Extremely convenient for the John McIntyre conference centre, and very close to a bus stop with regular buses into town. Breakfast delicious, and delivered promptly by the very friendly Richard. Comfortable bed, nice hot shower, quiet location. Fantastic to have the option of a single room (with the associated very reasonable price) given that I was travelling alone - much cheaper than any other option, including the 'budget' hotels.

I'm not a big fan of the contactless check in, but I knew about this in advance so not a problem. My next door neighbour had a private, not ensuite, bathroom, and banged the doors loudly in and out, on one occasion at 4:45am (!) and routinely late at night (after 11pm). Not the fault of Dorstan, but meant I didn't sleep as well as I could have done.

The room was quiet and comfortable. Breakfast offers a variety of options. And thankfully considers gluten intolerants and vegetarians. The access to the house and room are very convenient. No need to wait for anyone to be there and open.

It was not possible to store our baggage for some hours after checking out. It would be good to have this service (even if implies to pay a little extra).

Beautiful building in a lovely peaceful location however close to all amenities. Ideal for us. And the breakfast was great. Very enjoyable stay.

If I had to say anything and be really picky it would be that there wasn't much legroom around the bed with the breakfast table being there. But that is being really picky because I understand that we need somewhere to eat our breakfast. Oh, maybe have a couple of sachets of red and brown sauce for the veg sausage and scrambled egg rolls. They were delicious!

Good location away from city noise but close enough to centre. Good bus connection and also close to hiking area. Clear guidance for self check- in and smiling host bringing breakfast to the room.

Mooie plek in grote stad. Goed te vinden en rustig gelegen. Bedden en kamers waren prima, handig met code om de deur te openen. Ontbijt op de kamer was keurig en lekker.

Autoplekken zijn er niet veel en is wel krap neerzetten, maar het is gelukt.

A lovely and very well run guest house. I liked the breakfast options and format, granola and fruit delivered to your room. The room was perfect for my needs and extremely clean.

My only negative comment in relation to the venue, was the house and room was a little cooler than I find comfortable. However, given the cost and environmental pressures of heating a building, this is a very sensible approach. It did not detract from my stay.

Le lit est confortable, la chambre est propre et très correcte dans l'ensemble. Le propriétaire est adorable et l'emplacement est bien. Il y a un petit parking pour garer sa voiture c'est très pratique. Le petit déjeuner est très bien et servi en chambre c'est sympa.

La chambre que nous avons eu n''était pas très grande. Suffisante pour 2 avec des sacs à dos mais si nous avions eu des valises celà aurait été compliqué. La salle de bain non plus n'est pas très grande il n'y a pas beaucoup de place pour poser ses affaires. Mais ça encore ce n'est pas très grave. Le plus gros bémol ce sont les rideaux qui ne sont vraiment pas occultant et laissent beaucoup trop passer la lumière. Si vous voulez faire une grasse matinée sachez qu'il fera jour dans la chambre dès 6h...

The Dorstan house is in a beautiful building in a quiet street , absolutely clean inside and out . The bed sheets and towels were soft , smelled good and clean . Bed was comfy . I slept well . Breakfast on time delivered to the room ! Richard is an adorable man . Very kind person. Bathroom placed outside of the room , beautiful white and completely clean . The Dorstan house is easy to find with 3 different busses ( 14,33,30) stopping just around the corner. Once on the bus you’re in the centre in about 10 minutes . (You can charge your phone on the busses btw . )

I was worried about the way the room doors make a loud noise as they close but it didn’t make much trouble to be honest. The nights were very quiet.

Lo primero, la casa es muy grande y preciosa. El servicio es muy bueno, llevan desayuno a la habitación , donde siempre tienes galletas, café y chocolate para los que lo deseen. La habitacion es grande, el baño era nuevo y las camas eran muy cómodas.

Por ponerle una nota no tan positiva, diría la ubicación, está en un “barrio” muy tranquilo donde es precioso ver el modelo de casas que hay. Está a 30 minutos del centro a pie y entre 7-10 minutos en coche.

As others have noted - breakfast delivery was a nice touch. Staff were very friendly too. The room was clean and had great unexpected additions, like a dressing gown and cafetière! Also liked the contactless check-in which was nice and easy.

