The house has a great layout with 3 separate sleeping areas that make it ideal for multiple families. There were plenty of linens, beach chairs and toys, etc. We really enjoyed our stay!

There were 12 adults and 5 children. Robin went out of her way to accommodate our needs! She provided 3 pack and plays which was a huge help. The kitchen is extremely well equipped Plenty of towels for everyone!

The house was really clean and the a/c was left on so when we entered the house it felt good on a hot sunny day. Bedrooms and bathrooms were tidy and clean. The decor and the furniture of the house was nice and comfortable. Location is Ok, it was about 8 min drive for stores or beach.

4 couples and 6 kids and a pet! Perfect for all of us. No fighting over bathrooms, no cramming for common areas, short drive to Narragansett town beach and close but not on major road to get to where you need to go with clear instructions and helpful information for seeing the area.

This house was amazing, the inside furnishing are top notch, and the flow of the house is perfect. Had my 50th bday party, and we have 4 teenagers therefore sleeping was great as the kids had their own section of the house. Also with just under 50 people the backyard was great for a large gathering. Lastly Robin was great, and responded to anything we needed in a matter of minutes. We will look to stay at this property again for sure.

We had an amazing time at this house. Robin was very attentive and communicative in the booking process along with checking in. I arrived about fifteen minutes early and reached out to her to see if I can enter and she responded very quickly allowing us to do so. The house was extremely spacious and beautiful. The pictures are gorgeous online but the house in person is even more so. We couldn’t believe how spacious it was as well as clean. It came equipped with plenty of towels and fun games to play. We definitely enjoyed our stay and was the highlight of our girls weekend. Thanks Robin!

This house is amazing. It fit us all comfortably and is beautifully decorated. Everything is all new and it has great outdoor space. The kitchen is fully stocked and the bathroom had lots of towels. We didn’t get to go to the beach, but the garage was stocked with everything you would need. The host was very easy to contact and was very accommodating. My only advice would be to make sure you bring soap for the bathrooms. I was surprised to find out that there was none, ☺️

Used the house for an extended family getaway. Overall, enjoyed the location very much; convenient to beaches, towns and around a half hour to Newport RI. The bedrooms, bathrooms and upstairs sitting areas are newly redone and very nice. The house is very well stocked with beach accessories, linens and kitchen items.
However, as other recent reviews have mentioned there is halted construction at the house that impacts the atmosphere in the kitchen and outdoors and does not provide a general sitting area for a large group other than the dining room table. The kitchen area was completely different than the photos in the listing -- the photos showed a beautiful light, open area with a screened in room with additional seating whereas the current kitchen is dark with a brown carpet and plastic over the glass doors. (I see these photos have now been updated on the listing, but the old ones were up on the site at least until September 18th).
I appreciated the offer of our being able to check into the house early. Communication with Robin was very nice and prompt until after our stay when I mentioned the kitchen area discrepancy between the listing photos and reality. Her response was not gracious.

The house was a good size for our guests but poor communication with the host, the house renovation and the kitchen photos listed inaccurately put a damper on our stay. Robin’s communication was disrespectful, dishonest and accusatory. The kitchen photos listed were false and the kitchen that was at the house, although functional, was not as pictured- due to the house under renovation (which was also not disclosed to me prior to our stay). Robin further blamed me and guests for breaking the AC, which was not functioning properly since we arrived, and Robin offered no help to remedy the AC until after our stay.

Great home - beds are super comfortable. House was clean and comfortable. Kitchen and bathrooms fully stocked. The only issue were 1) location - not close to beach and parking was impossible 2) construction on property took away the advertised screened in porch which could have been a children’s bedroom 3) carpeted kitchen??? When they do finish the house - it will be beautiful

The house is under renovation. A cease and desist order was on the front door dated feb 2023. We booked the house in nov 2022 for a wedding with family flying in from Scotland. We were not told about the house renovation until the day before we arrived when we reached out to ask a question.
While the 7 bedrooms were quite nice and the upstairs bedrooms had small seating areas for a small number of people, there was no common area for us to hang out in inside the house on the first floor. The renovation I believe is meant to address this but didn’t help us. The only common area on the first floor has a dining table with seating for 8 people.
The backyard where we were going to hang out looked like a construction zone with lumber covered with a tarp and plastic blowing on the part of the house under renovation making sitting out there not at all inviting. There were two glass tables with umbrellas out there but we weren’t inclined to use them.
We sent an email to the owner the day we arrived requesting a discount since what we thought we were booking and what we got didn’t meet our expectations but we were told no as they believed that the house was fully functional. The owner knew about this renovation since February yet did not mention until we were checking in. Renters beware!

The house is large, clean and very well equipped with kitchen utensils and beach gear. It is centrally located; only five minutes from grocery store, beaches and the Block Island ferry as well as numerous restaurants. We had a wonderful stay with 13 people, ranging from two to seventy two! Robin is very responsive and helpful. We hope to return next year!

We had a glorious time and we loved being able to walk to the beach any old time we wanted to. We're a family who cooks in (and we have some terrific cooks), so our chefs especially appreciated the chef-quality stove and all that came with it-- a profusion of lobster crackers, tongs, pots and potholders. It really was a wonderful vacation for us!

