The newly renovated rooms were very clean, spacious & easily accessible from the parking lot. The pool and area grounds were inviting & the views were amazing. It’s about a 15-20 min walk to town where there are many shops & restaurants. Boating, fishing, biking and other outdoor activities were easy to organize. Great family resort and VERY dog friendly!

I hesitated after making my reservation when I realized there was no AC or television, almost canceled. So glad I didn’t. I was on a girls trip with 3 friends which makes it difficult to please everyone. However as soon as we entered the lobby and made our way to our room #217 much to my surprise everyone was overjoyed. It was perfect ! Hope to visit again soon.

Excellent property for a relaxing stay

This beautiful historic hotel was the perfect stay. We felt like we were back in time. The pool was the perfect temperature, the drinks were fantastic, the grounds were beautiful, and the ocean view amazing. The staff were all friendly and accommodating. Breakfast buffet was delicious. I hated to leave.

Beautiful property and wonderful breakfast. Champagne on arrival was very nice. (Room fans could use a dusting.) Friendly staff all the way around. Gorgeous views & a lovely patio.

We did not have air conditioning but we were promised a ceiling fan, which our room did not have. The bathroom had a small pedestal sink with no room to put a toothbrush and other bathroom essentials. The bed was lumpy; not comfortable at all. On a positive note, the complimentary breakfast was delicious, and it goes without saying that the location and views are second to none

We were very pleasantly surprised when we were assigned a room in the 700 building. It was brand new & very well appointed. The hallways were bright, the rooms had a/c & a huge television. The building was across the street from the main hotel, which was no inconvenience at all. We appreciated being away from the hubbub at the main hotel & yet a 2 minute walk brought us to everything we needed.

We will definitely be back. Amazing stay and the sunsets are worth the price of admission.

The resort is wonderful. We enjoyed the pool and the gorgeous view of the ocean. However, our room was just down the hall from the bar and in-between two public restrooms. We had drunken wedding guests outside our door for hours - well after the bar closed at 11pm. Room 449 should not be a guest room.

Was our one year anniversary and our first trip to Kennebunkport together. We had a premier king room with a balcony and Ocean view located on the second floor. The room was spacious with a huge terrace facing the ocean, the lawn and the swimming pool and a nice bathroom. The decor of the room was in questionable taste, but not bad, The lack of Air Conditioning was some thing that I would question and staying here again, as was the fact that the bathroom window opened onto the terrace of the neighboring room, so there was absolutely no privacy in that regard. I had ordered chocolate dipped strawberries to be delivered to my room For my partner and I upon arrival and paid for them or at least had them billed to the room, in advance and they were not delivered and we’re still on the bill. PROS: large room, fab view and huge terrace; nice pool, easy area to navigate- 5 minute bike ride to town; the included breakfast was AMAZING! Easily would have cost $35-40 per person if i ws paying for it; CONS: anniversary amenity i purchased never delivered; bathroom window opened directly onto Balcony of the room next-door; The room decor could use some rethinking- Perhaps the mismatched furniture would have more charm if everything was painted white, instead of the rainbow colors- It had a very child vibe instead of charm to it; no chair service at the pool; the on-site bike rental was overpriced

I thought the staff was unwilling to assist, building had no ac and when i tried to switch to a room with ac the same size they wanted almost $150 more an i was giving up a ocean view room. also i was unhappy with the pool closing at dusk or roughly 8 pm.. hot days an hot room an couldnt even cool off in pool.. lastly there is only one ice machine with over a hundred guests.. had to search to find ice an had to walk in another building upstairs to find it..also at breakfast they would asign you tables to sit an when you go to get food your table was taken by other people.very unhappy with place. would recommend other hotels on ocean ave..

This hotel is a family style resort in an amazing location overlooking the ocean. It’s like you walk back in time staying in this historic building. We enjoyed talking to the staff and the breakfast buffet. The hotel defines the town! Highly recommend!

