About this house rental
Rancho Pedro Paila (Peter Pan Ranch) is located 90 miles south of Cancun, about 10 miles south of Tulum. It consists of one large house with 4 bedrooms and two small houses with two bedrooms each, situated right on the Caribbean Sea, nestled amongst palm trees and set upon dunes of whitest sand, and an incomparable beach. A caretaker’s home is located in the rear of the houses. There is a shallow and pristine coral reef that extends all along the coast, approximately 300 meters off shore. But there is more….
The area is unique because it is within the 'Sian Ka'an Reserve', a protected area of over one million acres, so there are very few neighbors. While the front doors open onto the beach and the sea, the back of the property abuts a large lagoon, Lake Boca Paila, which is a haven for a multitude of varieties of birds and fish, with mangrove channels extending for miles, Mayan ruins, and lush tropical flora and fauna.
This property is recommended for people who want to get away from it all, relax and enjoy a holiday on the beach. This simple property is located six miles down the dirt road from Tulum to Punta Allen within the Xian Ka'an nature reserve. This public road, maintained by the city of Tulum, can be in varying conditions based on the weather, so a four wheel drive car may be necessary during certain seasons. All properties within the reserve must generate their own power and provide their own water, so it is very important that our guests conserve these very important resources. Our power consists of solar, wind and a generator. All three forms of power are required when there are large groups on the property.
Due to the remote nature of the property, we do not recommend this property to guests who are looking for a place where you can walk to dinner, hit the bars and enjoy a lot of night life. Most of our guests spend all their time enjoying our beautiful beach and property.
Rancho Pedro Paila also is home to a full-time caretaker and staff who maintains the property. The caretaker can provide additional services like breakfast and dinner for an additional fee.

What a lovely place.
Picture perfect sunrises and sunsets, enough space for our multi-generational group of 10 to spread out in different houses with different activities, and delicious meals to bring the whole family together.
Edgar the property manager was super responsive start to finish and worked hard on the fly to accommodate unexpected travel changes, excursions, and a broken van.
We had breakfasts, dinners, pico and guac, and margaritas every day by Lau and team. Everything was fresh and delicious - we can never go back to "regular" Mexican food again.
Pablo, Ana, and Elisa kept the houses and grounds spotless. Powder soft white sand, daily housekeeping, and even laundry upon request.
As the other reviewers for this property and Sian Kaan in general noted, the road going in is VERY difficult. But treat it as an adventure and it'll go much faster. And once you get there, you won't want to leave the turquoise waters and private beach with volleyball, boogie boards, snorkels, beach toys, and anything else you might need!

We couldn’t have imagined a better time than we had at Rancho Pedro Paila. Lots of room for our multi generational family of 14. A beautifully landscaped property leading to our own private beach. We opted for dinners prepared by the staff that exceeded any restaurant meal. Did I mention margaritas and guacamole as our pre-dinner social hour? From breakfast on the porch, looking across the garden to beach, sea and sky, to dinner at the big dining table, our days were full. Edgar, the wonderful property caretaker, arranged outings to the Tulum ruins and a set of cenotes, as well as a sunset boat ride on the lagoon. Other days, we walked or swam on the beach, read in the hammocks or worked on a jigsaw puzzle. And every night, Edgar and his crew produced marvelous dinners.
The house is in a nature preserve, down a dirt road, truly out of town. We loved our visit, just recognize that it’s not close to restaurants and shopping, but you’re not going to want to leave the property once you arrive.!

Once again my family had a wonderful time at Rancho Pedro Paila
My family of 14 (myself, my husband, 3 of our kids, their spouses and 6 grandchildren ages 2-8) spent a truly magical Christmas and New Years celebration at Ranch Pedro Paila! We loved it so much when we stayed for New Years week 4 years ago that we just had to come back. The ranch has the perfect setup for us - renting all three houses gives us the perfect mix of togetherness and privacy, and the property is truly stunning with the soft white sand, coconut trees and beautiful Caribbean sea all right there. It was very windy our entire week there, so we didn't do much kayaking or any snorkeling, but we played a lot of corn hole and soccer, though not nearly as much volleyball as during our last stay, and the kids made sand castles everyday. Although we enjoyed spending time at the beach and catching waves in the rough sea, the kids absolutely loved swimming in the brand new pool. The deck around the pool is a fun gathering space between the houses where we lounged and celebrated happy hour daily with margaritas, guacamole and pico de gallo made by the staff.
Speaking of the staff, we were very happy to see Edgar again! He is a wonderful host who made our stay a true vacation - he made travel arrangements, bought our groceries, and since he knows everybody, he even found some delicious home made chocolate gelato for my granddaughter's 5th birthday and fruity paletas at my daughter's request. He even arranged a fishing trip on the lagoon for the guys and they caught 3 large fish which new chef Lao turned into ceviche, fish tacos, panko coated fish sticks and a special grilled Mayan fish dish that was absolutely delicious! We actually had the staff cook us 5 out of 8 dinners and they were all delicious! All the staff work hard and do a fabulous job of cleaning the houses, keeping the beach and pool pristine and cooking delicious meals. I highly recommend you let them cook for you!
When our 8 days were over, we were truly sad to leave this piece of paradise and head back up to the snowy midwest.

