We paid over £100 I expected a bed not to feel the springs coming through.
The staff were friendly, but it was like walking into faulty towers in the 1970’s
There was holes in the net curtains, the ceiling wallpaper was taped up , the moved as you twisted it.
The only thing that was good was the breakfast. The turkey rashers and chicken sausages were nice! And it was free parking.

Great hotel with nice bar serving Butcombe beer and an Indian restuarant delicious food , great wine £20. Very handy for proximity to Thames path. Even breakfast quite ok. Nice big bedrooms.

My room was warm and clean and the bed comfortable. However the shower fitment was very old, didn’t work properly and had little hot water. Breakfast was poor although coffee was good.

Great location - lovely area. More of a pub/restaurant with rooms than a hotel. Room was small and functional - clean bedding and towels. Shower did not work ( there was a bath too) and no instructions so took a while to work out how to get wall hairdryer switched on.

Some idiot lives in the area with a loud motorcycle and works late, but this probably just happened to be our luck.
Overall > it is a place to stay and as long as you are not fussy then you are good to go.

This was not an inexpensive hotel. My room was a single bed, tiny only a small space between it and the dressing table.
The shower didnt work properly, i needed a vice like grip to turn the handle.
Paint was peeling off the window frames and the facilities were from the 60's

No toilet roll holder. No shower gel in dispenser. No working bulb in bedside lamp or bathroom mirror. No working hairdryer or shaving socket. No spare blanket. No herbal teas.
Shower fell off wall when adjusting height, had zero pressure we had to wash in sink.
No working light in corridor making it difficult at night.
Extremely tacky and dated decor.
Place seemed to be falling apart.
Breakfast consisted of children's cereal boxes and reconstituted juice. Again, no selection of herbal teas.
Cooked menu was cold white toast no choice of bread. Cold, hard poached eggs and a small amount of avocado on one slice.
Waitress surly to the point of tufe. Other staff did not acknowledge us.
No info on parking in Oxford or bus routes, given we were some distance from the centre.
An utter waste of money. I honestly don't know how this Hotel can remain in business.

From check-in to leaving the staff were incredibly rude with one-word grunts from them. The fire alarm went off at 7 am and I went downstairs to check whether it was genuine or not - and was ignored. Breakfast was at 8.30 and I needed to leave by 8 am so no alternative was offered. The room was worn and dirty with almost threadbare carpet, patched up wallpaper and out-of-the-ark fittings. The picture below was the level of dirt in the bathroom. This is the only hotel I've ever stayed in where I felt I needed to check the state of the sheets and really couldn't face using the shower. The room lock was almost inoperable and I felt uncomfortable the whole time I was there. DO NOT believe any of the good reviews and don't waste your money staying here. It was absolutely terrible and the staff were unbelievably rude.

Staff not very helpful or friendly at breakfast none really spoke to us and we werent even sure if we could get a cooked breakfast or not until we were silently handed a bit of paper with the choices!

The propert was tired and needed general updating, it was not the cleanest hence a little grubby. Bed and bedlinen was ckean and comfortable bed. We would not stay again.

The Tree has always been a cheaper place to stay. But the time has come when they have to spend some proper money on improving the accommodation.
The lock on my bathroom was completely broken and I ended up getting locked in. I had to climb onto the toilet and shout through a narrow window to ask a stranger to notify management. A staff member let me out after 15 mins and I explained that the lock needed a proper repair but I don't think he understood as he just pieced the lock back together again. It is a safety hazard to have people unable to leave rooms and not fix the problem. The room was cold.
I resent paying £80/night for a room that doesn't have basic functionality. But no manager was available to discuss this concern.
It's a real shame as the food in the restaurant is lovely. But these rooms could be the undoing of this place.

Convenient for our purposes. Room No:-5 - very spacious and clean. Bed matress nice and firm, we slept well. Shower water pressure disappointing. The room and hotel overall is rather dated and tired though still good enough for a night or two. The Bar/Pub very welcoming. Friendly staff and clientel. We all enjoyed our meal at the Indian resturant, recommended. Full English breakfast is a No No. tasteless chicken sausages, unidentified slice of something pretending to be bacon.. Go for Poached eggs on toast.. All in All a very nice stay and we would return, and have poached eggs on toast for breakfast.

