right across from the ocean and walking distance to the beach. also, walking distance to Bay Cove restaurant, which had the best steamers ever.

Bath room was not good black mold on the rubber stopper.. although freshly painted paint on the rugs and seems wrong paint on the tile surround of the shower tub.. someone scratched 2022 in it and paint peeled on spots .. no service to rooms ie extra coffee clean towels etc. Front desk woman very unfriendly to busy on her personal phone upon check-in..

Beautiful view....like chairs on balcony. Very clean room. Great location to explore area. Grounds clean pool nice.

Second day had no room service. Thinking we would we put our towels on the edge of tub for maid....no show so next day we had no towels. Thinking to go to office to get new towels...no one in office....if fact didn't see anyone in office since we checked in...still no one in office when we checked out so left keys in room. One big thing...there was no window covering in bathroom so people walking by can look in...so went to store to get tape and newspaper to cover window while we were there....again no one in office to let them know or phone number to call for towels or some kind of window dressing installed.

Location very good. Ocean view outstanding and from our own porch just perfect. Room completely clean, instant hot water in the bath, comfortable beds and linens. Simple accommodations done right.

Extra coffee.

The rooms have wonderful views and access to the beach. And having a private balcony with comfortable seating is a real joy for morning coffee or evening drinks,

Was not aware room access was via wooden stairs....3 flights up with luggage/bags is a challenge for some. But staff happy to assist and views were worth it. Pool was out of service while I was there.

the pool was closed. The stairs to the second and third floor would be difficult for someone that cannot do stairs well.

Very disappointed! Way better options around the area. The room was very old fashioned and smell wasn't so good. Swimming pool was warm BUT the smell of the chemicals was terrible. Our kids did not stop coughing the whole time . My eyes were burning from the fumes. We had no hot water! Was a nightmare with little kids ( also for our friends). The owner was not very nice or helpful with resolving the problem. He actually balmed us we finished all the hot water and should wait. Needles to say the hot water did not come back that night Will never return.

The view is amazing and the staff is very accommodating! Steps from the beach and the breeze is wonderful! Rooms are very clean and this is a wonderful place to stay!

Best sunrise ever right from your balcony. Easy access to everything in York. Walking distance to several restaurants.

View = spectacular, Balcony to watch the view is large w/seating for 4-6. Can clearly see Nubble Light House. Room is spacious w/seating area and table. Powerful A/C cooled room in 10 mins. Bed was comfortable, Shower water pressure was excellent. Rooms were clean. Staff very responsive. Heated Pool was a delight!

Checking in they could not find my reservation. It was under my email address I gave them my confirmation number and was told that means nothing??? I explained to the woman Checking me in that I received a phone call in July about upgrading which I did. He knew my name then. I confirmed my name and email with him and they had no issue charging my credit card that day . She eventually found it and blamed booking.com
