Living room boasts a wet-bar with sink, beverage refrigerator and lighted & stocked glass cabinets. 99 pound ice machine in laundry room. Third bathroom has a large walk-in shower, plus outdoor shower has privacy fencing. New Fabrica 8" wide wood flooring throughout the entire beach home. High-end tile in all bathrooms. Furniture style double vanities in 2 bathrooms. Master bathroom has a large walk in shower and stand alone soaking bath tub and a dressing table. Front porch is screened in. All doors on 1st level enlarged to 8' foot tall. Batton board paneling in all bedrooms and stair well. New dimmable LED lighting and fans throughout this beautiful renewed home.
During peak season (3/29/2025 through 8/09/2025) our rent also includes two oceanfront canvas beach chairs & umbrella reserved and paid for 1 day generally on Sunday with the option to extend at your cost for about $40 per day. The chairs are placed front and center on the beautiful emerald clear Gulf of Mexico.

Two new Queen sleeper sofas installed in the living room. In the Master upstairs, we just installed a 55" Vizio Smart TV and new chairs, ottoman and deluxe Keurig coffee station to enjoy your coffee on the upper deck on our new outdoor furniture. These upgrades, while costly, are necessary to keep our home fresh and first rate! Our cancellation terms are relaxed in accordance with VRBO Preferred Partner recommendations. Plus we pledge to refund up to 100% of rent if we resell your cancelled dates. We use our county & state health department cleaning protocols and guidelines to ensure your family's safety. We accept one well behaved dog under 30 pounds and we must pre-approve this with veterinarian's profile and pet photo. Our immaculate and relaxing 3 bedroom home has been completely renovated and redecorated and has every amenity you can imagine. We are in a quite, gated, tree-lined street; a scene right out of a storybook. We are on the south/gulf side of 30A highway and just a 3 minute stroll (985 feet) to our private beach gate access point and our two exclusive security gated private pools (one is heated). Avoid renting on the north side of 30A as it is a nightmare trying to cross during peak season with children & beach toys in tow and very dangerous, so avoid that scenario and be certain you know the exact home location. Google Maps us, we are just 985 feet from the beach, or 3 minutes stroll and we provide a large beach cart.
Bathroom flooring European tile. Our cook’s kitchen is fully stocked, we even have a low country boil pot! Fresh bedding Sealy mattresses will provide you an outstanding sleep. Keurig machine, spacious refrigerator, new washer & dryer, new Smart TV’s; everything is absolutely spotless. Gas barbeque grill. Summer's Edge is on the gulf side of 30A right next to the beach. Our bike friendly street leads you a few yards down to our private heated pool and private beach just beyond. Plus, we have a second private pool too! Families can hop on their bikes and hit the 18-mile bike path that follows 30A for leisurely rides to Seaside, Grayton Beach, The Hub @ Water Sound and Rosemary Beach for countless restaurants and shops. Due to limited parking for 3 spaces for each home, golf carts are only allowed for handicap exceptions. Big Fish delivers bikes to the house.

Our dining room table seats 8 and our new island has 4 stools; great for feeding hungry little beach-goers or to oversee the cooking action while enjoying wine and conversation.
The upstairs secluded master bedroom spans the entire second floor so when you want to escape to your quiet suite and roof top private sky porch you can. The decorators king bed has is a new high-end pillow top Sealy, a reading chair and ottoman, large walk-in closet and a spacious spa bathroom with double vanities, large shower with built-in seat and stand alone soaking tub. The outdoor open-to-the-sky deck is set in the oak tree tops and is perfect for a glass of wine or sitting out under the stars with seating for 5 and plenty of flame-less candles that we provide.
The first bedroom has a new pillow-top queen bedded mattress with a wall mounted TV. The second bedroom is very bright and cheerful with a new pillow top queen bed and bunk beds with a trundle (3 twins) allowing you to sleep up to 5 people comfortably. This room also has a wall mounted Smart TV so there is no risk of it falling over on a child. The bathroom has a tub & shower combo and both bedrooms have ceiling fans cell phone outlets mounted next to the beds.
When you return from the beach we ask that you rinse off outside under the shower or the foot rinse area. We are a one dog friendly home, one of few and ours has a fenced dog run out front.

I have stayed in two other homes in this neighborhood and Brown Eyed Girl does not deserve a 5 star review. Primary bedroom has a window a/c, really. Kitchens pots and pans look like they were bought at yard sales and the people that rent the beach chairs were very rude and wanted a large tip each day if I wanted to be on the front row by the water. each day

Wow. Don’t know where to start. This was by far our favorite rental in all the years coming down. Clean, spacious, kitchen perfectly stocked, comfy beds, perfect location. The owner even had a large box of pastries delivered the first morning. House is on a quiet Normal Rockwell like street, absolutely beautiful. This will be our go-to rental for all future vacations. The house was great and close to the beach. The walk wasn't far at all. The owner was very helpful and organized. His tips helped us be prepared and get organized before ever arriving for our stay. The first morning they left muffins for us. We would stay again!

This was our first time in the Seaside area and we would definitely return and stay here again.
Brown Eyed girl is located in such a great neighborhood, quiet, safe, comfortable beds, and had everything we needed. It is far enough from the square where we could bike easily, but could also stay away from the crowds if we wanted to. The teens were able to bike to friends in Seaside and Alys Beach without us having to worry. Even our pup had a great time and was so happy to be able to join us.

We had a wonderful time. This was the first of many to come for my family. The neighborhood was great. The walk to the beach and pool was short and easy. The house was perfect for us with plenty of room for everyone. Access to a grocery store, gas, restaurants etc was perfect. Would definitely recommend.