Hidden paradise!
I can’t put into words how magical this place is. I hosted a yoga retreat for 10 people over New Years here, and this property was perfect! We held yoga on the patio and on the beach (private- not a soul around- pristine- beautiful!), meditation and workshops in one of the palapas, dinner was in the communal kitchen, and during the day, everyone could relax in the beach lounge chairs, in their spacious rooms, down by the water, or explore the mangroves nearby.
The food was incredible! Edgar and his team are amazing. They took our vegetarian/pescatarian suggestions and made the most delicious, healthy, plentiful meals.
I’m astounded by how comfortable and perfect our experience was. Edgar even recommended massage therapists for us, and they set up right in the palapas so we could listen to the ocean while receiving incredible massages. This place is magic- 6 miles from the hustle and bustle of built-up Tulum, the Sian Ka’an Reserve is an oasis for respite and rest, rejuvenation and inspiration.

Absolutely Incredible!
Dream vacation! The property was incredibly beautiful and secluded. It was the perfect four our extended family vacation of 20 (ages 2-70). There was enough space that we didn't get on each other's nerves and tons to do. We were able to use the Kayak's to paddle out to the reef for some great snorkeling! The staff was wonderful and friendly. They were so accommodating and helpful. The evening meals and appetizers they prepared for us was an added bonus. You won't regret renting this place!

It truly is paradise!
Rancho Pedro Paila is indeed paradise. The beach and grounds are the best. The houses are comfortable and well equipped for us Westerners:) and houses multiple families quite well. The caretakers are so kind and helpful, they are there when you need them but leave you relax on your own. It is truly a home away from home. There really is everything you could need or want, from sand toys and snorkels, life jackets and kayaks, a volleyball court to a 10 foot tall beach ball and canine companions to keep you company.
It’s absolutely beautiful there.

Absolutely beautiful property. We had an amazing time here. The house has everything you need. So many different places to sit and relax or play games. You can easily spend a whole week here and never really feel the need to go into town because the place is so great!

Fabulous family vacation
My family just returned from a fabulous stay at this property on the beautiful Mexican Carribbean coast in Sian Ka'an Preserve. We had such a relaxing vacation with 3 of our children, their spouses and 4 of our grandchildren that it was hard to leave, especially to return to frigid northern temps and snow! We rented this entire property (main house and 2 casitas) for our biannual family gathering. The houses were furnished with everything we needed, including life jackets, masks and snorkels and children's beach toys. The property is truly beautiful and private with lovely coconut trees and other vegetation plus a private fine white sand beach that stretched for miles along the warm turquoise sea. The setup was perfect for our multiple generations. The kids loved playing in the sand and water, the grown ups loved kayaking, snorkeling, playing volleyball and relaxing on the beach. But what really set this stay apart from our other rental experiences was the staff. Edgar is a truly exceptional host willing to do anything for us, including grocery shopping and arranging a fun boat trip in the preserve. His wife Anna is a fabulous cook. We enjoyed margaritas with guacamole and Pico de Gallo on several occasions as well as three really delicious home cooked meals. Plus Elisa did a wonderful job with housekeeping and Javier kept our beach pristine.
We truly loved our vacation here and we'd love to stay here again! The only thing I would do differently is to stay a night or two in Tulum before or after a week at this property because the 10km of road in Sian Ka'an was truly dreadful. Edgar had warned us that the road was bad, but it was far worse than I expected. I had anticipated that we would make day trips to cenotes and ruins, but because of the holiday traffic and road condition (so many potholes!), it took 1 1/2 hrs to drive 20 km from the grocery store to the property, so we only left the property once and therefore didn't do as much exploring as I'd like. However, when we left last weekend, the road regrading had begun, so hopefully the journey will be more tolerable for the foreseeable future.
This property truly is a little piece of paradise. Thank you for sharing it with us.

Rancho Pedro Paila
The house is beautiful and nicely furnished. The staff is excellent and attentive to any of our needs. The meals were very good. The house is also well equipped with snorkel gear, games and kayaks. The Beach is pristine white sand and very private. We felt totally safe and secure. The only downside is the awful park road of 10km from Tulum to the house. You need a sturdy vehicle to navigate the numerous jarring pot holes and bumps.

