This luxurious beachfront garden level home offers 4000 ft of flowing indoor/ outdoor living space with three large bedrooms (2 of which are masters) and a fourth room with new comfortable bunk beds, and can accommodate up to eight guests, in style. A gorgeous, very large, heated pool, is located at your footsteps, along with one of the top beaches in all of Punta Mita, and certainly one of the best surf breaks for beginners and beyond.

Its proximity to town and restaurants along the water makes it super convenient to walk in town or up the beach behind your home, or hop on our 6-8 seater golf cart that's included with the rental, at no additional cost. Easily find groceries, wines, and great breakfast spots with amazing views, all of which are family friendly.

Enjoy all sorts of modern amenities including brand new large flat screen TV's, fiber optic internet, Apple TV with access to Netflix, air conditioning, wifi, washer, dryer, and luxury toiletries. Master bedroom with king bed opens up to pool and beach. Second master bedroom also has king bed, and like first master, en-suite bathroom with tub and shower, air conditioning, ceiling fan, and TV and DVD player. Third bedroom has two queens and TV. All bedrooms have impressive crisp linens and luxury pillows.

Also, property is right next to Hacienda De Mita Beach Club, which features another spectacular pool and jacuzzi right on the beach, as well as massages, drinks and food.

All sorts of activities nearby: sport fishing, surfing, kayaking, biking, boogie boarding, stand up paddle, horse back riding, leisurely strolls on the beach or just relaxing under a beach palapa with a crisp margarita or ice cold beer.

Charter a boat to the beautiful Marietas Islands where you can snorkel in the warm waters and see all sorts of colorful reef fish, sea turtles and manta rays, and even whales during certain times of the year. Our units do have a strict 8 person limit policy. NO EXCEPTIONS, adults and children (even infants) count as one person.

This place was absolutely perfect for our family of four. The hacienda is fantastic and the maid/breakfast service made the entire stay relaxing. We loved the proximity to the gate and "town" shops and restaurants and thought the beach off the condo was perfect. Would absolutely stay here again!

We loved our stay at Hacienda de Mita. This ground floor unit is perfect for kids to easily walk out to the pool and beach. We loved the proximity to town as we were able to walk over to the restaurants and market super easily. We liked being next to the Hacienda de Mita pool. There are servers there and a little bar if you want to order something. This unit was perfect for two families with children. The main bedrooms work great for a "double master" situation and kids can be in the third bedroom. I would not count on the 4th bedroom to be very functional, it's more of a laundry room. Our housekeeper was amazing. We were so impressed by the breakfast every morning and her cleaning was thorough and we loved not worrying about dishes or tidying up. The beach clubs in punta mita were easy to get to by golf cart and were kid friendly but would also be enjoyable as adults only. We liked the Pacifico club the most. Highly recommend booking chef Erik's team for a dinner or two. It was delicious! We would definitely return to this complex and this unit.

We had a fabulous time at Hacienda de Mita 102 with a wonderful ocean view! The owner Corey was great to work with. The location was perfect … we just walked out to the condo pool and had it to ourselves or the beach right in front and you are right next to the village with some great restaurants and nearby grocery shopping that you can walk to or take the golf cart if grocery shopping. We did rent a second golf cart for our size group and we just scooted around to the various beach clubs! Sufi’s Ocean Club was probably our favorite as we had it to ourselves and it was beautiful, but we also really enjoyed both Kupuri and Pacifico Beach Clubs. The men enjoyed both golf courses (they are pricey, but you are in Punta Mita)! We also enjoyed the spa at St. Regis. We hired a chef for several dinners which worked out well for us. We also rented needed baby items in advance and they were there when we arrived, clean and in good shape! The conceirge Adriana was great to work with setting things up in advance. It was just a wonderful, relaxing family vacation with our adult kids and seven month old granddaughter. We were in a group of seven. We are all ready to go back again! Thank you Corey!

This unit is the BEST of all Hacienda de Mita. The ground floor location and its proximity to the downtown can not be beat. It is perfectly clean, well decorated and everything works as it should. The housekeeper is amazing. She is an excellent cook, kept the unit organized and clean and a good communicator. The only negative is about the "concierge" that Hacienda de Mita provides. She, Adriana, did not contact us until the owner had to communicate with her twice. Communication via email was strained and confusing (perhaps her English is not sufficient?) When we checked in, she was not there to greet us or show us around, there were merely keys and maps on the entryway table. When she finally came by the next day to introduce herself, she still did little as far as orienting us. When we had issues with the TV, she did not attend to us until two days later when we had to reach out to her again. Check out process was a disaster. Overall, the concierge seems incompetent and lacks basic customer service skills.

