The rooms look like they’re falling apart and we had to ask to switch rooms after finding multiple stains on the bed covers. Annoying part is that they forced us to take a more expensive room and charge us extra when we asked for a new room because ours was filthy. There was water damage and a lot of wear and tear on the “upgraded” room as well, so it wasn’t a lot better

Lots of authentic, historic charm. Our suite in Orchard House was wonderfully roomy. Comfy bed. Housekeeping is iffy - the coffeemaker had not been cleaned from prior occupants. Too bad there is no coffee service at all in the mornings, not even a machine or carafe in the lobby. The "coffee shop" is woefully inadequate and isn't even open most days. I like the place, though, and would stay again. Just have to adjust my expectations.

Charming and historic with rocking chairs on porches. Clean and comfortable queen size bed and adequate shower.

It’s really nice.

We chose the Limpia because it was centrally located for our 3-day plan and that worked out. I expected more based on the price paid. Bed linens were clean, but cleanliness of the rooms could be improved. The rooms and furnishings were worn. We had hoped to dine in room for simple meals (breakfast), but there were insufficient dishes or utensils for the four of us. The pool was nice, but no pool towels were available in the room or at the pool. The first morning there was a coffee setup for one person.

Fantabulous outpost on the western frontier.

Great location especially if visiting the McDonald Observatory. However, management should invest money in updating property basics---the carpet was filthy, a simple sitting chair in room would help immensely, towels that are not torn and frayed.

Well preserved historic hotel with ample parking

The only place to stay in Ft Davis..very nice atmosphere and great pool

Did not like having my room across the street above a gift shop. I thought our room would be in the hotel.
Did not like having to cross a busy street to get to the lobby to use the ice machine.
Did not like having the pool a block away.
Did not like having limited hours for on site staff.
Did not have a microwave or mini-frig in the room.
No chair in the room except a folding chair.
Most of the electrical outlets were already in use.
Only one electrical outlet easily available and it was next to the bathroom sink. Need USB electrical outlets for our modern charging devices.
Parking was very limited.
Room Price too high for the value received.

Nice, historic hotel at an affordable price. Pool was clean and cold. Good place to stay if you are going to a star party. McDonald Observatory is only 22 minutes away.

It was a lovely property. Lots of space if you are bringing a group. The bed was hard as a rock so if you like that you are set. The bath was not conducive to people with knee problems, but they warn that everything is original to the era

Perfect for our trip to McDonald Observatory

The AC was pretty noisy. Staffing was intermittent. Liked the charm of the place and it was conveniently located for visiting relatives.

Ok service. Not very cordial or nice. Asked for late check out but said they’d charge $100. Dirty hallway carpet nice comfortable room however.

Very nice room- comfortable, clean and stocked with usual amenities. But the air conditioning did not work as it should have and when we mentioned it to the front desk at checkout there was no apology or even mention of trying to repair it for the next guest. It made for an uncomfortable overnight stay in a hot room.

Old building was interesting. Didn’t like was not clear rooms were in 3 different buildings.

I was expecting a room similar to what was shown on the site. I was not aware there were separate areas which is where we were assigned. While comfortable and clean, it was not as “old world” as I was hoping. The lobby and main building were like stepping back in time right down to actual keys on a brass key tag. Loved the atmosphere and charm of the area.

Love the historic significance and the charm. A true hidden gem that is a must do.

This is an interesting historic hotel but very misleading because most of the rooms are not in the main hotel but “motel” style accommodation either out back or across the road. This fact is not made clear upon booking as we had assumed we were in the main house especially as the photo of our room was certainly not a motel style room, and neither was the price.
The receptionist was curt to the point of rudeness when we pointed it out and said all they had in the house were suites.
So to reach the pool we had to go from our room across the main road which was not ideal.
The toilet blocked as soon as we used it and we were told the plumbing was old, they even had a plumber’s plunger in the bathroom!

The property itself is a vast collection of rooms in various buildings. The one we were in was across the street above a commercial shop. Unfortunately they seem to have a problem getting staff. This was reflected in the room where the many stains on the carpet were off putting. Additionally, the availability of food was an issue. While they have a nice restaurant, it is only open for dinner. The hotel has a couple of nice large rooms in which they could provide a continental breakfast typical of rooms at their price point but that is not available. When asked about breakfast they say we need to go to the grocery store.

Very helpful and friendly staff. I was contacted by the staff to let me know I had left a medical device. They provided all information regarding how to get the mentioned item shipped to my current location. Thank you!!

The main hotel seemed much better. Our room was across the street in what could be called the annex. We were not told this room would be upstairs, which meant a climb up fairly steep stairs (no elevators). Maybe if we aren’t 80 that wouldn’t have been a problem. There wasn’t any staff to help. Luckily we had help from a compassionate passerby. The room was comfortable, although a bit snug in the bath area. There were no convenient outlets; the dresser needed to be pulled out to plug in the coffee pot.

This is more like a B&B than a hotel. It is an old building that shows its age. Downstairs rooms look to a common balcony which can be noisy during the day. The shower was not easy to work and it just showed its age.
On pros side, beautiful area and the restaurant next door was great.

This is the 2nd time I stayed at Hotel Limpia. It's clean and comfortable. The festive decorations added to the homey comforts of a grand manor. The staff is helpful and cheerful. Location is great, right in the middle of town.
You may want to wear earplugs at night if you are sensitive to noise from the street or the AC.

Make sure to check whether you're staying at the main hotel or cottages across the street. Cottage we stayed in was in need of some renovations, and showers were very small.
