The house was clean, spacious and in a great location. I loved the view of the preserve and being able to easily access the walk through it to the beach. Because your backed up on the preserve you have a great sunset view without other houses in the way or a golf course. The pool was great for the kiddos they had a wonderful time. We have stayed in other mauna lani housing complexes and I particularly liked the preserve view and access to the walk. We also had a friendly group of Franklin quails join us for breakfast and cocktails on the lanai :) We would stay here again!

Nice location with convenient access to beautiful beaches. We definitely made good use of the Hilton day pass which our 4 year old and 6 year old loved. The pool within the complex was also super convenient (didn't realize how close it was) but strangely very strict about noise (there were other kids in the pool laughing and someone came to talk to all of us - the guest book in the house also noted this from another guest).
One thing to note is that the listing says there are no baby items so our friends that we stayed with rented a pack-and-play only to find that there was a pack-and-play in the house. Wish we knew!

Everything was easy and clean lots of beach chairs and toys as well. The gas grill was great.
The dryer didn’t work I emailed about it and they got back to me in like 5 minutes. The Hilton pass was amazing. Overall we had a great time. Thank you

This property provides excellent access to great beaches, Hilton pools, and (especially) whale watching trips. The condo is comfortable with every you need for snorkeling and boogie boarding with the grandkids! Great spot!

Great property in a wonderful location in Mauna Lani. Check in directions were great except we weren’t quite sure where to find the parking pass- it’s in a box in the garage and it just took a quick email to get that figured out. Plenty of room in the place, the kitchen was equipped with everything you could imagine, which was great! The garage had tons of things for the beach plus a wagon which was super helpful. We couldn’t find the remote at one point and moved the couch… it was evident that it may have never been cleaned underneath before, but other than that the place was well kept. Right across the drive from the pool! But beware- we were told that children weren’t welcome even thought the sign says they just have to be supervised. They said we could stay as long as my kids were quiet… they weren’t being bad, just kids at a pool! So maybe that’s why they have the pass for the Hilton, which my kids absolutely loved! All in all I would recommend this place, it was nice and secure and great central location

This townhouse was ideal for our group of 6 (which included a teen and 3 young adults). The unit itself was clean and comfortable. The community pool was beautiful and nearly empty every day. We also loved the Beach Club, the walking trails, and the Hilton pool pass. It made for a relaxing, fun trip for all.

My family and I stayed at Palm Villas F4 for 8 days and loved it. It fit our family of five perfectly (4 adults and 1 teenager). We rented a golf cart and that made it very easy to run to the store or go to the beaches.
Location: Perfect! Right next to a historic area with lava tubes and fish ponds. It is a quick 10/15 min walk to the beach through this park. It is very close to the grocery store, coffee shop and tap house. The Mauna Lani resort area is beautiful and not overstated like the Waikaloa area. The pool area at Palm Villas is gorgeous and we used everyday! There is also a nearby hiking area.
Home: The house was clean, the bedding super comfortable and showers awesome. But unique to any property we've rented, it was little things that made a difference, the full size thick beach and bath towels, rice cooker, laundry and dish soap, BBQ, beach chairs, umbrellas and wagon - everything was there to make our stay comfortable.
Mauna Lani Beach Pass: Nice that they have the chairs and everything right there. The restaurant is expensive!
It is a low key snorkeling beach. 49 Black Sand beach is better for snorkeling - we saw a sea turtle! Hapuna (a short drive away is better for waves).
Waikaloa Pass: If you have younger kids, it would be great (it is kind of like Disney) but it wasn't our thing. We went once but would not go back.
Our communication with the property manager was excellent.

This home was beautiful and clean and spacious. The neighborhood pool was right across the street from us, which was great. We loved driving up to Waimea, enjoying the shops near the Hilton and nearby us (Tommy Bahama's etc). Note the many of the snorkeling/boating adventures are about 45 minutes-1 hour away, which was fine by us but a bit of a drive. The best beach on the island (IMO), Hapuna Beach, is a very short drive away. We would absolutely stay here again!

We enjoyed our stay at this clean and roomy 3 bedroom condo. We had a wedding at the Mauna Lani Auberge and we were able to walk back and forth—12 minute walk on the road or 15 minute walk through the lava fields. The key card that comes with the condo is for the Mauna Lani Beach Club (not the Auberge), but we never used the access. It was nice to have a garage for the rental car. You can walk about 1/2 a mile to a nice grocery store and “strip mall.” Food/restaurants are limited in this area of the island.

This is our second time staying at Palm Villas F4. It’s a beautiful townhome. The complex itself is nicely landscaped and quiet. The beach club pass and the ease of access via a nice path were key for our group. The property managers were very responsive. We had a wonderful stay!