Only one small suggestion - it took me quite a while to find the code to collect the keys, I think because I received so many emails from Dorstan House.

Location was good with a fantastic bus service. Room was clean tidy and warm . Breakfast choice was good and delivered to room at time of your choosing. Richard was a great host who had great knowledge of the area and always on hand to answer any questions.

Добро местоположение, близо до спирка на градски транспорт, с който се стига за пет минути до Royal Mile. Стаята беше комфортна и топла, леглото много удобно. Закуската - перфектна.

Някои от правилата бяха малко странни. Например, не трябваше да се оставя отворена вратата на банята по време на къпане, за да не се включи алармата за пожар. Липса на магазин за хранителни стоки наблизо.

L’habitació és molt espaciosa i còmode. Tot i que feia molt fred, la calefacció funcionava correctament i hem estat molt calents a la nit. Tota la habitació estava molt neta. L’esmorzar perfecte cada dia, els hostes ens demanaven què volíem i ens ho portaven a la habitació. Tot boníssim. Molt atents en tot moment.

Comfy bed and a warm, good shower. Breakfast was provided (though I opted out) and the menu looked good. Beautiful house, with gorgeous decor. Easy to walk into town. If you're going to Edinburgh it's not to sit in a hotel all day. This is ideal for a city break or if you're going to be out all day. Free parking. Free WiFi. Very friendly owner.

Couldn't take hot food in on a night to eat in your room but the valid reason is that this has ruined carpets and soft furnishings in the past so this is completely understandable. It's also stated clearly in the email sent with information about Dorstan House and the facilities, so this is a really minor point and Edinburgh has got some great places to eat.

- cena wysoka jak na tak słaby obiekt - zarezerwowała pokój superior, nie wiem skąd ta nazwa, pokój z widokiem na podwórko sąsiadów, w czasie 4 dniowego pobyty mieliśmy pecha ponieważ sąsiad miał remont podwórka - brak osłon na oknach w dzień czułam się jakby ktoś patrzył się w okna , na noc zasuwałem zasłony - pokój dla alergikow niestety ktoś zapomina o tym ze dywan to siedlisko kurzu a my z synem jestem alergikami, sprzątnie to raczej odkurza się pobierznie, - łazienka czy można wbudować w pokoju i nie pomyśleć o takich szczegółach jak dopracowanie drzwi , zapach z łazienki dostawał się do pokoju - pokój ściany brudne - stare okna - wszystko słychać , w nocy przez szpary w drzwiach przechodzi światło - w pokoju meblościanka a mogliśmy skorzystać tylko z jednej małej części, stary stolik, krzesła każde inne. - strasznie nieprzyjemny zapach, w łazience zapach chloru i gumy - suszarka malutka - czajnik stary i brudny po interwencji otrzymaliśmy inny ale z kalkiem - szkoda ze brak maszyny do robienia kawy, nie są to urządzenia aż tak drogie a zaparzanie kawy samemu to nie to samo - brakuje sejfu ,które byłoby udogodnieniem - śniadanie ala karta. Wyjeżdżając wcześnie ponieważ śniadanie serwowane do pokoju jest później otrzymaliśmy na osobę jednego banana , dwa batoniki i mały soczek. Uważam Pan który jest właścicielem oprócz zwiększania opłat nie inwestuje w ten budunek

Die Mitarbeiter waren super freundlich. Das Zimmer ist zwar etwas klein gewesen aber absolut gemütlich und authentisch. Insbesondere das inkludierte Frühstück wusste zu gefallen. Was wir vor allem geliebt haben, war die Lage. In die Innenstadt kommt man problemlos mit dem Bus, der unweit der Unterkunft abfährt. Was aber noch viel besser ist, ist die Tatsache daß es bis auf den Arthur's seat keine 4km sind. Perfekt für eine Laufrunde oder ähnliches. Für uns das absolute Highlight in Edinburgh.

Das Mobiliar ist schon Recht alt, wodurch vor allem das Bett nicht mehr sooo gemütlich war. Der Wasserdruck in der Dusche hätte etwas besser sein können, ansonsten gibt es nichts zu bemängeln.
