This is a big, beautiful home suitable for families, children and pets. Having a confined 'yard' for pets made it very convenient and safe for everyone to enjoy and not worry about dogs getting out. The pool is very nice for small children, and you can see and hear the ocean from the hot tub. The house is a bit 'worn', but the inside was very clean upon our arrival. Outside the house and around the pool area needed some attention and cleaned up of trash, left-behind toys, etc. Food and restaurants are very close by, and the beach/ocean views are beautiful from the living room and bedrooms. The only 'negative' to us was the proximity to the public access to the beach which is right next door. People from across the road or down the street drive in at 6am, park their vehicles and set up their tents and canopies on the beach directly out your beach walkway behind the house. Although the house is OceanFront, you must walk down the beach 40-50yds either way if you want to set up a spot for your own family, which was a disappointment.

The home has a nice location, it was dirty, old soap in the showers, hair in the shower/tubs, the cleaning staff must have just given it a lick and promise. There was a rat in the tiki bar/pool location. The front yard needed to be mowed so you could enjoy the volleyball area. The backyard was not mowed and seems as if it has been like this for some time. Light bulbs were burned out throughout the house. The beds were comfortable. We had a good time, but we would not rent this house again. When you pay over $22000, you expect more. Also the hedge needs to be trimmed back so you do not scratch your vehicles going in and out.

House is laid out very well. It definitely needs some TLC for the price one pays for a week. The lawn in the front and back was fine for pups but not for humans to use. Volleyball area was completely overgrown and not usable. House furnishings need updating as well as several boards on the deck need replacing. Internet streaming service was very intermittent. Very little TV usage available. Not able to stream anything in the movie theatre area.

House has a great view. We enjoyed watching the pelicans and dolphins daily. The pool was amazing and clean. Great area close to everything.Beds were not super comfortable but we managed. 5th time booking with Beach Reality they do not disappoint. Thank you for an amazing stay in OBX.

Joshua’s Tili HutPros- This house met all our needs. Bedrooms, Bathrooms and Kitchen very clean. Kitchen has 2 dishwashers, oven, and refrigerators. There was also 2 sets of washing machines and dryers for clothes which we did use. There are 2 dining tables along with bar height bistro set that will accommodate large groups with a large living room area with sliders and windows that overlook the pool yard and beach. We loved the location to all the major attractions and restaurants. Really nothing was more than half hours drive away and plenty of spots within walking distance. And nothing was better than being right on beach. We arrived 4/20 so weather was a bit windy n cold but pool was warm, only one person jumped in, and hot tub was great! There is also an elevator.Cons- the house overall needs updating and a lot of minor repairs. The couches did have stains, furniture is older, some of the bathroom tiles needs regrouting and outside there is woodwork that needs repairing. Being right on the beach needs a lot of upkeep. The front yard needed to be mowed. We spent all our outdoor time on the beach and upper deck off living room. We had two issues during our stay. Upon arrival the house did smell like fish for two days and the back slider wouldn’t lock. Beach realty sent someone right away and we’re very accommodating. And also had no one called to let us know heating co came to do regular maintenance on compressor. Would I stay here again-YES!!! Loved coming in the off season!

We had a great time during our stay! As others have mentioned, the house is starting to show its age, but is still more than adequate for anyone's needs. There's plenty of room, location is great, the pool was wonderful for the kids - plenty warm enough even for the first week of April. The internet is so-so, and the clothes dryers don't work well, but other thn that everything is functional. Would definitely stay again if the opportunity arises!

This is a great house but has seen a lot of use! It’s getting a bit tired! If the rates stay reasonable, it’s a great deal. On the beach in Nags Head, close to everything! The dog yard is awesome. We stayed in February so didn’t use the pool/outdoor area but it looks great! The kitchen is well appointed. Lower level is nice, pool/pingpong and a movie room. Lots of dining area. Negatives: Heat was out on the 2nd floor and management company was responsive. We did have to wait until Monday to have heat which meant sleeping in bedroom on the ground floor. The mattress in that bedroom is horrible...unless you like an extremely hard mattress.The home was as clean as it could be. The bathrooms are in need of some work...showers have seen a lot of years, hard to get the tracks/bottoms clean. The master on 2nd floor has a tub with a handheld shower. The tiles in that bathroom need replaced, they are buckling. The sliding glass doors are all worn, hard to open.

We arrived to a narrow driveway overgrown with bushes that limited our ability to access the house. After not being able to access anyone at the 3 phone numbers provided, we had to purchase a trimmer and trim the bushes ourselves to get in. Inside, there were more concerns-a microwave and washing machine that didn’t work, one dryer that didn’t dry, water bugs (they look like roaches) and ants. A makeshift shower curtain kept falling down and the bed linens are stained/dirty. The ceiling fan in the master bedroom made noise (a repairman was sent, though it continued to make noise during our stay) the fan was necessary because the thermostat had a hard stop at 70-you can’t adjust it below 70. The 3 level deck off the back of the house literally sways 4-5 inches when going up and down the stairs. The beach access was overgrown with sticker weeds and bushes. The pool was cold and dirty, once treated, it became cloudy and unusable for 2 days. The house needs some general updating and basic upkeep has not been done for quite some time. The rental company was receptive to our initial concerns and seemed to want to help, though the only thing that had follow through was the exterminator for the bugs and the repairman for the ceiling fan that didn’t resolve the issue.