15 min walk through lava park and fish ponds to beach club, which we walked every day! Loved the restaurant at the beach club for lunch. Excellent snorkeling at the beach, even doable for a 4 year old given protected cove. Pool was awesome too! Pool is not well lit in the evenings, and even the pool lights turn off 20 minutes prior to its closure at 9pm. Still some restaurant closures in the nearby shopping area from Covid and likely recent(ish)Mauna Lani hotel closure, but lots of signs about upcoming restaurant openings and the grocery there is well-stocked! We forgot to factor in the time difference so did not request early check-in in advance, but property manager was awesome in accommodating us day of once the unit was ready a couple hours early. Would highly recommend for a family get-away!

This was such a beautiful property. Everything was clean and comfortable. Easy access to all the best beaches on the big island. The pool right outside the house was like a little tropical paradise. The area was so peaceful. We loved every minute of it!

We had a hiccup in our plan and Resortica handled it perfectly. I was contacted the night before check-in to let me know the place we had originally booked had a safety issue and it wouldn't be right to let us stay there. I wanted to panic, but Ingrid from Resortica assured me that they would find us a place to stay. She was obviously very upset herself and was trying to do whatever possible to make it better. Of course, being the night before check-in, our options were slim, but we were offered a 20% discount and our choice of seven properties that had availability. Ingrid also took the time to contact other property managers to see if they had any availabilities. Palm Villas F2 looked like the best of our options. Because we were much further from the ocean than our originally place, Resortica threw in free e-bike rentals for our stay and Ingrid's son dropped them off and showed us how to use them!
The way that Ingrid personally handled what could have been a horrible situation, combined with how gorgeous this property was ... there was just no way for us to be upset. I didn't feel that we lacked anything at all and we had the best time riding e-bikes around Mauni Lani. The pool is beautiful and probably not more than 100 yards from the front door of F2. Everything was perfect. I highly, highly recommend renting through Resortica. I really can't say enough good things about how they personally handled the situation.
We had a wondeful vacation and enjoyed sitting outside on the patio. A few people walked by and chatted for a couple of minutes; we got to pet a dog - what more could you want :) In case Ingrid reads this - thank you so very much for everything!

Lovely property
This property matched the photos perfectly. It is right across the pool and gym. It was very clean and had a lot of items for us to use In the kitchen. We felt very safe and there was plenty of room for the 7 of us. The garage had lots of items for us to take to the beach that we were able to walk to. My family and I loved staying here and would definitely go back.

Paradise Found
Beautiful home, immaculately clean, very comfortable in a quiet neighborhood. Having passes to both Mauna Lani Beach Club AND Hilton a big plus, as were the beach chairs, umbrellas, etc. We needed a non slip bath mat for one bathroom, called Resortica Hawaii and they delivered the mat the same day. Will definitely stay again!

We Loved It
We ate breakfast outside every morning and enjoyed the views and the quiet. Hilton pool access is a nice perk, but don't overlook the complex pool that's right across the street. Beautiful with a great hot tub and hardly anyone there (especially compared to the Hilton!).

Lovely home away from home
This was a comfortable, well appointed home in a beautiful setting. We stayed with our adult children, their spouses and two infants. Stroller walks along the fishponds were a highlight, as were the nearby beaches. The property management company is exceptional. Great communication and very responsive to enquiries. We definitely hope to return!

Lovely property. 3 friends, 3 baths, 3 bedrooms, perfect! The only small problem was the owner suite bathroom upstairs was not cleaned very well. Otherwise, all was good.

Palm Villas - Peaceful, beautiful, clean & comfortable for family of 5
The gated community of Palm Villas is peaceful and quiet, which was perfect after having stayed several nights at a very large, active resort prior to Palm Villas. My husband and I plus our three school-age kids (ages 14, 10 + 8) enjoyed this villa and all of the nearby amenities such as the onsite pool, walking path to explore lava caves + very large fish pond, and, our favorite - the Mauna Lani Beach Club, a hidden gem for pristine beach and spectacular snorkeling.
My teenager had an upstairs suite to himself as did my husband and I. The main level bedroom with twin beds was perfect for our two elementary age kids to share. We all had plenty of room to spread out and/or find our own nook.
The property owners have posted the most thoughtful and endearing letter about how they are connected to the property and their genuine wish to share it with others for making memories. Thank you to the owners - your villa is beautiful and we appreciate you sharing it with us!

Great property
We were a group of friends who stayed at this property. We really loved the place and given the location and amenities, the cost was justified. The place was nice and clean and having a pool in the community was a plus. We had problems with the parking card which was also promptly resolved. Overall, I would gladly return

Perfect getaway
I’m not sure why we always chose hotels, but never again. This unit had everything we needed and was walking distance to shops and restaurants in the resort. Clean and inviting. I’ll be back for sure!

Lots of room, we were able to work and do online schooling with 4 people and never got in each other’s way. Property looks exactly as shown in the pictures.
