I've stayed at the Regency 10 times in 6 years. I have them on messenger. They have a auto reply but they never responded to my messages, I went to they're website again no response. The front desk staff was short and unempathetic didn't seem to care about my business so they've lost it. Normally when I arrive they would have us wait in the cafe with a complimentary glass of tea while they prepare the paperwork as I'm a returning guest and when I get to the room there will be a dessert plate that says welcome back however this time we got nothing. They said I could not avail my VIP discount because I booked through Expedia. The room we had was a view of vaccant lots and construction. You are allowed to smoke on the lanai, so when we got to our room I went out for a smoke the tenant above us dumped they've dirty laundry water over the rail on my head. I was on the 24th floor. That wasn't the hotels fault but the response was disappointing they sent housekeeping to mop up the water which was good but they didn't have security tell them to stop so while she was cleaning they again dumped laundry water almost hitting the housekeeper. It's illegal to throw things off the porch of a high rise according to the staff on previous visits and it should be reported, so no one will be injured in the streets below. The room was clean but really dated. I love the location right across the street from Robinsons at the left they have a horseshoe bar complex with a live band.

The good: Internet and cable were OK. Hot water and good water pressure. Bed was comfortable.
The bad: Some windows cannot be latched shut and blow open during high winds. Toilet tank takes forever to fill up. Water stains in bathroom floor tile. Room needs a makeover. Not that clean.

Price was great service was good. Ordered room service first night it was horrible worst we ever had. My Philipina wife would not eat it. Other than that service was great.

I would like to let you know the security guard didn't let me in that night even I showed my reservation. He told me to find another hotel and come back on the next day. They said they didn't accept booking at all. I want my money back after what I been through. Guess what the security guard told me too that is already late at night so just find another hotel.

Location is excellent.Wifi very good.Room had good amenities with fridge, kettle and microwave and some utensils.The room is quite small, but is OK for 1 person.Might be a squeeze with 2.Dining table/ desk would be better described as a shelf.

Roi of housekeeping was very courtesy, professional and services was second to none. He takes his job very seriously and would always have time to do what I asked of him. I was also very please with the front desk personnel. How knowledgeable they were of there job and well trained.

Did not have a good start here but as the days went by, service and quality has been fine. I would stay here again.

Was just ok--- bathroom way too small and hard to adjust temperature of shower --- cant move without bumping into sonething ------very cold and coukdnt adjust temp of air con ------- have to be very patient with elevator because it serves at least 3 hotels within the building i think ---- was there 5 days and last couple of days they had a subway like turnstyle you needed to have a separate card to enter elevator area ---- so if you forgot your card in the room you would have to go get it or you coukdnt leave the hotel--- ir was quite bizarre --- nice people working there but woukdnt go there again because of too many negatives

Location was great & views from room 07 on the 32nd floor was great!
1. The smel of cockroaches/sewer below the kitchen sink was terrible
2. The aircon was a small window type which was old, not very effective & made noise to the detriment of my sleep
3. No sump plug in the kitchen sink
4. Ensure you take pics of everything in the room when you move in as proof as they tried to charge me 1000pesos for damage to the freezer door & a crack on the luggage rack. These were already existing and the crack on the luggage rack was old as I proved it to them when I inspected it.....insist on inspecting everything with them when housekeeping is sent to inspect!!
5. The elevator is small and unreliable as there is always a longer than normal wait going up or down and always cramped with people due to not all 4 of the elevators in operation at any one time!
6. The door to the balcony would not shut properly and 1 window had no latch on it
7. The balcony is so small and has enough room for standing only
8. The shower area is small and the hot water needed adjusting regularly as the temperature was inconsistent.
9. The toilet seat needed adjusting as it was not secured properly.
10. The floor is visibly not very clean and could do with a good steam clean.
11. There were ants in the room especially in the kitchen area
12. Polite & friendly staff
In conclusion, this was not what I had expected in comparison to the website pics.
Sadly, I will not be staying here again

Near to Robinson mall, that area has many unfortunate people which suit my purpose of visiting Manila ( just to hand them some snacks and water ). Would definitely go back.

Like the ciew from 24 floor from our room. Excellent staff. Clean rooms and fast internet. Just a doorstep from robinson. The only thing you need to pay attention is your wallet and your valuable staff when you go out cause many street / homeless peopke outside the hote. They will asked mobey some times. Theres a security guard and hotel staff who are helpful to guide and protect you though. Thank you. Its a very nice hotel. Nearby to roxas blvd to see manila bayif you like to strolll around

This hotel is quite interesting. This one share with some apartment facility. So a lot of people come and go through this hotel lobby. Shopping mall Robinson is very close and nice massage places are also near.
