It’s hard to know where to start in reviewing this property - avoiding hyperbole it is in the bottom ten of places I have ever stayed at - especially for the prices charged.
1. The internet did not work **the entire 3 days of our stay**. Apparently it was going to be fixed after we left, one of the days of our stay was a national day so this supposedly slowed the process down. I can’t say if it was a service provider issue or not, but I can say that it was not functional for three straight days and the owner did **nothing** to recognize that a major service offering in her overinflated prices was not met. Her remedy was to go a cafe to get our internet.
2. It was dirty - the floor was clean but the upper reaches had hardened spider webs throughout many of the light fixtures.
3. The breakfast, a 12 euro extra, was awful. Not just bad but awful, the first day the owner was there and in fairness it was just underwhelming. The second day she left it to her assistant and he was disinterested - eggs were grossly undercooked, then the bread was removed before we could make up for the fact that the eggs were undercooked. So we were left with very little edible. The dishes from our breakfast remained in the eating area all day and most of the night - not that was particularly inconvenient to us but it was illustrative of the fact he left as soon as he could.
4. We were provided the kind of plastic credit card sized key cards you get at most modern day hotels. Perfect, j

Very good location. Beautiful room deco and spacious. Delicious breakfast. The room was on the street and it was nosy with open windows. So in summer chose garden view!

really lovely. clean, spacious room. With a lovely ambience. Beautiful house and so close for walking into the centre of Ypres. Most enjoyable stay. would certainly recommend and stay again.

Perfect blend of stunning art deco furnishings and modern stylish fittings. Clarisse, who showed us round was so helpful and attentive. Breakfast was outstanding with touches of class with the tableware. And all so close to the amazing Place des Héros (Town Square). Shared bathroom (with just one other room it seems) was totally acceptable given all these positives and an amazingly low price.

A friend and I stayed here and couldn't be more pleased! Although I was very ill during my stay, the hotel, location and town enticed me to get out and enjoy. We were only there 2 nights but would have loved to have stayed longer.
