Fantastic restaurant on site

It’s good value for a 3* Italian hotel. The balconies overlooking Rome as a nice touch especially when it’s not raining. This was my third stay at this Hotel by choice.
Breakfast doesn’t start until 8am so not great for early starters.

I did like the balcony. Very nice view and quite area. I got calmly sunbathe and rest on the couch.
In addition I liked that the train station was next to the hotel and it was very convenient to get on the train.
The breakfast was not varied. I would have liked more fruits, eggs, pancakes and so on. Every morning I ate the same things 7 days straight. In one morning the breakfast lady forgot us, and I had to remind her that I ordered a cappuccino that is her job to offer us. I could not do the coffee by myself. There was two times when personal asked if I am check out-ing tomorrow, like they don´t want me there anymore. It made me feel a little uncomfortable.

The bed was comfortable and the location of the hotel was in the centre of Frascati
The views from restaurant balcony were breathtaking with Rome in the background
Air con not working in son's room for the whole week in heatwave conditions and intermittent in our room
Furniture was very old and needs replacing and there were only 5 hangers in wardrobe between 2 people.
Bare minimum put out at breakfast and had to keep asking for more items.
Shower head would not stay in place and kept dropping down
Staff not very friendly or helpful and I felt uncomfortable when having to ask for something.
My son soiled his mattress due to a bad leg but a waterproof cover was not initially put on the bed which resulted in blood stains on the mattress.
They complained about this and I was forced to pay 125 euros towards the cost of a replacement, but no refund was given to me for the lack of use of the air con

The room was not very clean.

everything! the room was big and bright; the terrace had an amazing view! I haven’t had a buffet. breakfast in so long, so it totally took me back in time. We loved it! And if we were to come back, we wouldn’t search for any other place to seat!

Staff were exceptional answered all our questions and found us a table when restaurant was full.

stayed there before in 2019 so going there again in August 2022 shows that I’m happy with the service and the location. The staff are helpful and friendly.

The hotel is well situated.
The Aircon was broken so we had a room with a balcony at no extra cost but it was still very hot. The breakfast was very basic and a bit and miss really, items not replaced if gone. The staff speak very little English and was difficult to ask for items that weren't out at breakfast, sometimes it appeared too much trouble for them. We had twin beds and they are tiny!

The pillows were very nice (better than most hotels I have been to). The property is essentially exactly what you might expect from a tiny-italian-town-hotel. There were a few minor annoyances but I had no major problems/issues with the room.
When I arrived I rang the door of the hotel and nobody let me in, so if you go remember it's best to enter through the restaurant (although I think it's bad form for hotels to not answer their doorbells). The variety of the breakfast was quite underwhelming, that could have been done much better. The soundproofing is really bad so you can basically hear the person in the next room taking a shower... I couldn't get the A/C to work (maybe my own stupidity but it wasn't straightforward).

spotless, cleaned daily, location right in middle, beside train station, very accomodating staff with early breakfast facilitated
No tea, coffee facilities, but not deal breaker
Breakfast was limited but good and great coffee !