This hotel is tired and worn. Lovely scenic view and classic lobby, thats where it ends. Room was old and had funky smell. There is no air conditioning or tv in room but they do provide a fan. The bed was the worst I’ve slept on. Hard and extremely uncomfortable. We had 2 lamps with blown out lightbulbs, one of our keys did not fit the door lock and they only provided 2 bath towels. The carpeted stairs were so dirty and clearly not vacuumed for weeks. The veranda had a lovely view of ocean but the grounds in need of serious up keep. They provide a free breakfast buffet with stale pastries and cold scrambled eggs. Rather pay for a quality meal. The pool was pretty but dirty and had all kinds of sand and debris. The pool rest/bar also needing serious tlc. The outside tables littered underneath with old food/condiment packages. Not a place I would have even considered. If the visible guest areas look like this I can only imagine behind the scenes. Needless to say we checked out at scheduled 11am time and extended our getaway at another property. So many better options. For $500 a night we expected a lot more. Do your research before choosing this property.

The Colony Hotel is my Happy Place! Charming atmosphere, excellent amenities and lovely accommodations. The food is fabulous, and the service is impeccable. I can't wait to return every year.

Unfortunately, we were there during a very bad heat spell and the lack of air conditioning made it uncomfortable.

Absolutely beautiful hotel and great staff. However, the housekeepers were very loud right under our window , it was pretty noisy all the way around. Lots of door slamming everywhere etc. The hotel is not air conditioned, but there was a lovely breeze through the entire hotel. You really can’t beat the views and the beautiful lobby with open doors and windows overlooking the ocean. Our friends stayed at the Breakers Next-door for the same price and there was no comparison. The Breakers was a little rundown. I would definitely go back!

We have visited over the last three weekends and stayed at the Cove side, we love the new rooms. We also got to know some of your staff Sandy down at the restaurant is great very personable. I apologize. I don’t know the boy that works at the pools name,but he is also very welcoming when we come for a visit. I don’t Have much negativity about the property, but the only thing I would say is that I wish at the cold side they would put numbers outside the building, reflecting where these rooms are located and when booking on the Internet informed people which rooms were occupied by pets I have a pet myself, and I don’t have a problem with that but my daughter had stage one week with us in a different room and was not told that there were pets in that room previously and she has allergies. Again, I love this property and we will continue to stay there

We were a little disappointed that we weren't able to check in even a little bit Early. The reservation was made in February so we were surprised when the room was not up to the standard we had experienced in other years. Since we knew there's no AC we were given a room with only 1window. They were able to give us a different room but we had to complain. We asked during the initial reservation that we get a refrigerator and yet we had to ask several times before we got one. The restaurant took the signature salad off the menu. The breakfast used to have real coffee cups and now had only paper. For the cost , the hotel was a disappointment.

Overall great place to stay. The checking/front desk men need help. A lot of help. No AC, but ocean breeze at nice made it possible to sleep.

I should have paid more attention to the room details. There was no air-conditioning and no television in the room. Our ocean view room was more like an ocean 'peak' room.

Be careful when booking this property! She is a beautiful old gal with a gorgeous ocean view from the back but a “garden room” can mean you are facing the noisy parking lot near a busy door with noise throughout the night and no garden view just cars. Lights through your windows all night long (which you need to leave open because there is no a/c). It would be better to sleep on the floor than the mattress. It’s rock hard! Brought these issues up at the front desk when departing and received a polite “thank you for telling me.” Love the location, but at $425/night for “garden view” king I’m not sure it’s worth it.

Beautiful hotel with a lot of Msine history

The only downside is they didn’t have cable and you could only use your own streaming. Also wish they had more than one place to dine on the premises. The breakfast could use improvement.

The Colony Hotel is a true gem in Kennebunkport! We were warmly greeted at the front desk by ET, whose customer service was outstanding. This is my 2 nd time staying here, and yet I was overwhelmed by the beauty of the lobby, with its gorgeous view of the ocean. I truly adore this beautiful property!
