This property was perfect for peaceful, relaxing time away with the family. The house is beautiful, clean, and well-maintained. The hosts provided everything you could need for your stay. They checked in with us the day of arrival and next morning and were always prompt with any responses. There was a nice variety of kayaks amd canoes, as well as life vests in varyihg sizes. We enjoyed being out on the water when the tide was in. We really enjoyed our time here and would highly recommend it!

Our family enjoyed the owner's helpful and generous hospitality! They share their gorgeous home, its contents and their fleet of kayaks and canoes with those who rest here. The ocean bay views are calming, the home is extremely comfortable and beautiful, and you are able to relax in the quiet peace of this property. It's so close to the Schoodic Peninsula of Acadia (stunningly beautiful) and day trips to the larger part of Acadia (Sand Beech, hikes, Cadillac Mountain, Thunder Hole and more) as well as to Bar Harbor were easy and a gorgeous drive. If we didn't live so far away, we'd gladly stay here every year :) Thank you, thank you!

Super well appointed house at the end of long access way. Nice and secluded, but everything you could possibly need is provided. Access to Bar Harbor and Acadia National Park is easy enough. A local ferry is also convenient for passengers. Grindstone Golf course is quite scenic, and local seafood is excellent. There is even a street side pie stand up the street. Homeowners are completes pros and easy to work with. This place is a winner.

Overall loved this property. We enjoyed being near Acadia but far enough away to be away from the crowds. Drive into Acadia wasn't bad, and the ferry from winter harbor to bar harbor was also easy and enjoyable! The property is on the water so make sure to bring mosquito spray and warm clothes as the evenings got cold but enjoyable.

This lovely home was the ray of sunshine we needed for our rainy vacation. Well-appointed, very clean, comfortable, and did not want for anything. Enjoyed using the fire pit, games and meals in the stocked kitchen, and gorgeous water and forest views. Although the weather did not cooperate for our use, the kayaks and canoes are in top shape. Phil was very nice and easy to communicate with. Photos do not do this home and property justice!

This house is stunning!! With 3 bedrooms and 3 baths, it was the perfect property for six of us to meet for a fabulous visit to Maine. The house is secluded in beautiful surroundings. We were amazed at how quiet it was! By all means, don't miss the stargazing from the deck. The house is well-equipped with linens and towel. The kitchen has anything a chef could want to prepare meals. The photos on VRBO really don't do it justice. Kim and Phil were kind and gracious hosts and very easy to communicate with. Phil even mailed me my makeup case that I left behind! It was the perfect retreat to tour the Acadia area and reconnect with dear friends. We will be back!!

This is the perfect home for a quiet, relaxing vacation! It feels like you’re the only people for miles when you’re enjoying a meal on the patio or making s’mores by the fire pit. Kayaking on Grand Marsh Bay (launch just steps down the lawn) was wonderful - the water was calm, the skies were clear, and we got to see lots of birds, including a pair of bald eagles! The location of the home is convenient even with the benefits of solitude - it’s a quick 10-15 minute drive to several roadside stands, restaurants, groceries, and villages along the harbor. The Schoodic Peninsula side of Acadia, also nearby, is magnificent and super quiet, and if you want to visit Bar Harbor and Mt. Desert Island (definitely worth it), you can catch the ferry from Winter Harbor. Phil and Kim thought of absolutely everything. The house is clean, comfortable, and well-equipped, and they were incredibly gracious hosts! This is probably the best VRBO I’ve ever stayed at and we’ll definitely be back. Highly recommend - you don’t want to miss this!

I highly recommend this property!! We celebrated my Mother's 80th birthday with family. The house is beautiful, everything we needed was supplied. Very clean, nice sheets, comfy beds and lots of towels. Kitchen was fully stocked. We took advantage of the outdoor cookers for lobster, and steamers and also grilled out on the deck. The patio furniture upstairs and down is very comfortable for enjoying the beautiful scenery. We used the fire pit for roasting marshmallows, chilling out and looking at the stars, again all comfortable chairs provided. There is a neat little secret path to another lookout. We used the canoe and kayaks for exploring the marsh, they are top notch. On a rainy day we put a fun puzzle together, there is lots of games and puzzles all over the house. Thank you for sharing your home with us!

My family really enjoyed everything this property had to offer. Phil was excellent host. We left one of our phones behind and he graciously sent it to us in the mail. We loved the kayaks and paddle boat. There were plenty of options for life jackets. The property is so clean and amazing to wander around and take in all the nature. The house is just BEAUTIFUL!!! Very spacious and clean. The decor is so cute I especially loved the repurposed dining table. Plenty of bathrooms and space for the five of us . If you are using gps to get here and are not familiar with area be very specific to the address. It is not grand marsh road. Google maps had us on a goose chase. We were very fortunate to be here during a spectacular full moon and it was amazing. We also enjoyed the fire pit every night. So relaxing and very quiet. Thank you Phil Adams we hope to come back again soon.

We enjoyed our stay. Very nice home with everything you need. Very quiet and private location. We took the kayaks on the bay; we brought out the corn-hole boards and played in the yard. We bought lobsters and corn and had a great meal on the deck. Having Netflix in the evening was a nice bonus. Our interactions with the owners was easy and helpful. I've got nothing bad to say about the experience. Fully recommended.