Joshua’s Tiki Hut is in a great location- beach front with plenty of amenities nearby. We could tell from the pics the decor was a bit dated, and we were fine with that. We were not prepared for the complete disrepair. Here is an incomplete list- pool tiles falling off, fence posts fallen down, microwave not working, ceiling fan not working, masonry falling off and being held up by duct tape, rotting wood walkways with screws protruding. Do not rent this house. It’s honestly a bit dangerous.

The property is in a great location. Everything you need is close by. The view is wonderful. We enjoyed the hot tub and heated pool. It was hard to find a property with a pool that was opened this time of year (2nd week of April). We also liked there was no extra fee for the pool heat. There is a lot to like here. There are some downsides though. The house is showing some wear and tear - stains on furniture cushions, loose pool tiles, doors that were difficult to lock, ping-pong table that was unusable, some outlets that didn't work, a dryer that didn't seem to dry, etc. That didn't bother us too much, but would have if we were paying the rates this property demands later in the year. The biggest downside was the appearance of a few cockroaches. We saw 6 of them during our weeklong stay. This cast an icky feeling over things. We washed everything after we got back.

We had a great stay at Joshua's Tiki Hut. It was perfect for traveling with the pups. So easy to access the beach either thru the backyard, or the public access just next door. Very nice layout for multiple family members to have their own space and not be on top of each other.

To me, 5 stars is absolute perfection. There were some minor issues with the tubs, and fireplaces. But, maintenance came to fix them in short order. These are things that should have been checked prior to our arrival. This is a well maintained property. The views are spectacular. The best part is that it is a pet friendly property. So, pack the dogs and head to the beach.

Perfect location to be able to see it all. We drove North and South without it being such a long drive to all the towns.House had it all. Beautiful views and lots of privacy. House was not as clean as I like but with a little cleaning when we first arrived we were all comfortable. Plenty of kitchen gadgets to use when cooking for large groups. We had a great time and the home was very comfortable and had plenty of room for our large family.

What a great time! The location of this home is fabulous. The house itself was really nice. It’s older and in need of a little TLC, but had room for everyone. Beds were comfy, kitchen was well-equipped, great water pressure in the showers, very nice. The only odd thing about the bedrooms is that one of the oceanfront king masters has no shower. It has a beautiful jacuzzi tub, but no shower. Kind of strange, but my daughter and her husband took that room and just showered in their daughter’s bathroom. We did have a small challenge when arriving, but the property managers were so responsive and took care of us right away. Also, this house is solid! We had hurricane Ian bring in some really crazy weather the end of the week, but we were so cozy in the house. Didn’t lose power or anything. Really pleased with our trip. Thank you for a great time!

House was clean. In need of minor cosmetic repairs, such as the broken tile in the pool. Charcoal grills were inconvenient. Great having two ovens, microwaves and refrigerator in the main kitchen. Bonus having a fridge on the main floor. Perfect location.

The house was located well and the rooms sizes and floor plans were great as well. It is so sad that the property is not maintained. It is dirty, the bedding is shabby and the rugs are filthy.The pool is cracked and missing tiles and the jacuzzi in the pool doesn't work and the sharp tile around it makes it unusable.the basement smells like mold and the outside bar is infested with huge cockroaches. All the appliances need to be replaced, the stoves need to be calibrated and the toasters blow the circuit if you use them both. It is a shame with a little love this house would be spectacular. We made the best of it and found a great place to vacation but not in this house!

We were disappointed that the 'heated' pool was not warm at all when we arrived. The fireplaces did not work and there were no instructions on how to turn them on. The kitchen was great w/ 2 dishwashers/ovens/fridges and lots of could have used more cooking utensils. I'm kinda short and it was difficult to get back into the property from the ocean, as the lock was hard to access.We enjoyed the views, the volleyball court (we also played soccer), hot-tub, and the convenience of the elevator. We were not impressed w/ rental company, as they told us it was ready early. We when arrived it was still being cleaned and the cleaning people asked for 40 more minutes. We also called inquiring about the fireplace, pool, and help to unlock the jack/jill bathrooms (kids had locked them from both sides) and they didn't send anybody over for 3 days! We ended up fixing it ourselves. Overall we had an enjoyable week.

The poolside swim up bar is fantastic! Being pet-friendly is a definite plus. Love having sheets and towels furnished. Being able to seat 16 folks all in one dining area was unexpected. Double fridges in the kitchen is great. Hot tub was nice and clean. Additional room for cars would be great. Disappointed in the actual facilities versus the listing and photos. Furnishings are worn; pool was completely cloudy on day of arrival; pool water feature does not function; fridge ice makers produce ice with a terrible taste--had to buy ice the entire week; free-standing ice maker on first floor does not work. The most disappointing fact was the non-disclosure of the storm sewer drain into the ocean right in front of the house with the town-displayed sign warning of higher risk of water borne illness if swimming. While the photos/description border on misrepresentation, we made the best of our week's vacation. I suggest a rehab of the furnishings/interior/amenities, or full disclosure and pictures of the Hut's current state. On the recommend to a friend question below--Yes, with qualifiers.

