Beautiful old building restored with all the modern features. The location is great on a lovely street close to all the shops and restaurants. Host was very accommodating with last minute requests and very friendly. We really enjoyed our stay and were very impressed by the facilities and the running of the hotel. Would love to stay again if we were back in Auckland!

Franklin38 is the perfect small inn: gorgeously appointed, modern facilities, historic charm, and a perfect location. The breakfast was unbeatable. Sandra and Doug are gracious, engaged hosts - nothing was too much trouble.

The accomodation is beautifully restored and is a pleasure to stay in. In addition, there are a lot of little extra touches that make your stay feel special. An absolute treat.

Beautiful spacious suites where the decor respects the historic bones of the large house but adds style and elegance to the interiors. Sandra and Doug were welcoming and helpful hosts who are interesting to chat to but also respectful of privacy. I look forward to my next stay.

Breakfast was delicious and introduced my spouse and I to new cereal combinations. We also enjoyed meeting other couples who were traveling to Auckland and especially enjoyed conversations with our host.

There are no substantive recommendations from either my spouse and I regarding any changes or improvements. The property exceeded our expections.

Beautiful old property right in heart of Ponsenby. Room was fantastic and great for a weekend away. Easy stroll into CBD. Would highly recommend.

Lovely small high-end boutique hotel in ideal position and owners could not be more helpful and attentive, whilst still giving you your privacy.

we enjoyed the breakfast, beautifully presented with a wide choice of fruits and organic cereals topped with yogurt ,fruit juice, followed by either an omelette or scrambled eggs on toast, delish. and of course very good coffee made by Sandra. The city lights suite was stunning, beautiful views, a gorgeous bathroom and the most comfortable bed ever! loved the thoughtful treats and drinks. So cosy with the underfloor heating ,with double glazing ensuring peace and quiet. we were made to feel very welcome by the hosts , and enjoyed our time in their beautifully restored home. highly recommended. Great hosts! Great location - the very heart of Auckland. Close (2km) from city centre and the ferries to all the sites of Auckland! The homestead is beautiful! 6 star luxury - worth every cent!