Sian Ka'an Reserve Adventure
I spent a week in paradise at the Rancho Pedro Paila with a group of friends. We had the main house and one of the casitas as our lodging for our group. What luxury! The knowledgeable staff cooked delicious meals, pampered us, and helped us with great tips for adventures during our stay.
One of the most memorable activites they arranged for us was the Sian Ka'an Reserve Adventure boat tour. The half day tour was very diverse taking us to visit a manatee area, to Maya ruins on the water along with a Mayan trading post and finally a wonderful float down a natural lazy river the was built by the Mayans as a pathway to the ocean! An adventure not to be missed!!
The attentive staff makes you feel like you are staying in your own private resort! Truly a week in paradise at the Rancho Pedro Paila!!!

Memorable Gal Pal Get Away and Adventure
What a wonderful private "resort" find! Recently shared this special piece of paradise with a group of my gal pals. From sunrise at the beach, sunset from the high deck, or evening private beach party, you will not be disappointed! Our personable and helpful caretaker added a special touch to our experience. Breakfasts, dinners and snacks provided by the friendly staff were always timely and delicious! Don't forget the margaritas! If you are looking for an unusual and fun adventure, ask about the Mayan Channel Float and a boat excursion. Add all this to the beautiful accommodations and look forward to a relaxing escape!

Perfect Week in Paradise!
It doesn't get much better than this...a well maintained and beautifully appointed house, a clean and inviting beach and a welcoming staff that cooks, cleans, arranges adventures, makes marvelous Margarita's and does just about anything else you could ever desire! Our week was simply perfect, just the right amount of relaxing, walking on the beach, kayaking with the provided vessels, boating in the lake and oh yes enjoying the sunsets with cocktails on the roof top deck. We pulled ourselves away a couple of days to explore Tulum, the ruins in Coba and swim in a Cenote, but always we were longing to return "home" to Rancho Pedro Paila"! We enjoyed having wifi readily available, but truly this is a spot where you want to unplug and relax!

Tropical Escape with Excellent amenities and Fly Fishing
I recently spent 5 days at the Rancho. We were greeted by the friendly staff and shown to our room with a great tour of the property. The caretaker speaks great English and very willing to help with anything you may need. The house has everything thing you need and the meals that are prepared by the caretakers are excellent. My main focus was fly fishing and I was set up with guide Chico who was very good at spotting the fishing and getting me on the big ones. There are big fish to be caught in the lagoon, and plenty of bonefish to keep an angler entertained for days. I was with my sister who enjoyed the house and walks on the beach. There are cozy spots to hang out in the hammock and read a book or on the beach to catch plenty of sun. You can walk for miles on the beach and feel like it is all your own. If you are planning a trip to this area it is the place to stay, a short distance to Tulum if you want all that. I will take Ranch Pedro Paila myself.

Rancho Pedro Paila, Your Own Private Resort
Although I had heard of Rancho before, this was our first stay. We were lucky enough to get the whole place. That's the Main House and both Casitas. Perfect for the 12 of us with room to spare. It was absolutely just like our own private resort.
The description and pictures were close but in person was amazing. So many beautiful views. Sunrise from any of the three Palapas, any porch or the most amazing deck on the main house where the sunsets were just ablaze. Sunsets, where fresh Guacamole, Pico De Gallo & Chips were served by the Staff.
We opted for the meal package (dinners) and were never disappointed. 6 meals that were every bit as good as any restaurant. The caretakers were amazing and really treated us well. It was obvious how much they cared for the property. Plenty to do in the area like Fishing with Chico (one of the local fishing guides) or a trip into Tulum for a nice Cenote Snorkel (a must). We also spent a day shopping, eating and drinking in town, about 20 minutes away, near the local resorts. Too much fun. The ride back and forth can be a bit bumpy but they were fixing the road while we were there. Mike, the Property Manager was very informative about what to expect regarding everything from the road condition to travel time from Cancun etc... Listen to him and maybe go with a jeep. Much more fun than a car.
In a nutshell, Rancho Pedro Paila was about as good as it gets. Just make sure your ready to kick back and relax.

