Our bed was very comfy and the room was very spacious, with lots of storage, for just the two of us - it can easy fit three guests. Check in and out was easy. The mini-fridge was a nice addition.
The skirting board behind the toilet had been removed (we presume for some repairs) and was covered up by rolled up towels, which didn't look pleasant. On the morning of our check-out, our toilet blocked up and it had been leaking throughout the night - not very nice!
The TV was positioned in an odd location and the towels could've been a bit bigger!

Well located, car parking made easy by the provision of parking cards, lovely landlady.
The room we had was a bit cramped, but otherwise quite adequate. It was also on the top floor. Ok if you are fit (we are fit enough), but could be a problem for anyone who doesn’t like stairs.

The room was tastefully decorated and furnished. It was very clean and comfortable, with good quality towels and bed linen. We don't do breakfast so we didn't try that, though it looked popular. Suzanna was very friendly and helpful.
The Wi-Fi in our room was slow at peak usage times, but good enough otherwise.

This place is a little gem. The lady is extremely pleasant and helpful. The room was very clean with so many little touches But not overdone or fussy.
This place is beyond a B&B as you would know it and I would give it alot more stars if I could.

I booked our room last year and had book a room on the first floor with Seaview on arrival our room had been given to someone else and was told it was a computer error I was very up set as I'm registered disabled
I dint get the room I booked also asked for bottled water for kettle I was told to use bathroom sink for water I only good thing was the breakfast

The place is nice and clean. Suzanna was very kind, helpful & very accommodating. The sea view was amazing and i could easily see the sunrise from my room window. Decent breakfast too for £7.5

One of the comfiest beds I've ever slept in, in a cosy, warm room and with a lovely sea view over North Bay. The breakfast was exceptional as well. For the price you cannot beat it.

An exceptionally clean guesthouse. Room very comfortable and tasteful with all the things you will need for a comfortable stay. Hosts obviously care deeply about guests comfort. Did not have breakfast on this stay but did on a previous stay and it was excellent then. View from my room across bay was beautiful.
Just be aware that the drive only has room for four cars. It is worth checking with the hosts where to park on it because they have to juggle and advise where on drive you park so people leaving before you are not blocked in. I think they can provide on street parking discs as well but worth checking with them as not sure.

Lovely room, clean and cosy with an excellent sea view.
Excellent quiet location on Scarborough North Bay but still close to all of the attractions of the south bay and Scarborough town centre.
Host was very friendly and welcoming, we will be stopping again.
We had noisy neighbours in the attic room above us.

Very clean hotel, Very friendly welcome, nicely furnished rooms. Easy acces to both town and the Beach Front. Full English Breakfast as an option in the morning was good.

Breakfast was delicious, the best I've had for a while. The bed was comfy, room was clean and it had a lovely view.
There was a funny smell in the room which wasn't very pleasant. I wouldn't stay again for this reason.

EXCEPTIONAL! Fantastic room with a brilliant view and a VERY comfortable bed with an ensuite that was clean fresh and well equipped.
The accommodation was clean and bright,at lot of attention to detail with quirky artwork / decor.

I liked everything about the leeway hotel. The owners were very friendly and helpful. Breakfast was excellent, well cooked and you can have what you prefer. My room was on the top floor was clean, comfortable and with a amazing view of the north bay and the castle.

The room was wonderful & couldn't get a better view as well as having a mini fridge & coffee machine & the owners are lovely people can't do enough for you, I don't stay anywhere else now the standard is high

all in all good value for money. Suszanna is a very friendly host. Parking space on the premises is limited but I was handed a display pass and found a spot directly in front of the property. Appeared safe and secure enough.

Beautiful, clean accommodation in the perfect place for accessing both the North and the South Bay. Zsussanna was extremely helpful and the full English breakfast was amazing. Thank you.