We stayed 7 nights at The Brown Eyed Girl. Wonderful location, N. Ryan St is such a quaint, quiet neighborhood. Perfect location to beach, short walk. We rented bikes this year, and had so much fun. Josh and his manager were incredibly responsive and helpful. No issues with house, has all appliances that we needed( plus more).

The Brown Eyed Girl was a great place for our family. Dog friendly and plenty of room for 2 pups. Close to the pool and beach without crossing 30A. No through traffic and entrance from Eastern Lake Road only is a definite plus. We cooked several meals and had all the essentials; however, a previous review was quite helpful in that you need to bring cooking oil, spices and basic condiments. The property description is accurate, no disappointments whatsoever. The owner and property manager were responsive to our inquiries. The owner provided comprehensive information prior to arrival which included a list of popular restaurants, bike rentals, and beach chair/umbrella rentals which can result in discounts if you plan in advance. Although the HOA rules prohibit golf carts, there is an exception for those with a disability. There was welcome wine on arrival and pastries delivered the following morning. If you plan to stock the pantry, the local Publix at Watercolor Crossings on S County HWY 395 is close by, but shopping on Saturday or Sunday is problematic regardless of the hour of the day. If you are driving to the beach, stopping at the Publix in Freeport on HWY 331S or the Ocean Park Pavilion Publix just off HWY 98 in Panama City Beach is a much better option. Better selection and calm shoppers and staff. We would definitely stay in the Brown Eyed Girl again in the future.

This home was the perfect place for our family. It is so close walking with little ones to the pool and beach without crossing a busy street. We all really loved the tree lined street and had the kids out in front of the house riding scooters and playing day and night since there is not thru traffic. We cooked almost every meal and had everything we needed. The home was comfortable and clean. We really enjoyed both porches and the side patio. Coffee on the top porch was my favorite time of each day. There was enough room for us to always be comfortable. I plan to stay here again just because everything was as advertised. Great layout for us. Two bedrooms downstairs for our teenage boys, and master upstairs. Dog friendly. Great neighborhood. The owner and property manager were great to deal with when we had a slight glitch getting in first day. Everything went smoothly though. Would definitely stay there again.

We enjoyed our stay and would rent this property again. The home is dog friendly and the community is very walkable with shade trees lining the sidewalks so you don’t fry in the sun. Pool also has lots of shade which is perfect for kids and gingers like me.

The owners were very nice & accommodating from the start. We were thrilled to be able to bring our beloved Golden doodles this trip. The house was immaculate & filled with all the extras, which I loved. The location was perfect as well.

We thoroughly enjoyed our stay at The Brown Eyed Girl! Our family was a group of 13 members, 5 of them being children. Since both of the couches convert into queen sized beds, this was not a problem. The owner and the manager were very quick to reply to any question that arose. The house was very clean, and even though a dog is allowed, there was no telltale sign of it in any way. The kitchen has pretty much everything one would need if wanting to cook. We cooked several meals while there, and found everything we needed. It is a short walk to the pools and the beach. We would definitely be happy to stay there again in the future! We came home with many wonderful memories!

Excellent location & super clean house!
Great house - went for a yearly grad school reunion with 4 adults / 2 kids (and some visiting friends) and it was the perfect hub. Would go back again in a heartbeat!

Being so close to the pools and the beach was amazing. Pools were not overcrowded.
All enjoyed bikes we rented. (Note: I missed that there is an exception for those with a disability to rent golf cart, which is otherwise not allowed. That would have been so helpful for me who cannot ride bike or walk long distances.)
Decor was comfy. Kids had fun making a fort – lots of open space to spread out and play games.
AC unit in the window in master created a cool quiet oasis away from noise downstairs!
Minor issues were resolved quickly. The head cleaners came by and were sweet and helpful.
LOVED Mexican restaurant and the Beachy Bean (amazing outdoor area). LOVED welcome wine, cinnamon rolls from Sweet Henrietta’s (?) – happy surprise, went back for more.
Please note:
The house is well stocked - but to clarify that doesn't mean starter cooking oil, spices, or condiments. I should have asked - I hate having to buy that stuff because never used up.
Prices REALLY high in local stores – WAY more than expected. If you're budget-minded, stop before you come down to get the basics, including food, boogy boards, etc.
Beach set-ups are great, but also allowed to add your own chairs and umbrella, which we did. Had a great spot each day.
If you've been here before, the area will look very different. Houses on beach have turned into mega-mansions, and prices of the surrounding businesses have fallen in line -a shock to my midwestern friends who are not used that sort of thing.
Went to Seaside – TERRIBLE cell reception, could not communicate with group. Ended up having to walk home because could not connect for pick-ups. .
Don’t go to Publix on Sunday morning – EVERYONE was there, madhouse.

When away on business, Taylor was not quite as pleasant or helpful.
Consider adding more hooks in baths and outside, small bottles of oil, spices, condiments, the basics for cooking, and area rugs by door so for wet feet and sandy shoes. (I bought 2 for the week to keep the floor cleaner!)
Keep more soft cozy blankets out (no one ever agrees on temps!)
Ask town to add food trucks, easy beach food.
Ask HOA to re-label pools with proper hours.

Beautiful!
First of all, the neighborhood was beautiful with the trees and neighboring houses. Layout of the house was perfect for my family. The living area was larger than expected, which was wonderful for family at close of the day. Beach to house distance was not bad at all. Everyone talked about the day on the way back each evening. All in all, a great week at a beautiful house.