Whilst the building and situation were nice, unfortunately it is need of updating! Sheets clean but beds hard. Carpet and decor need refurbishing. Wallpaper hanging off of bathroom ceiling and whilst breakfast ok, not a great deal to choose from.

Mattress on the bed should have been replaced a long long time ago, bathroom window frames covered in mould, paper peeling off the ceiling. Shower head leaked water all over had to tighten the fittings by hand hot water was only like warm carpets are old and thread bare. Only Indian food available in the restaurant no other choices. Best advice avoid.

After seeing some of the negative reviews I was a bit nervous, since we were here for a wedding. But if you go in knowing the score (some pretty dated rooms, above a loud pub) then it's a great deal for the price! Room was big and comfortable. But it definitely wasn't clean or modern, and the bathroom was a bit on the gross side. Breakfast was very nice and the staff very friendly.

Unfortunate the room was flooded and the staff told me she had phoned and emailed to cancel my booking. I had set off from Dorset so didn't get my email. I had no missed calls. On arrival was told i had no room. The receptionist did offer and try finding me another B&B nearby. But i ended up sorting this myself. Not very impressed. Someone could have phoned me to say the room wasn't available - finding out on arrival after a 3hr drive wasn't how i had planned my day.

We had four primary criteria when looking for a place to stay in Oxford: Price was admittedly first on the list, second was free on-site parking for the car, third was access to busses into the city; fourth was breakfast included in the price. The Tree Hotel delivered on all of these plus a few more. However, it is really just one step above a hostel (which was fine for us) but would be disappointing for someone looking for refined comfort.
Key pluses: the hotel and area felt safe. We never worried for our car or felt uncomfortable walking through the neighbourhood. Iffley looks and feels like the quaint English village is us.
The Bangladeshi-Indian restaurant. This is the one area of the building that looks and feels well kept. It is bright, clean and clean--important for a restaurant. The "Kurma" is excellent, and the "Patia" ... we had to go back a second night so I could have it again. I wish they bottled it!
The room was tidied every day with bottled water and T&C replenished.
The negatives: it is a hotel very much in need of a handyman to look after loose and missing fittings, mouldings, carpentry, plumbing etc.
The staff were a mixed bag. Some were excellent and very helpful and accommodating, others not so much. Some left you feeling that the primary focus was about controlling costs (OK, fair enough).
Takeaway: We would stay again.

Young girl behind the bar was friendly but the owner was very rude to her and us! All he wanted to do was swipe our credit card as soon as possible and had very limited English vocabulary.

We booked this hotel based on the details on the website and the reviews that we had read. On arrival, there was no parking space for us - it seemed that the spaces were filled by people enjoying the pub. That was the first thing - we didn't realise from the name 'The Tree HOTEL at Iffley' that it was actually a pub / restaurant with rooms.
The entrance was not clear as it said Bar/Restaurant. There was no reception desk so we had to go to the bar to check in. No payment was requested which was a surprise as we booked without payment with the request from the 'hotel' to 'pay the hotel directly'.
We were shown to our room. It was awful - certainly not as welcoming as the website showed. The first thing was the noise from the pub - something we were not expecting for a peaceful stay. The curtains were hanging by threads, wallpaper was coming away and the smell was musty. We immediately decided that we could not stay there. We said we were going to leave but were given an option of another room - this was just as bad. We left the hotel without any payment being authorised.
On our return home we found that the cost of the non-stay had been taken from our account.
If you are booking this hotel PLEASE check the refund details - and even if you are paying at the hotel and then leave, your money will not be refunded.
The venue was certainly different from that portrayed on the website. An awful lot of money needs to be spent on it to bring it up to standard.

