Enjoy the outdoor area which includes bbq, outdoor dining & lounging areas, plus the spa and large heated pool.
There is plenty of space, with two lounge areas and open plan living.
The master bedroom has a king bed, walk-in wardrobe and en-suite. One bedroom has a queen bed, one has bunks and the other has a single bed, plus trundler bed. The downstairs bedroom has a workspace setup.
The house is at the end of a quiet cul de sac, has off street parking and a large double garage, with laundry.
Furnished Rentals Booking Conditions
THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on April 1st, 2021 between the following:

The guest

The host

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”

LEASE TERM. The Guest shall be allowed to occupy the Premises starting check in date from the check in time and ending check out date at the checkout time (“Lease Term”).

PAYMENT TERMS (Direct bookings)

30% deposit to confirm the booking, balance due 30 days prior to arrival.

Once we accept your booking a deposit must be paid AND received by us in order to secure the booking. Your booking will be confirmed upon receipt by us of the deposit. Failure to pay the deposit in time may result in your booking being cancelled and the property being made available to others. Should we cancel a booking of yours due to non or late payment of a deposit then any deposit received by us from you will be refunded in full.

CANCELLATION

The guest is responsible for undertaking due diligence on the property to ensure it is suitable for their (the guests) needs, expectations and fit for purpose. Properties are advertised as accurately as possible to represent the property. All accommodation is provided using reasonable care and skill to be fit for purpose. The property manager (Furnished Rentals) will answer any questions about the property prior to the booking being made. Change of mind or request to cancel due to not liking the property are subject to the cancellation terms.

CANCELLATION TERMS (Direct bookings)

All pre-payments are non-refundable. If you need to cancel, please advise Furnished Rentals as soon as possible and we will delete your booking from the bookings calendar. If new bookings are taken for your cancelled dates, you will be refunded any nights that are re-booked less a $150 admin fee. If you cancel within 30 days of your booking commencing or your stay has already commenced, the 30% deposit is non-refundable for any rebooked nights.

We strongly advise that guests take out appropriate insurance cover should events arise that require cancellation. We will help guests in providing documentation to suport any insurance claim.

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total number booked guests.

If more than the authorized number of boked guests are found on the Premises, this Agreement will be subject to termination by the Host and instant eviction of the guests with no refund.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following:

Any excessive power and/or water usage

This means reasonable usage that is beyond the normal usage of the number of people residing in the property.

BOND (also referred to as the Refundable Damage Deposit and/or Security Deposit). The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:

Bond amount as detailed in the booking process. The Bond is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Bond at the execution of this Agreement. The Bond shall be returned to the Guest after the end of the Lease Term less any itemized deductions. This Bond shall not be credited towards any Rent unless the Host gives their written consent.

Any breakages or damages to be covered by the guest. Guests are liable to pay the home insurance excess for any damages that require an insurance claim. If damages don’t equate to the amount of the excess, damage costs will be deducted from the bond.

PETS WITH PRIOR APPROVAL, CONDITIONS APPLY

Pet Policy

$20 per night per pet (negotiable for longer stays or multiple pets)

$500 Bond per pet which is refundable following inspection after check out.

Additional $100 cleaning fee per pet (negotiable for longer stays or multiple pets)

All poos to be cleaned up from garden

Poo to be bagged up before going into the rubbish bin

Pets not allowed on furniture

Pets to be kept under control and not disturb neighbours.

Pets are not to be left at home alone for long periods.

Guests are liable for any and all any damages by the pet including but not limited to will not scratch the doors/walls, urinating of pooing inside, staining carpets or rugs or furniture, leaving a doggy smell in the house, chewing furniture, digging holes in the garden or other things that dogs can do to damage property.

LONG TERM STAY POLICY (STAYS LONGER THAN 60 NIGHTS - direct bookings only)

30% Deposit to confirm your booking (non refundable).

Balance due in monthly instalments in advance

Balance of the bond, cleaning and linen to be paid in the first monthly instalment

Long term exit cleaning fee applies – custom quoted for each booking

Mid stay cleaning may be required - custom quoted for each booking

Bond payable – custom quoted for each booking

1 months written notice (payment of the notice period required).

Cancellation fee of $150 to cover admin costs.

Any re-booked nights outside the notice period are eligible for a refund of the 30% deposit.

FURNITURE. All furniture must be returned to its original position, otherwise costs will apply and be deducted from the bond.

CLEANING: Guests to leave the house in a clean and tidy condition. If the house is not left in a reasonable clean and tidy condition and additional cleaning is required, these additional costs will be deducted from the bond. Instructions for how to leave the house will be sent 1 day prior to check out.

KEYS AND REMOTES: If there is a lockbox at the property, the guest must leave the keys in the lockbox on check out. If this is not done, a locksmith will be called at the guests expense. If the guest locks the keys inside during their stay, a locksmith will be called at the guests expense. If any remotes (door/garage etc) are lost, a $150 replacement fee applies.

SMOKING POLICY. Smoking on the Premises is prohibited.

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with 1 hour prior notice. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated and guests evicted immediately. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

The Host or approved representatives will be able to enter the property with 1 hours notice as required for maintenance purposes. If the guest is not home, the Host or approved representative are still able to enter the house or property to inspect or carry out works. If the guest turns away an approved representative, any call out fees will be deducted from the bond/security deposit.

The property manager (Furnished Rentals) or approved service personnel may enter the property with no notice as required for maintenance purposes or if there is any concern about the guest’s behaviour in the house.

RUBBISH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. A $150 fee applies if excess rubbish is left at the house or the bins are not left out for collection, or rubbish is incorrectly sorted into the general waste and recycling bins.

QUIET ENJOYMENT. The Guest, along with neighbours, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbours with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