WE had a fun week at the beach. The house was perfect as far as number of bedrooms/bathrooms. Last fall when I pre-booked, the website said the kitchen would be updated Jan.2015-that did not happen. Although the kitchen wasn't in horrible shape is could use some updating. It also was not well equiped with cooking utensils (spatulas, corkscrew, bottle opener, etc) I am used to vacationing in FL and most rental homes there have some basic supplies to start you off (toilet paper, paper towels, soap, dish detergent, etc) The rental agency leaves a SMALL bar of soap and some dish detergent & that's it!) I am also accustomed to having some basic items in the kitchen (salt & pepper, cooking oil, basic spices) The only item in the kitchen were a few coffee filters. All in all, it was still a fun week with the family but for the price it just seems like they should have a few more ammenities and better maintenance on the rental house.

I had a great vacation even if it rained. Joshuas Tiki Hut was in a great location. It seemed that th house is in need of some maintenance. The lock on the sliding glass doors were loose as well as the refridegerator doors. Whoever cleans the house needs some lessons. There was food on the couch cushions and animal hair piled up on the steps and doorways ...I took pictures in case you needed them. The first day the pool was warm and then after that the maintenance people came and it was cool all week.

Even with the problems we encountered, we did enjoy ourselves during the week we stayed at this home. First, I have to say the amenities to this property were fantastic - oceanfront, pool, outdoor Jacuzzi, pool table, fenced in yard for pets, etc. However, there were issues during our stay. When we arrived on Sunday the elevator did not work. It was fixed on Tuesday. A notice on the door indicated that the elevator was not working the Friday before we arrived, so it would have been nice if it was fixed prior to our arrival or at least contacted us Friday to make us aware of the problem. The Jacuzzi tub in the master was not working, cigarette smoke smell was in a bathroom (an actual cigarette butt was found under the mattress when we removed the sheets upon leaving), pool was advertised to be heated but was not and the cleaners obviously do not do a thorough job. Dust was coated on some furniture, ice cream was stuck to one of the bedroom end tables which I found after I picked up a sticky remote, and the living room rugs and furniture could use a good shampooing (wore shoes or socks and covered the furniture). Patio windows were so dirty; I had to buy some cleaner to clean them so we could see out to the beautiful ocean. All of this was disappointing but hopefully these issues will be taken care of for the next tenants. Despite all this, it is the beach and you can't help but enjoy yourself and breathe in the ocean air.

This house is very well appointed. There are several areas for people to congregate. Loved this place. The only downside to the entire trip was after the cleaners came it was hours before the inspector came and after the inspector came it was an hour before the realty company called us to tell u we could check into the house. We were staying across the street the night before so we saw what transpired. We actually spoke with the inspector, saw her call the realty company to clear the house and then waited until 4:30 p.m. for them to call us. I realize they are busy people but we work all year also and greatly anticipate this vacation.

Spectacular location, big home, fenced yard right on the beach. Everything I wanted. There were some very minor issues (like no batteries in the smoke detectors, not being told in advance the heated pool wouldn't work if it wasn't warm out, and the pool guy coming and turning down the temp on the hot tub to 70 degrees) but nothing to ruin the week. It was clean enough (it's a lot to clean!), tidy and had everything you need in the kitchen and elsewhere. But you're there for the view, and it's just about perfect!

The house was nice, but because it is next to public beach access....There is not much privacy, especially with the hot tub overlooking the public beach access. The bedroom level was fantastic, however, the living area was extremely small and cramped. We were glad we didn't have many people with us. We had a great time but the house is definitely ready for some updates!!!We had a slight problem with ants in the kitchen...Called the realty...They did nothing but tell us to buy can of raid...That was a little disappointing.

The description made a point to say the LOWER levels had narrow doors which would make any logical person think any other floor would be fine. Turns out not a single bathroom door was wide enough for him. They are very skinny and it just wouldn't work for him. The realtor was amazing and since we were misled to believe that this would be handicap friendly and was not, she found us another house that worked fabulously for my dad and his wheelchair. We fell in love with the outer banks. The house was located well and the rooms sizes and floor plans were great as well. It is so sad that the property is not maintained. It is dirty, the bedding is shabby and the rugs are filthy.The pool is cracked and missing tiles and the jacuzzi in the pool doesn't work and the sharp tile around it makes it unusable.the basement smells like mold and the outside bar is infested with huge cockroaches. All the appliances need to be replaced, the stoves need to be calibrated and the toasters blow the circuit if you use them both. It is a shame with a little love this house would be spectacular. We made the best of it and found a great place to vacation but not in this house!