Terrible rooms - filthy, threadbare carpets, mould on walls, curtains, rotted window frames, unclean bathroom, no shower flow and gross ‘stuff’ around cubicle. The images are not what the property looks like now. Never walk barefoot in the rooms or bathroom. Appalling lack of care to the building. Breakfast was not very welcoming. Not the fault of the young lady single handed handing the dining room and dealing with very unhappy customers alone. At no point is is made clear that ‘full English’ is actually Turkey bacon and chicken sausages - there is no traditional bacon, sausages or black pudding. You can hear the occupants from other rooms as if they are in your room. The accommodation is NOT suitable with anyone with mobility issues. Everything was ‘sticky’. As a local pub it seemed very popular but only for drinks. The previous reputation for excellent Indian food is gone - however the food was just fine from the restaurant’ menu. It feels like they are just trying to make money by overcharging non locals. Garden full of broken furniture - but the glasses were all cleared quickly. Do not pay until you have seen the room. If you do book - Do not choose ‘non refundable’ option. The management do not see any issues with their standards and will not refund and monies.

The general rating seemed mixed but with decent expectations. It was a big mistake in every sense. I requested support for an invoice. They didn't care to reply at all. The WiFi didn't work at all in the rooms, only in the downstairs pub.... The location was good for business reasons but I will definitely not try again.

I didn’t like the room.extremely small and the bed was of another time .I woke up with backache every day and very small for 2 persons ! Otherwise the location is excellent. Hope they change the bedding soon!

Very convenient hotel for visiting Oxford, plenty of parking, easy walk or bus into the city. The hotel is part of the pub and Bangladeshi restaurant, which is handy although we didn't use either of those - and we weren't disturbed by any noise from them. Breakfast was in the bar area and there were all the normal options. Yes, the place could do with a bit of refreshing but it's fine, it was clean, comfortable and a good budget choice. Staff were very helpful and friendly especially the hotel manager. We would stay again if in the area.

The Tree Hotel is a hidden gem in a quiet, tree-lined suburban street but is less than 10 minutes by car from the centre of Oxford. We stayed for 4 nights and we were charmed by its ambiance and the attentive, courteous staff. It’s an old English pub, with about a dozen rooms upstairs. It also has a classy Bangladeshi/Indian restaurant which serves excellent food. They will deliver it to your room at no extra cost, should you wish. The room was spacious, with plenty of storage space. The en-suite bathroom was modern and clean with plenty of water pressure. Sure, the floorboards occasionally creaked, and the carpet was a bit worn in places, but overall it was very comfortable and clean.
We opted for the extra-cost breakfast option and it provided us with a selection of cereal, yogurt, juice, croissants, and a choice of eggs cooked in various ways with all the usual accompaniments. My wife and I requested some alterations that were not on the menu which were cheerfully accommodated with no fuss.
They have a free car park with plenty of spaces. It was quiet at night so we had no trouble sleeping with the window open, an unfortunate necessity in the English summertime when there’s no air conditioning. The hotel provided a fan in the room which helped a bit.
The WiFi was fast and mostly reliable (there was a 30-minute outage one night).
The overall ambiance of the hotel is one of calm efficiency with friendly staff willing to attend to the needs of their guests.

While the breakfast and service was good, the hotel was nothing like it was described or like other properties in the neighborhood. We had to leave early due to a family issue and we are happy we did. The mattresses were very old.

Service was great! Room was clean but VERY tired. The hotel was clean but needs ALOT of renovation/ decoration! The food in the restaurant was amazing. Beautiful curry. The inclusive breakfast was okay, cereal, fruit and yoghurt and hot food to order. We had plenty of tea, coffee, biscuits and bottled water every day.
En-suite shower looked to be reasonably new and was lovely. Small thing it didn’t have a toilet roll holder but no buggy in the scheme of things. Great beer garden but again needs some TLC. Position of hotel was perfect for us. Easy walk to the river and then turn right to walk to Oxford. Would love to have seen it in its hay day! Will definitely consider it again though if we are ever in that area again.

Staff were extremely helpful and pleasant to deal with. We expected that the rooms would be in need of some TLC- you get what you pay for! Rooms were well stocked and clean, the shower in our room was superb.
Breakfast choices were good too. Plenty for everyone to choose from.
Such good value - as long as you don't expect The Ritz.
FAB walk into Oxford along the Thames. Iffley lock is well worth a visit.
