Location and cleanliness.
Our room. It's in need of some serious repairs. First, the floors are horribly slanted in different sections (they're uneven). Then there's the tub, when you step in it, it feels as if the floor underneath is soft and on the verge of falling through. On to the third, the motor in the AC wall unit was extremely loud. I wasn't expecting that. Finally, which should really be first...the front desk (one lady with an accent) was very rude. She was on the phone when we walked in the door. Instead of advising us she'll be with us in a moment, she just stared at us and continued her conversation. Another young lady stepped in, she was at least decent.

Check-in staff was rude after I had to wait for a while for somebody to come to the front desk. Our room door was open upon arrival. Doesn't look like anything was out of place or messed with though. Several lights were not working. Was missing towels, tissues and toilet paper from room. I had to go to front desk to request them. Complimentary breakfast was gone/empty by the time my daughter and I got downstairs. There was a soccer team that wiped out everything. Staff told us they were not replenishing anything.

Location
Sewer smell came up through bathroom drain. No closets or drawers, no bathtub, no shower doors which made bathroom floors slippery. Lost power which of no fault of the property but still made it a huge inconvenience.

It is a nice little hidden gem with minutes away from town and with a restaurant next it. I love the hardwood floors and the rooms have a decent amount of spacing. The water was hot and the pressure was great as well. For breakfast the pancakes were good, the sausage was good and the eggs were just ok.
Only thing I didn't really like was the eggs for breakfast but everything was pretty solid. t

Everything, with the exception of no quiet time in my room
There's a sign posted on every floor that states "please remember that there are other guests in the building and to be courteous to other guest in the hotel. Our sleep was disrupted early 5-7am Saturday and Sunday morning, which made our stay horrible, instead of enjoyable. We did notify the front desk clerk; however, it didn't solve the problem.

Breakfast was fantastic and plenty of options to choose from. The hotel had activities such as a bond fire for families to sit and enjoy the outdoors. The fitness center had plenty of equipment to use for those who actively participate in athletic training. The staff was extremely helpful, courteous, and was willing to help out anyway they could. The location was peaceful and yet close enough to the city center and beach locations about a 35 minute drive away.
The only thing that bothered me was an undescribable pungent odor.
