I guess there are different rooms, and some of them are better, while others are worse. I got a bad one. It was extremely uncomfortable, because of the following conditions:
- the building is obviously old, and unfortunately, the floors are uneven; in my room, the bed was placed at the exact place for where the floor was very uneven, which means that I slept at an incline and not straight and I tended to slide to one side of the bed.
- the shower was tiny and was placed right at the entrance to the room; I am not big, but I had to squeeze myself to be able to get into/out of the shower. And inside the shower there was barely enough space to move ever so slightly.
- the floors were covered in two carpets that clearly had seen better days;
- sound isolation was non-existent: I could hear my neighbors cough - they were clearly sick and coughing a lot
- the noise from the street was insane; it is hard to believe, because the neighborhood in itself is actually calm and quiet with very little traffic, and my room was on a very high third floor, but there is something about the acoustic conditions that made every single conversation going on on that street very audible in my room, also with the window closed! As a result I had to sleep with my noise-canceling headphones on, because ear plugs were not enough.
- I knew beforehand that there was no elevator.
Most members of staff were very friendly and the location was excellent. But I feel like that can’t weigh up for the cons.

Pretty boutique hotel located in a traditional residential building in the charming neighbourhood of Bayswater/Kenington. The hotel is lovingly and individually furnished and even has a green courtyard. My single room even had a kitchenette.

I’ve stayed twice and like it. Both times I’ve had a bite? 1 was a bed bug, 1 was like the ones you get when it’s cat fleas? Not sure if they allow pets. If you’re on the front it’s noisy and ear plugs work. If fumigated it would be a place I’d definitely go back to … the bits have put me off

We arrived to a very warm welcome by the man at the desk. We had booked a basic twin room. We were given what I assume was a family suite. It was in the basement, very steep stairs down, and a little dark and musty. However, it was huge. Full kitchen, dining table for 6, double bed in the main room, plus a bedroom with twin beds. It was quite noisy as we could hear street conversations and loud bangs from the hotel front door closing. I debated complaining but decided the space was worth staying. Lovely little garden out back. Great area. Would stay again but only on an upper floor.

Not sure I was aware I had to walk up 4-5 flights of narrow stairs with heavy suitcases. It felt unsafe. Room was tiny. Hardly room to walk around one side of bed. Once suitcases open no floor space. Didn’t need the kitchen space. One teabag left for the two of us. Then had to pay for coffee downstairs. Glad it was only one night too claustrophobic.

The property has some up sides but potential guests should be forewarned about a few things:
Every time you leave you have to leave your room key with the front desk. Then you have to be buzzed back into the hotel. Kinda feels like you're being tested like a child.
Also, as there is no elevator, the stairs are very steep and if you're on the top floor, the climb to the top can get real old real fast.
Also, the room only comes with two towels and no tissues, or anything to dry your dishes with.
Lastly, on the top floor the wifi was spotty and when talking to the front desk they just told me to use my computer downstairs in a seating area.
On a positive note, the location is excellent, the room is updated and not a bad size for London. There is also a washer and dryer on-site for 5 pounds which was nice.

Just a one-night stay in a very small single room, but it was clean and comfortable. It's in an upmarket and quiet area. The hotel itself has some character in the decor and the courtyard garden is lovely. Would stay again.

Pros: The property is in a great location, well maintained and clean. Good security in place - I felt safe as a solo traveller. Good value for money considering it’s only a 5 min walk to Kensington Park.
Cons: Hard to sleep due to noise from road, slamming of room doors etc. No loo roll provided! Phone in room broken, lamp in room didn’t work, digital services on TV not working. No lift so struggled luggage up 4 flights of stairs myself. Had to call reception off my own phone to report lack of loo roll, no apology received and I then had to go back down 4 flights of stairs to collect it as they wouldn’t bring it to the room. Bathroom very small - good job I am only petite! Tap in bathroom was plumbed incorrectly so got hot water when I wanted cold and vice versa. Lots of basic things missing in kitchenette eg no dish drainer, no kitchen roll, no dish cloth, no oven gloves (made it quite dangerous handling hot items coming out of the microwave).

Everything about this place was great, it’s small and cozy and you feel comfortable and safe. I was given the smallest room there but pretty sure that’s what I booked (can’t remember, just wanted to save money) and everything was nice. Excellent staff, they were helpful and attentive. The only complaint I have would be that the wifi did not seem to reach that well to MY specific room, which made it harder for me to use my phone in my room, but overall, everything else was great. The area around is nice and easy to walk around in and get something to eat or drink.

Well kept, small hotel about 20 minutes by foot from Paddington Station. Clean and generally well kept. On a relatively quiet street. As others have noted, upper floor rooms are a bit of a climb and would be very difficult with large luggage. Nonetheless, excellent value for money. I would stay again.

This hotel is great for the price. The location is terrific, and staff are always friendly, kind, accommodating and made sure my stay was as comfortable as possible. Although the rooms facing the street are a bit loud on a hot night (with windows open), my earplugs helped me get a decent nights sleep and having the windows closed certainly helps. The garden facing rooms are much more quiet. The gym has good equipment and the laundry facilities were also very convenient. I will stay here again in the future!

