We had a great stay. The house was clean well stocked and close proximity to the beach. Check in was effortless. We were in constant communication with the management for check out instructions. House was beautiful and had plenty of room for 7 adults. I would recommend this property and management to anyone looking for vacation rentals.

The house was perfect and it was very easy to extend our stay when we needed to.

Lot's of sleeping space, however the bedrooms are all on floors 2 and 3, none on ground level. Very steep steps as well. There was an elevator and it was initially not working. It took some waiting and back and forth with the staff until it was running again. We had one guest with mobility issues. I feel this should have been mentioned in the listing, as I would not have rented the property with no ground floor bedrooms. The only other issue was the master bedroom. The sheets just did not fit the bed. They kept coming off during the night on all sides. Please get some deep pocket sheets! Very annoying.
Other than those two issues, the stay was very comfortable and nicely furnished. The kitchen has new appliances and anything needed to make a meal. Quiet neighborhood and close to public areas.

My family loved how much space we all had!!! Very clean great location to everything . We had everything we needed plus extra! We will be back!!!This condo was beyond our expectations!!!!

I have stayed at this house the past 2, July 4ths
I love the location. And the commute to beach is easy… the house offers elevators for the elderly and disabled. Which is a big plus!!! Perfect house for some family time!

Beautiful home in close proximity to the beach. Plenty of room for six adults and three kids; the 3.5 bathrooms were a huge asset. A couple cleaning hiccups were immediately addressed and staff were professional and friendly. Kitchen has basic needs, but no extras such as crockpot, ziploc bags, salt, pepper, etc.

Our family has been vacationing in the Florida Panhandle for over 25 years and this is by far the best place we have stayed. It is exceptionally clean and well furnished. We have a large family and is plenty of space for all of us to sit and have dinner together. The kitchen is nicely stocked with dishes and cookware. The beds are all extremely comfortable. While it is not directly on the beach, there is a view of the bay from the balconies. Beach access is very convenient. If you are fortunate enough to snag this comfy home, be sure to watch for the little rabbit that likes to make early morning and late evening appearances by the deck in the back yard!

This house is modern, clean, and comfortable. The bathrooms were well stocked with towel and were all very nice and updated. The location is a super short drive to the beach and convenient to restaursnts and grocery stores. Recommend highly

This is the 2nd time I’ve stayed here...love the location. The neighborhood pool is a plus! Nice public beach entrance right outside the neighborhood! The house was amazing!!! The elevator is a great feature...you don’t have to tote luggage to car!

Our family loves Just Beachy at Arborgate! This is the second time we have stayed in this home and we could not be happier with the accommodations! Just minutes from the beach with a beautiful view of the bay, this home offers everything to make for a perfect vacation! There are amazing local restaurants and the home is in close proximity to the grocery store. Perfect home for your beach getaway! We will definitely be planning more trips to this location!

We stayed at Just Beachy while attending my daughter’s graduation in Pensacola. This was definitely one of my favorite vacation rentals to stay in. It’s in a nice, quiet location less than 5 min from public beach access. The unit was very clean, spacious, and comfortable! They provided plenty of towels and toilet paper which was great. I have stayed in other units before where it was only one towel per person. The text support number from Vacasa was amazing! Thanks so much for answering all of our questions! Great house and great customer service! You will not be disappointed in booking this property.

The home was exactly as pictured, super clean and fit 9 adults comfortably. Could have been more. The neighborhood pool looks small enough for one family at a time but the neighborhood is also small and there are plenty of beaches to choose from

The stay was awesome!! The house was even better than we expected. The way the house is laid out offered privacy for all who stayed. We had everything needed so we could just unpack and have fun!! It was clean and the decor was so nice but made you feel comfy at the same time. We will for sure book this when we go back. The quiet cove was another advantage, and the view of the water was very nice!!

This was our family's 2nd time booking this house this year. We love the neighborhood and being near the beach. This time we bought our bikes and enjoyed riding in the neighborhood and the bike trail. We will definitely be returning next year.

We had a Lovely Lovely stay. The place is perfect and we can't wait to come back!! And it's a nice location. 2 minute drive to the beach. Thank you for sharing this beautiful home!

The home was bigger than we expected, organized and clean. It fit two families (9 total) very comfortably. Would book again if we come back!

House isn't as nice as the pictures suggest. Lightbulbs missing, sheetrock busted, toilet paper hangers fallen off, one toilet wouldn't flush, rear door wouldn't close unless REALLY slammed, elevator had issues and almost left people stranded (sketchy), etc. Just not what we expected from the pictures and what we paid.
