Good location and absolutely lovely friendly staff. Nothing was too much trouble. Room was a little cold and toilet cistern noisy but this didn’t detract from our stay

Great value for money when staying Sunday (breakfast included). Brilliant location with tramline stop up the road and everything needed room wise. However asked for a quiet room, but sleeptime was disrupted by what we can only think was a staff locker room above room 125? Don’t think it was a hotel guest as sounded like doors closing every so often (there are no cupboards in hotel room!). This woke us every time it happened throughout the night and after 6am, we never got back to sleep 😩

Very friendly staff. The bed was comfortable with a choice of firm or soft pillows. I tried the inclusive breakfast on one of the 4 days of my stay. It was ok but low quality sausages and cold, soggy hash browns. I didn’t return for breakfast in other days. Nice location close to The Shore in Leith with plenty of cafes, bars, restaurants and shops, and some stunning views.

The Hotel was cleaning and the bed was comfortable. I enjoyed my stay and I am actually staying there again in a few weeks.

Had a few problems getting there as we got of the tram at the wrong Holiday Inn Express so had a two mile walk, gratefully downhill. When we got there realised the real tram stop was only 100m away...very conveniant for the rest of the trip. Nice room, very nice staff, and a good restaurant with an all inclusive breakfast which was very comprehensive to others we have experienced. A nice four day stay.

The only issues we had were:
1} Queueing for breakfast - we were down by 8am but those who were later (after 8.30am) had a 20 mins plus wait to get seated.
2}Paying for Parking - must be done within 20 mins or driving in - need to use the machine in the Foyer as a lot easier than the App which is quite a pain to use

Stayed 2 nights with a friend and his wife in 2nd room. Show and meal in city centre with family and friends. Staff were great.

Conveniently located very near a team stop so you can get to the city centre in 20 minutes. Hotel has (expensive paid) parking. It’s what you would expect from a HI Express, clean and reasonable. Food is very average and breakfast is not great, but there are many dining options locally.

We enjoyed our stay. It was super close to a tram stop, so access to downtown was very easy. Breakfast was a little crowded, but they handled it well.

The room we were assigned was not meant for family of 4. It was a tiny room that barely fitted a double bed and a twin sofa bed.

Standard was as expected from hi express. Good sized modern room with all necessary facilities- good location for city centre.
Hotel full and quantity of breakfast items provided not sufficient for footfall at breakfast- this should have been anticipated - staff were on the back foot to keep it stocked.

we were concerned that the hotel would be a little far out of Edinburgh but it was just 15mins on the Tram and very easy to find. We even found it a pleasant walk in to Edinburgh city centre. We have to say a big shout out to Jamie on reception who was so friendly and welcoming a real credit to the hotel. Breakfast was a little chaotic but they do warn about peak times, but what we had was fresh and delicious. We would have no hesitation to stay here again and to recommend to friends.

The location is ok- about 20 minute drive to the old town. Hotel was ok although in our room the air conditioning was very loud and it was hard to sleep. Staff was very helpful and friendly.

The staff was exceptional!! I would have thought we were at a much higher end hotel based on the service. Very clean, great breakfast. Short walk to the bus stop. Hotel itself is just a little tired but not bad at all for the price and the service. Would recommend

We’ve stayed at this hotel several times now and have always been satisfied.
It’s in a quiet location with easy access to the city or surrounding areas.
There is ample free parking either outside the hotel or in a multi storey car park across the road.
The rooms are comfortable and have air con, a welcome addition in hot weather. There is not much room for stowing any clothing but for a single overnight stay it is adequate and convenient.
We only had breakfast which was well laid out with a good choice of food.
For an overnight stay as part of a longer trip we have always found the hotel comfortable and the staff friendly.

AC in the room was hard to make it work. Very limited space for 4 persons. Breakfast menu could be improved or having more variety.

The staff were exceptionally helpful and our room was small but clean and worked well for our needs. Bus and train service was just steps away.