Best location in Hacienda De Mita. Ocean and pool front. Walk out your door to enjoy the pool. Amazing views of the ocean. Also enjoyed walkability to Town and restaurants. Adrianna was lovely the daily housekeeping kept everything tidy! We had a wonder trip and will certainly return.

The property is beautiful, excellent location. Easy walk to Punta Mita town for amazing restaurants. Loved being able to walk out and be right on the beach and pool area. Very easy working with Adriana who set up all our dinner reservations and was always available to answer questions. Betty made the best breakfasts every morning. The community is gorgeous and safe, easy travel with golf cart. And the beach clubs were a lot of fun. Kupuri Beach club was our favorite. Lots of beach chairs, great pools, fun waves, delicious food.

You can’t beat the location (on the water) and inside the compound gates. The photos online are accurate, the condo is spacious and modern. The provided breakfast is a ton of food and great. Beware, groceries are quite expensive. The 6-seater golf cart was a bit hard to back up and steer but nonetheless, quite nice a cart is provided. One surprising thing to note are the fees as you check out. It is expected you pay cash tip for the concierge and housekeeper. For any services you book through the concierge as well as groceries you order (you have to also pay for groceries needed for the breakfasts) there is a 15% tax as well as a 16% service fees AS WELL AS a 4% fee if you pay the final charges with a credit card. When we asked what all the service fees (15 & 16%) were for, we were told to help pay for the resort and workers at Hacienda De Mita. This is the first I have ever had to pay HOAs of sorts for a rental. Frustrating to get hit with unexpected fees at the end of the trip. That said, the condo is great and I recommend.

I have been been renting at Hacienda De Mita for years and this unit is by far my favorite unit yet. If given the option, I would stay here every time. The unit was clean and beautifully decorated. The staff was beyond helpful. The location was A+++ and we loved having a corner unit with a bit more privacy. I can't recommend it enough.

We were so pleased with our stay at Corey's place in Punta Mita! The condo is spacious, clean, and beautiful, and it is right on the beach. My teens surfed every morning. The concierge and housekeeper/cook made the stay so relaxing for us (and the breakfasts were amazing!) and were very responsive to our wishes and questions. We would definitely recommend!

Maria Elena was very accommodating in both house keeping in meals she provided. Condo was well decorated and comfortable. We had a great stay at HDM 102. Only complaint was the property manager was difficult to reach a few weeks before our trip when we were considering changing dates, but Adriana our concierge was excellent and responsive. She got all the necessary groceries for our breakfasts, and waited for us in the unit upon arrival to meet us and go over everything. That was very helpful. The golf cart/parking is a bit of a walk from bldg 1, but we were able to park the golf cart right out front of the unit whenever we wanted--just had to take it back to the garage to charge every day or two. The unit is large/spacious and well appointed. Beautiful views of the ocean from master and main room. The pools were great; warm, and almost always empty. Felt like we were the only ones there, maybe because it's off-season. The beach is not as beautiful as near the 4 seasons, and fairly rocky with seaweed. The spot is great for longboard surfing the small waves, but again rock/coral bottom so be careful out there. Betty was amazing, cooking great breakfasts and catering to our dietary needs. She also made guac and vegetable ceviche for us, both of which were amazing! Overall a great place, and Adriana and Betty were awesome.

This property is clean, nice, and in a good location. Unfortunately, there was very very loud construction (jack hammering) in the building making it not possible to relax during the day. I understand these things happen, but my disappointment is that we were not notified in advance this would be going on - the people renting the place next door were advised before booking about the construction. Our owner said he would make it right but we never heard anything from him.

What an amazing stay at Hacienda de Mita in Punta Mita. The condo was lovely. We spent mornings looking for shells and watching surfers just out our back door. The pools are gigantic and perfect for all ages- my 3 year old loves swimming in the shallow pool while the older kids could jump and swim in the big one. My husband surfed right outside in the mornings. Breakfast prepared for us daily was an incredible luxury and it was so delicious. The concierge, Bego, helped with everything we needed. The AC was super strong and we were very comfortable. We had a chef come twice in the evenings to prepare dinner and the concierge can help arrange that. The premier membership is CRITICAL as it allows us to bounce around to all the different beach clubs. They are all different and fabulous. The location of the condo next to the town makes it easy to pop into town for dinner or a cocktail. Especially easy with small children because they can easily walk the short distance. This was truly a 10/10 vacation and we would come back in a heartbeat.