It is a nice hotel in a very good area of London. Easy to catch the public transport and pubs and restaurants nearby. A very handy laundry room available and a small kitchen in each room. I enjoyed the view from my room and the girl cleaning the room was very nice and efficient.
Overall, the staff was nice and helpful. Have to especially mention the guy with the night shift and the guy who was on the front desk very early. They were both really kind. However, there was one staff member, a blond woman who was there in the mornings who was very rude. She was impatient when one couldn't speak english that well and had a incredibly rude tone when answering questions. She was innapropriate and snapped at simple questions with a loud "i said I dont know". If you go to booking, you can see there is a complaint about this same staff member from may 2nd 2024, so it's nothing new, but I wonder why nothing was done about it when there was a complain previously. The hotel was good overall, but one rude front door staff can ruin a bit of the experience.

This was an excellent choice for our recent stay in London for a week. Very convenient to the tube for getting around the city. Staff were very friendly, room was clean and comfortable. It was exactly what we expected for a boutique hotel in a beautiful old building. We were on the second floor in a Balcony Room. It was comfortable with Queen bed (UK refers it as a King), kitchenette & table, and an updated, small bathroom. If we return to London we would definitely consider returning to this hotel. Loved the neighbourhood.

This is such a lovely place with a beautiful garden. Well located on a quiet street but still a short walk to Kensington Gardens and Hyde Park. The 24 hour reception was nice and so were all of the staff.

We had a family room and a single. The single was tiny but I give the room 5 stars for comfort and kitchen and bathroom spaces
However, the family room, in the basement was musty and worst of all it was impossible to sleep on the king bed mattress. I would rate it 1 star. The next morning the staff were accommodating and they did provide a new mattress so the second night was better. Considering how bad the mattress was (sloping to the middle and able to feel the bed springs) I think we should have been provided a reduced rate. However we were denied any compensation.
We were a party of 5 (3 Adults and 2 children). The family room had beds for 5 but we weren’t allowed to have 5 there so we had to get an extra room at extra expense. All that said the staff was great and we loved the location.

Location was good, not a super busy area (Queensway) but walkable to Kensington, Paddington, and Notting Hill. The staff were great and the building itself was nice. My room was on a higher floor so I had a lot of stairs to climb, and it was also slanted so sleeping was kind of hard. It's an older building though so it's to be expected. Overall would recommend to others!

Absolutely lovely little hotel. I stayed in one of the double studio's and couldn't have been happier, such a cute little garden and very friendly staff. The room was perfect, and they even let me bring my bike into the room with me (riding in 'Ride London' the next morning)

I really enjoyed my stay, it’s a great location, staff are friendly and the price is great value.
If you struggle with stairs, be mindful when you book- I was on the 3rd floor and I managed my case but the stairs are very steep so could be a problem for some.

We stayed for 2 nights in early May.
We arrived early and were offered an “upgraded” room from our twin beds. The room had a queen bed and a pull out sofa. In hind sight, I should have gone with my intuition and declined a sofa bed option. But we were assured the bed was equally as comfortable as the regular bed. This was not the case. It was uneven, very squeaky, and the coils in the mattress dug into my ribs. My nights sleep was very poor because of this. This pull out was not even close to the quality of the actual bed in the room.
The hotel is older and that is what gives it the charm. But the window's in the room have not been upgraded. Therefore we could hear the noise from the street clearly.
There isn’t any air conditioning in the room. Which we didn’t think would be an issue in May. But the temperature was 22 degrees and the room was quite warm. Keep this in mind for temperatures above this. Sleep will be uncomfortable.
One last thing that I found unsettling. The hotel still uses keys for room entry. It is the policy of the hotel that when you leave for the day you must leave your key with reception. In 2024 you would think a hotel would have switched to a more secure option like a key card. Giving my key to reception and having the key hung on a board seems like an opportunity for less scrupulous employees. I am not saying they are, but what if…. Perhaps it’s time to invest in better room security.
The back garden was lovely.

Nice location, close to the tube and many buses, walkable, good bars and grub around, friendly staff. Room & bathroom are tiny, bit of a maze to get through, close one door to get to another one and so on but its London.

We stayed a few nights in an outstanding balcony room However on checkin we were given what was just an ordinary room. So we questioned this and were finally allocated the balcony room we had paid for. We felt this error should not have happened. We had a lovely stay but when we checked out they could not call a cab but we had to walk in the street with our luggage and catch a taxi. So there are a couple of things to be aware of. Overall though the location is great and the balcony room really nice.

Firstly, upon check-in, we were informed by the receptionist that the room we had reserved, a Basic Twin Room with 2 Twin Beds, was unavailable. Instead, we were given a room with only one bed. This was a clear deviation from the reservation we had made and significantly inconvenienced us, especially considering we had traveled from Los Angeles with large checked bags and were exhausted from the journey.
Adding to our frustration, the room was located on the fourth floor of the building, which lacked an elevator. This meant that we had to navigate multiple flights of stairs with our heavy luggage, exacerbating our already tired state.
Upon expressing our concern to the staff, we were initially met with resistance. The receptionist argued that the room with 2 twin beds was not available at the time of our check-in and claimed that the single-bed room was an upgraded version offered to us at no extra charge. However, after further investigation, it was revealed that the room we had originally booked was indeed available, indicating a lack of attention to detail and organization on the part of the staff.
Subsequently, we were required to relocate to the correct room, resulting in additional inconvenience and wasted time. Moreover, upon settling into the room, we discovered that it was not adequately cleaned, with stained sheets and overall poor cleanliness standards.