Beautiful location, very quiet. Views of the water are great, saw 2 Bald eagles. Kayaks & canoe for paddling. House was beyond expectations, very clean and lots of room for gathering together or escaping to a quiet place. Access to Acadia

We had an awesome time in Maine!!!! Weather was beautiful, about 90 and sunshine everyday. The cottage was great well maintained, clean, very private, and everything you would need and more. Phil was great with any questions, got back to us right away. Would highly recommend renting this cottage, we will be checking to see if it’s available next time we head back. We enjoyed our stay very much. We went kayaking, hiking at nearby Schoodic Penisula, a few walks at the nearby Maine Coastal Island Wildlife refuge, and just hanging out at the house. The house was perfect for what we needed - and we hope to come Down East again!

The property and house were beautiful. Exactly as listed. It was very clean upon arrival, which I so appreciated. The bottom floor was perfect for my kids (twin beds, their own bath and living space). My family used the kayaks and/or paddle boat almost every day. We loved sitting on the upper deck and watching the tide go in and out. Bring bug spray and citronella candles as the mosquitoes and flies are brutal. The location was perfect. So close to the Acadia National Park Schoodic Penninsula hiking/biking trails and Loop Road. Schoodic Point was a favorite. We bought our parking pass the first day and used it almost every day after that. We had a great week!

We had the most perfect stay! The hosts were incredibly kind, generous and communicative. The house was sparkling clean. The house in on the bay. Phil and Kim provide everything you need for a fabulous family vacation—kayaks, rowboats, paddle boats, life jackets, fire pit, grill, board games, bikes. Short drive to Schoodic point. We celebrated our eleventh annual weeklong family gathering (5 adults) at Mudflat Manor. It was one of our best experiences ever. We recommend this location highly, for people of all ages (including children). The name may be tongue-in-cheek, but is accurate. This may conjure up a questionable image but that would be a mistake. In fact this property is halfway up Grand Marsh Bay and has plenty of water for canoeing and kayaking for at least three hours on either side of high tide, and we love such locations for the richness of their wildlife (especially birds). The tidal changes offer a rich variety of experience and are a real asset to the discerning guest The privacy of the house is a huge asset -- there are no neighbors and it is really quiet. This is highly unusual in a quality vacation rental and we treasured this aspect of the experience. The house is modern, well-built, well laid out and clean as a whistle. Three bathrooms is a huge bonus. The watercraft (4 kayaks, a canoe and a paddleboat), life jackets, and paddles were highly appreciated, well-used, and greatly appreciated. The great room (kitchen, dining area, and living room), with a magnificent arched ceiling, was superb. The owners were attentive and accessible, although we did not need any support during our stay. Being on the Schoodic peninsula was a great benefit, in our opinion. It is the "road-less-traveled" in Acadia National Park, but still within a convenient distance from Bar Harbor and the main features of the park. An exquisite place to be, away from the hordes, in our humble opinion. No place is perfect, but our "complaints" about Mudflat Manor definitely would be in the category of nit pics, and sufficiently personally idiosyncratic to be unworthy of noting here. We have never returned to a rental we have enjoyed for our annual family get-together, but we would consider it here. Overall, these Mainers (three of us anyway) enjoyed an exquisite experience in one of the most beautiful locations in our spectacular state.

Property was better than the pictures. We were six senior adults and found it to be very comfortable and more than adequate for our needs. Scenery and sunshine overlooking the bay was wonderful.

Property is great. Clean and quiet. Watching the tide go in and out was fun. We ventured up and down the coast line, Acadia, Schoodic peninsula and Bar Harbor. Bar Harbor was very crowded two cruise ships in port. Sat by the fire a couple of night and enjoyed the sunsets. Property was great for two couples. Grill works great. Recommend Bunkers Wharf in Bunkers Harbor, wonderful food and great service. Ate dinner there twice. Phil brought in corn hole game, which we had fun with too! Kitchen is kitted out well, could use some juice classes. Plenty of towels and washcloths, some hand towels would be nice. Washer and dryer work well. Beds a really comfy, we slept great. Exactly as depicted in advertising materials. Wonderful location to adventure right outside the door in the bay (with provided boats) or less than 15 minutes to Schoodic Pennisula for great biking and hiking. Sunrises, sunsets and star gazing were just great and the home was very comfortable.

Property is exactly as described. Beautiful amenities, privacy, and plenty of outdoor fun. My sons enjoyed kayaking in the bay. (high tide that is!!) Nice location for more privacy compared to the bustle of Mt. Desert Island, yet still close enough to fully enjoy Acadia. Five stars!!!

We really enjoyed our stay. It was the quietest place we have ever been, the home was wonderful and open, and Phil made sure we had everything we needed. I'd recommend this home to anyone that needs to recharge. It gave us a much-needed break from the hustle and bustle of the day-to-day.

A group of 6 women spent 6 days enjoying home, great location, scenic view from living area. Close to many short day trips. With the three washrooms and plenty of sleeping rooms we were very comfortable. Owner very responsive to our needs, home clean and fully stocked, great fire pit, canoes and kayaks. Very pleased with our choice.
