Your San Marcos adventure begins at this marvelous 4-bedroom, 2.5 bathroom house. With 1 king bed, 3 queen beds, and a comfy sofa bed, this cozy retreat offers a great relaxing getaway nestled on 3/4 acres of land. The house features hardwood and tile floors throughout, granite counter tops, breakfast bar and stainless appliances in the kitchen, and 3 full size couches in the main living area. Enjoy the large backyard, featuring beautiful mature oak trees, a fenced in back patio area, and you just might spot a few deer out back. Kickback, relax, and enjoy everything San Marcos and our house has to offer. Close to all tubing spots, Schlitterbahn, Gruene, and outlet mall!


The space
The house is perfectly situated between San Marcos and New Braunfels, both perfect spots for tubing, shopping and visiting all the sights the area has to offer! If you have your own tubes, you can store them in the garage. No cars can fit in the garage. The driveway has enough space for 4-6 vehicles. The backyard has a covered patio with grill, perfect area for grilling, mature trees, and a great area to run around and explore. You may even see some deer early in the morning or late in the evening in the backyard. The house has 4 bedrooms, 2.5 baths, and has approximately 1800 sq. feet of living space.


Guest access
Full access to the house. Washer and dryer in the garage. Large backyard perfect for grilling and exploring and for the kids to play hide and seek!

Other things to note
Please note - There is some road noise from large trucks going by on the main road due to all of the development in the area. It is pretty noisy outside but is not very noticeable inside. There is also a train track 1/4 mile away, and unfortunately the City of San Marcos lost its designation as a quiet zone. So that means the trains do sound their horns as they go through. As of November 2024, the city is still not in compliance (will update when the city gains quiet zone compliance). If you are a light sleeper, you may want to reconsider booking the house, or bring some ear plugs or other noise cancelling devices. This generally isn't a big deal but I do want to make you aware just in case.

Also note that we do not give out actual keys to the doors nor do we give out key pad codes. For access to the front door, you will need to download the August Home app and use that during your stay. I can add any of your guests to the app for them to use as well.

We have a Keurig coffee machine as well as a drip coffee maker. Full size fridge (please remember to take out what you bring in). Several cooking utensils and cookware, along with grilling tools. Please note the grill is a propane grill and I can't guarantee that there will be a full propane tank when you arrive. If it is empty, please exchange the tank and let me know so that I can reimburse you. Thanks!
