floor bathroom, a missing screen in the downstairs bedroom and a grossly dirty runner on both flights of stairs. On the positive side, the community in which the house is located is idyllic as the residents are quite friendly, it’s safe, it’s scenic and there is access to a small private beach. In addition, the house is set back from the general community providing a sense of privacy, there’s plenty of yard space, the views from the decks are spectacular and there is a beach house feeling in the house. The price is reasonable and we would rent it again

We rented the house for our wedding party and it was perfect. We all got ready at the house together and the layout and size of the house worked so well. Five couples all had their own bedroom and privacy, and enjoyed the many living areas and decks to hang out together. The views from the top floor are incredible and it’s only a short walk to the beach. Couldn’t have asked for a better stay. The house was great but the host, Steve, was just as awesome. As a stressed bride wanting to make sure my bridal party had a good time, I reached out to Steve a number of times with questions and to see the house before our visit. He always responded right away and was incredibly helpful leading up to our stay. He even gave me some words of wisdom for our wedding day and reminded me to enjoy it! Thanks, Steve!! From reservation to check out, this was a fantastic stay... this is the perfect place for big groups traveling in the area!!
