Perfect place for us to get away and allow our college student some much needed down time. The house is in a quiet and beautiful neighborhood. I had everything we needed, clean and very comfortable. The host, Lynn, is great and was available to answer any questions. Highly recommend.

Perfectly appointed and stocked guest house right by the water. Host Lynn is a wonderfully friendly and helpful person, and we enjoyed getting to know her. Will definitely return next year.

The place was awesome. Nice and clean, very nice environment. Very friendly family environment. I would do it again especially on an anniversary or couples getaway. The owners where very inviting and friendly too 10/10.

Gorgeous, superclean house in a quiet, picture postcard residential neighborhood. 50 yards from the waterfront with a cute dock and slither of a beach. The house itself had everything we needed and more including thoughtful additions in the kitchen making it easy to make anything without having to buy loads of stuff. The neighbourhood is lovely with shared amenities like a playground and swimming beach which are perfect for kids and the town of Niantic itself is lovely and is within short driving distance of lots of great spots like Mystic and New London / Ocean Beach. We'll hopefully return sometime soon!

What accommodating hosts and such a lovely little property! From the offer to pre-purchase some groceries prior to our arrival (which was kind but not necessary), to the fresh baked cookies, to all the amenities stocked at the house...just wow! It's a short drive to all that Niantic has to offer, and there's more and more each year it seems (restaurants, shoppes, etc). The house was very clean and well-appointed. It was fairly easy to put the available kayaks into the water and have a nice paddle up and down the river. This was just like a little home away from home. We were able to cook (oven/microwave), clean (dishwasher and washer/dryer), and refrigerate (fridge/freezer). The air conditioning was cold and crisp, which was certainly necessary in the heat and humidity of July/August. If our travels take us again to the area, I'd absolutely look into staying here again.

We had a lovely stay at Lynn's guesthouse! The house was perfectly well appointed, had everything we needed, just needed to bring food, our clothes and toiletries, making for a quick unpack and start to our vaca! Communication was easy and they were close by to help with our questions about the river/ the area etc. The house was renovated and the air conditioning was excellent. There was a small swim beach area in the association (short walk or bike ride), basketball court, tennis courts, small golf range and playground. It was quaint and friendly. We went to Crescent beach one of the days (short drive - check admission prices) and Rocky Neck Beach is also short drive. We enjoyed coffee in the mornings on the porch watching the boats go by. We will be back again!

We loved our stay. It's a charming neighborhood and felt very safe. I particularly liked the fact that the house has been recently renovated and updated, but retained its historic charm. It was the perfect size for our family and the downstairs has an open feeling and my husband enjoyed sitting on the porch and overlooking the water. The owner was quite responsive, friendly, and welcoming. The neighborhood is perfect for walking and is quiet. We will be back!

We were so comfortable and pleased with the cottage. We slept comfortably and enjoyed our stay so much. The accommodations and hospitality were above and beyond our expectations. We hope to visit again soon!

Lynn’s Guest House is the perfect getaway in the Niantic area! The location couldn’t get any better with being right on the river and within 10 minutes of lots of restaurants, activities, and downtown shops. It’s also a short drive to the Waterford area and Mystic! The house was super clean and had so many thoughtful touches throughout to provide you with extra necessities such as laundry supplies, games, books, beach towels, and more. Lynn was so friendly and ensured we had everything we needed. I would highly recommend staying here and hope to do so again soon!

We were staying for a weekend with family and loved the home and it's location. There is a tree just outside the house that must be 150 years old - huge! Our hosts were so generous in what they had available for us. Thanks - we'll be back!

This home was wonderful. All the amenities of home but with a view. Lynn was kind, communicative and helpful. The property was wonderfully updated and the kitchen had all the things you need to cook, bathroom had basic necessities and plenty of linen and towels. We loved the access to the dock and the water views. 10/10 would recommend and would definitely stay again.

Lynn truly made this house a home. So many touches to make you feel welcomed. You could literally just pack your clothes - she and her husband, Dave, even brought over eggs and milk! The river view is amazing and there is even a table for you to enjoy coffee/tea at river's edge. The town is adorable - you feel very secluded in this quiet little nook of a neighborhood, but you are a short drive to civilization - a boardwalk and restaurants. We live in CT and it felt like we were on the Cape! Perfect for our girl's trip statecation!

Stayed last week of August with my mom and my 2 children. Had a wonderful time. Peaceful, very clean home. Everything available for use, kitchen had all the basics you need and then some. Beds are comfy and home is very clean. Lynn is a very accomodating sweet host, she makes you feel like family. We will definitely return.

We spent a few days here for a change of scenery as a family and it worked out perfectly. Very welcoming host, extremely clean, and very well provisioned but not at all cluttered. Had everything we needed for our four year old and 10 month old to be safe and happy. Nice view of the river and great location for walking to the local playground or local beach or taking day trips to the larger beaches nearby. Would strongly recommend. Lovely.

Our family of 4 had a wonderful visit at this property. We were moving our daughter into college and this home provided a nice respite after our long days. We enjoyed our morning coffee looking at the beautiful estuary and even went for a swim. The bedrooms and main floor are air conditioned, which was really nice in the summer. The beds are very comfortable and the kitchen had everything we needed. Lynn was a terrific hostesses - easy to communicate with and very helpful. We hope to return soon!

This cottage has been fully updated, and it came with everything included - linens, bath towels, beach towels, toiletries, hair dryer, napkins, paper towels, throw blankets…and more! All we really had to do was show up with clothes and groceries. The air conditioning was excellent and let us cool the house when we wanted to. It was just 3 of us; my husband and I, and our teen daughter. The footprint of the home is small, but open, and we found it cozy and just right for our stay. There are windows all around in the open living space. The views from the cottage are better than in the pictures, with water views to both sides of the owner’s home, which is to the front. We enjoyed sitting on the front porch, which is nicely protected from the wind and looks out towards the water. There are magnificent old oak trees there! Lynn and David were very gracious, nice people who opened their whole property to us, giving us access to the waterfront furniture and floats. We felt more like guests than renters. The waterfront deck, which was just a few steps from the cottage, was our favorite spot (fyi, there are no railings.) The camp chairs were perfect for relaxing after a swim or kayak. The area is very nice for kayaking. We borrowed two and brought one of ours. All the gear is in great shape. Down the 5 or 6 deck stairs is the water, with a sandy bottom, and some small rocks and shells. At high tide, most of it is covered, but the water is shallow, so nice to wade right in. I wore crocs to swim which were perfect. The water was so warm!! All in all, the cottage was clean and neat as a pin, tranquil, and in a quiet spot at the water. We enjoyed our stay and look forward to returning!!!

First time using a VRBO. Awesome experience! Lynn was an exceptional host. From outdoor activities like kayaking, swimming, or relaxing on the beach to indoor activities like board games / cards, reading a book or simply watching a little television; is all there for you. All the amenities of home are available for you. I would definitely rent here again.
