This is the perfect beach cottage! It is clean and decorated perfectly! The covered back porch is a perfect place to sit on the occasional rainy day. The walk to the beach is short and easy. It was a nice surprise to have a beach wagon and chairs, since we usually rents those.

We have been renting in AMI for many years. Always had great accommodations until this duplex. The worst place. We didn’t expect new, as showing in the pics . But, we expected a quaint, clean and quiet place. Not so. Construction across the street, starting at 7 am. We were never told. The pool area the roof was leaking as it poured rain a few nights. So we couldn’t use the patio. The pool needs resurfacing badly, we didn’t get in it. Floors dirty. Kitchen was very small. When you opened the refrigerator door it banged against the wall. The mattress in the master was comfortable but the beds in both bedrooms were very high, would not recommend for small children or elderly or people with bad knees. Very low water pressure in the shower. The washer n dryer are very small n old. Finally the tenants before we checked in left the garbage bin completely full and we had to wait for the first pickup before we could put our garbage out. Since my husband and I needed this vacation and we were there for the beach, we made the best of it and we were blessed with wonderful sunny days and great dining . Only went back to the duplex to bathe n sleep. This place needs more than TLC.

The property was in a great location, close to a beach access and in a central location on the island. The villa was nicely decorated and comfortable. Private pool and covered veranda were lovely. Only suggestion would be to include more info on what beach accessories were available so we would need to know what we had to bring/rent before we got there. Enjoyed our stay and would stay there again!

The couches are a bit dated and not the most comfortable, beach equipment was quite old but got the job done and the head board in master bedroom was leaning on wall, not connected to bed. The walls in master bathroom could use a refresh, but all of those were minor to the overall vacation! We enjoyed every minute of the house and pool and easy access to beach EVERY day! Highly recommend renting a golf cart for all or some days to zoom around the island. If you go during busy time, it's hard to find parking and the golf carts are so much fun for everyone! This house has 2 units and they both have their own pools, but allow access to both via fence in backyard for a larger group and/or 2 families traveling together! Great option!

That’s the good part. Florida Dreams (mgmt company) may want to do a walk-around on the transition day to prevent such guest experiences. 5. The pool is shaded for all but about 2 hours a day. I consider this a plus. Get all the sun you want at the beach and enjoy a lovely shaded backyard pool when you’ve had enough sun. But, this could be a downside if you’re visiting during the cooler, shoulder months of the year.6. On the third day there (Tuesday) we wanted to use the grill. The propane tank was empty. The Florida Dreams handbook in the unit said to simply call them and they’d deliver another. So I called, but they said Tuesdays were maintenance’s “day off.” But they said we could feel free to do our own exchange of the tank and turn in our receipt at their office for a refund of the cost. We did the exchange ourselves. They refunded us. But, not exactly a white glove customer experience. If you plan on using the grill on your vacation, check the tank when you check in and get it taken care of right away.This unit was right-sized for two adults and two children. We enjoyed our week immensely and will likely return to AMI/Holmes Beach!

The online booking was easy and although we arrived early, we were lucky enough to be able to access our home a few hours early.

The home was well stocked with pillows, blankets, kitchen supplies, etc. The kitchen had tons of tools, but would have been nice to have a pizza cutter in the inventory.

The pool was very nice and clean and a great backyard oasis. Very nice seating areas and a new grill, although a bit on the small side in terms of it's power.

The location was amazing as it was a quiet area and a very short walk to the beach.

The only negatives would be a lot this place needs a new paint job inside as there is a lot of wear and tear on the walls and although mostly clean, several coffee mugs had coffee drippings and a few glasses had lipstick. (I assume this is from the last guest poorly washing, but still, made you double check everything else in the kitchen as well.) Although stocked with beach supplies, compared to other friends on the island, our chairs, umbrella's, etc. were definitely past their useful life.

A few small negatives above, but overall a great place and we would book at this unit again.

The house is just the right size for 3-4 people. We enjoyed the open view to the gorgeous pool which made it so easy to see our son while he swam. The kitchen is loaded with everything you need to cook great meals. There is a new gas grill just ready for the fresh fish you can get at the island market. Enjoyed this place so much and the short walk to the beach made it perfect. Will definitely be back!