Punta Mita is becoming extremely popular & now that more are traveling everything was booked solid including the St. Regis. I already had our flights paid for & kept looking everyday on VRBO up until literally the 3rd day before we were scheduled to leave. I ended up booking St. Regis but I could only book for 4 nights, hoping someone would have a cancellation on VRBO while I was at St. Regis & had to checkout. Luckily I found HDM Unit 102 - I had stayed at Hacienda De Mita the first time I ever traveled to Punta Mita in a different unit. Since most all VRBO's require a minimum stay of 5 nights..... I was very happy & relieved to speak with the manager of #102 & he allowed us to stay in the 4 days in between a checkout & checkin. The unit is on the ground floor & has a fabulous view. It was a superior value for the size & location of beachfront views. You hear the ocean at all times. I highly recommend the unit & working with the owner or manager. I will definitely reserve this property on my next visit to Punta Mita!

HDM 102 and complex are beautiful. It is the best because it's right on the beach, at the end of the complex and a super quick walk into town via beach or street. Upon arrival, our transport was waiting for us with a cooler of cold drinks. The concierge met us and showed us everything. We read on here it was outdated but it was in great condition. The cabinets were a tad worn, but nothing bad at all. Kitchen very well stocked with everything you'll need. And, it was meticulously clean. The housekeeper was fantastic and the morning chefs so impressive. The food was incredible! All of the locals seem happy and the service everywhere was top notch. The only reason I gave the description 4 out of 5 is the 3rd bedroom does not have queen beds. There are 2 full beds in there so shorter and smaller than queens. Our friends' feet hung off the end. A/C worked so well which was great after a day in the sun. Security is very tight! There is no music allowed outside of your condo even if it's very quiet and absolutely no noise past 10 pm. There is also security on the beach right in front of the condo 24 hours per day. You feel very safe. The beach was beautiful yet a little rocky on bare feet. We loved the provided 6 seater golf cart. TIP: Know if you go to the Surf Beach club to bring your charger as they have stations but no chargers and it's across the entire area. Concierge arranged for our COVID tests to be at the condo which was great. Favorite restaurants: Sufi, Tuna Blanca and Lobster Paradise. (Make reservations!) Hired a chef one night and he did not disappoint. The corn cake dessert was the best dessert we have ever had. There's a really nice wine shop 5 minute walk, too. We rented a catamaran through Vallarta Yacht Charter and it was 5 star service and fun. The beach club next door didn't have service due to COVID and the Kapuri was being renovated, but the others were amazing. We were a little confused on how much the concierge charged, so it works out to 31% of things...15% and 16% for taxes and concierge. However, we didn't feel we were overcharged or taken advantage of by any means. Bring cash for almost every activity and tip. Overall, the 6 of us in our group all travel regularly and agree we would all go back in a heartbeat.

This is a condo in the HDM community of Punta Mita. It is extremely well located for the beach, the "El Anclote" surf break, and the small town of "Punta de Mita." There is a gate from this area into the little town that makes the access really good. This unit is adequately furnished and has all the original equipment. The management company is attentive and Mariela is very nice. The TV in the living room is new and there is a wide variety of USA programming. Cleanliness is an issue and this condo is in dire need of a complete upgrade. However, overall it is a good option.

We had another wonderful week at HDM 102. The concierge, Mariela, is very responsive and helpful. The unit is clean and well decorated. And the kitchen has everything you need. Having the pool directly in front of the villa with the ocean behind is the perfect way to wakeup in the morning and to enjoy the sunset in the afternoon. We loved it so much, we stayed an extra day and the owner was so accommodating! Thanks again Corey - we'll be back again soon!

I can not say enough great things about our stay at Hacienda Mita! First, the place is beautiful and has everything you could need. We had 3 adults and 4 children. We loved the fact that we were on the edge of the Four Seasons property and could walk into town for dinner, shopping, and surf board rentals. During our stay we enjoyed the beach club, the golf cart included in our stay, tennis, private surf tours, surf right out front of the condo, and a trip to the Marietas Isles. We can not wait to come back next year!

Have stayed in Hacienda de Mita the last few times we visited punta mita. Such a wonderful place; inside the gates with access to the various beach clubs, while at the same time close enough to the main village to walk to almost everything. This unit in Hacienda was on the ground floor, which I love for its easy access to the pool. It was also the closest unit towards the HDM beach club. This was both good and bad. The good is you are very close walking distance to the beach club and the gate to town; the bad is since you are so close to the beach club and there are plantings between you and the beach club to create privacy, it also means that your water views in towards downtown PV are cut off and you tend to get a closed in feeling. The other aspect I didn't care for about this unit is it was advertised as being able to park your golf cart in the spaces next to the beach club. Fernando the local HDM enforcer came to tell me very clearly that I could not do that. I reached out to concierge for our unit about this and they never got back with me. I will definitely stay in HDM in the future however it will likely be a different unit.