Briggs Farm was a wonderful place to stay for our family holiday celebration. It was beautifully decorated for Christmas and accommodated our large family group. The home had all the neccessary kitchen items to make wonderful meals at home. It was also very close to the beach, to Newport and stores for every need. Rented this home for an annual “friendsgiving” get-together and it was perfect for our large group. The kitchen was great for cooking a full thanksgiving meal, and the table is massive and seated us all. The amount of sleeping space was AMAZING, we were all able to spread out and the beds were extremely comfortable. The outdoor space was a massive bonus too. Everything was super clean and nice. Tons of parking space. Robin, the host, was super accommodating and communicative. My group hopes to come back some day!

Stayed at this house with 6 friends for a long weekend. We each had our own bed which was great, and all beds were newer and very comfortable. The house configuration for our group wasn't optimal for socializing, with no living room on main floor. For 6 people, the main house living room was cramped trying to watch TV, and the "annex" living room was even smaller. Overall the house was very clean, but the kitchen, 2 of the 3 bathrooms, and decks were a bit tired and outdated. The location is great, host was very prompt and helpful. If you plan on cooking, pack any cooking ingredients you'll need, as there was only olive oil and salt/pepper in the house. The house had plenty of cooking hardware, just nothing else. Since Covid, I get it that some VRBOs have removed basic kitchen items as this one has. Just come prepared, or make sure they're on your shopping list. Cable channel selections are basic and TVs are not smart to support subscription services.

We came for my son's wedding and the location was perfect both for wedding activities and ease to shopping and beaches. The kitchen was incredibly well equipped. This was the first vrbo we've stayed in where the outside grill actually worked and there was an extra propane tank available. Robin was very responsive and accommodating. The outside space was wonderful for children and the many toys were much appreciated. The only issue for us was that there is no first floor living space (both living rooms are on second floor) which makes it difficult if there is a person in party that can't do stairs.

A group of 9 girl friends and I came here for a long weekend and loved it. Very clean and spacious. Great location, about 30 min to downtown Newport, but many local eats and beaches near by. We went to Scarborough Beach, which was 4 minutes away. The host was so responsive and the most helpful!

This house was amazing! The pictures do not do it justice. So much space, and great nooks to hangout in. There is an upstairs deck that is GORGEOUS. A huge garage for storage. Kitchen is great and had everything we needed (except for a sponge and good spices). Recommend this house to anyone with a big group!

We had a wonderful few days at the house. It is well appointed with everything you need - linens, beach towels, full kitchen and bathrooms. The walk to the beach is long but very pleasant and the reward is a gorgeous beach. There are plenty of bedrooms and bathrooms, even with a large group the house feels spacious and easy to find quiet space to yourself. Plenty of parking on a beautiful residential street- the location is lovely. 5 stars across the board I would absolutely love to come back and recommend it to friends

My group of girlfriends and I had a wonderful stay at this property. The location was very convenient, close to the beaches and many restaurants! There was more than enough parking, which can be tough to find in those town. The house itself was everything we needed and more. Plenty of different spaces to hang out all together or apart. Communication with Robin was quick and easy. Would definitely love to stay here again!

The Briggs Farm house was absolutely wonderful! Easily slept seven couples and there was plenty of room for the group to hang out. The outside covered porch area was great for breakfast and the backyard was great for games. Double ovens really helped when cooking for the whole group, and the kitchen was stocked with every item you could possibly need! Additionally, there were lots of towels (both regular and beach), as well as beach chairs, umbrellas, games and sand toys. Easy access to the beach really made the trip. Would definitely stay there again!

I can’t say enough good things about this property. We will be raving about this house for years to come. It was a very large beautiful house with everything we needed and more. The beds, linens and furnishings were very comfortable and appealing. The house had all the kitchen items we needed plus all the beach items (chairs, towels, toys, games) we’re a huge unexpected bonus. All this plus the gorgeous grounds, multiple decks and being 1 mile from Scarborough Beach led to a perfect weekend for 12 girls! The property manager was very nice and helpful and had everything we needed and quickly communicated back when we reached out. Highly recommend.

Robin's home was absolutely perfect for our girl's beach weekend. The house is spacious, clean, and welcoming with all new linens, decor and supplies. The kitchen had everything we needed to feed a crowd. The outdoor space is perfect for a BBQ. We all loved the wrap-around deck on the second floor. The home is just 1 mile away from Scarborough State Beach and the home comes with beach chairs to use. Looking forward to booking again soon!

Everything was great about the house- just the right size for 8 people. The bottom downstairs bathroom had a funky handle so it took us a few moments to get the hot water working. Also the kitchen fridge was being replaced so we had to use the garage fridge, but Robin was great about letting us know what was going on, very transparent.

Robin deserves way more than 5 stars. Her personality and willingness to go above and beyond for our group alone deserve the 5 stars and that was before we even got to the house. We had a group of girls that were traveling to Block Island and she let us park near her own personal property so we didn’t have to leave our cars at a random spot or pay for all the cars to park at the ferry. When we arrived at the house it was an absolutely gorgeous place and immaculately clean. There was enough room to hang out not only inside but outdoors too. We had plenty of starter supplies that she provided which was a plus including plenty of towels, linens, and toiletries. The check-in/out was easy and again the house is so cool! We loved the space so much and there was a ton of room, I wish we stayed longer. The area around the property was a huge bonus, going to visit the horses and cows on our morning walk was such a sight to see. It is really so close to Narragansett beach but to all the breathtaking beaches RI has to offer, after all it is the smallest state. Robin is a super host and her property simply beautiful I would stay here again in a heartbeat! Thanks for an amazing experience, Robin!!