Great Accommodation in a Unique Setting
I have stayed at Rancho Pedro Paila several times for the purpose of fly fishing in the lagoons. The accommodation is spacious and comfortable, the food outstanding and the caretakers and owners gracious and hospitable. Really a wonderful experience.
The fly fishing in this area is really unique. Catching a permit on a fly is a very rare occurrence. Fishing here, catching a permit on a fly is a real possibility. This past week my partner and I caught 8 permit and landed 6 including both of us achieving grand slams (catching permit, bonefish and tarpon) on the same day. It is remarkable to site the fish from the boat or on your feet and thrilling to be able to present a fly and have the fish eat it.
The Sian Ka'an Reserve is a special place. Seeing tropical birds such as parrots, orioles, herons, egrets, ospreys, and many more is an everyday occurrence. As you travel the lagoons seeing crocodiles, manatee and schools of different fish you realize how fortunate you are to be here.
The lodge owners can connect you with fishing guides or eco tours. For anyone who enjoys an experience that is both comfortable and wild I wholeheartedly endorse Rancho Pedro Paila.

Perfect Paradise!
We recently returned to Rancho Pedro Paila for a week of bliss. This was our third trip to this perfect, secluded piece of paradise. This is truly a get away from it all type experience. We had a group of families with young kids - kids and adults alike had a wonderful time. We spent most days relaxing on the beach, in the palapas and on our porch while the kids played happily in the dunes, on the beach and in the water. The caretakers are lovely - we had them prepare our breakfasts and dinners most days - a huge treat for the parents not to cook all the meals! The house(s) are well stocked and layed out - clean and fresh and situated right on your own beautiful beach. There are some great adventures to do for day trips (cenotes, fishing, ruins, shopping and eating in Tulum) but we were so relaxed and happy at the Rancho we could barely get ourselves to go anywhere else. Can't wait for our next trip to Rancho Pedro Paila!

Lush and serene getaway
Situated on a picaresque beach in the Sian Ka'an Reserve, Rancho Pedro Paila is a serene getaway with lush views. We felt like we had our own private paradise with the tropical landscaping and secluded beach. It was so relaxing to laze on the patio, taking in the sea vista, the sounds of the surf a lullaby. But adventure calls and we answered, taking the kayaks and snorkel gear out to the nearby coral reef, checking out the colorful fish, stunning rays, and occasional turtle. We also ventured onto the lake, a great place for either a short paddle or a substantial tour among the mangroves on the vast and diverse lake. The bird watching is fabulous. We saw osprey, herons, egret, roseate spoonbill, and others. When the day’s adventures were done, we relaxed in the comfortable, stylish house maintained by thoughtful caretakers. Sleep came easy in the comfortable, airy bedrooms. What a fabulous getaway.

A Private Paradise
Rancho Pedro Paila is a place like no other. We visited this paradise with a large group of friends earlier this year. The property is just south of Tulum, a few miles into the biosphere. While the beaches, restaurants and amenities of Tulum are only a short drive away, Rancho Pedro Paila feels like your own private island and there's little reason to leave. The expansive beach, beautiful and natural landscaping, and uninterrupted views are beyond compare. We occupied all three houses on the property, though utilized the main house for most of our meals. The houses were all very nice, clean and well taken care of. Electricity and hot water were never an issue, and wifi was reliable as well. Nearly all of our time, however, was spent on the enormous white sand beach...sunning, swimming, beach games, etc. We ventured to Tulum twice for lunch, but all other meals were prepared by the gracious caretakers, Laura and Ruth.
We arrived quite late our first night, and not only did they provide a tour of the property and answer our questions, but they had prepared a meal for us, as well. Throughout our stay, they were always available to answer questions, run into town or help in any way. Every morning, we awoke to coffee, fresh fruit, yogurt and cereal. In the evening, simple, delicious meals were ready for us when requested. They also accommodated the dietary restrictions of a few people in our group. If there was anything else needed, they were happy to make a trip to town to pick up food, beverages, etc.
All in all a great stay at a great property. Thanks!

I have travelled to many places all over the world, in particular many locations throughout Mexico and the Caribbean islands. Being especially seasoned in tropical areas, I thought I had seen it all, but this property stands above the rest. The location within the Sian Ka'an reserve is rare in its privacy and untouched beauty. Casa Blanca, the main house, is gorgeous and has all the amenities one could desire. The caretakers are perfect -- when you want them, they are there to help; when you want privacy, they are practically invisible, living set back from the rest of the property. I highly recommend having them cook for you at least a few times -- the food is fantastic. Every morning we watched as one of the caretaker's sons meticulously raked the beach for our enjoyment. The nearby attractions, restaurants, shopping, and activities are endless. For a real adventure, try navigating the road to the end of the peninsula and the small town of Punta Allen. When deciding on our winter vacation location, the conversation is brief. Turks, Anguilla, Little Cayman, again etc.? No, I think we have found the perfect place to return to year after year.

My week at Rancho Pedro Paila was a much needed break from the stresses of everyday life. It is a paradise with great views, a lovely beach for long beach walks, warm water for swimming & a roof deck for sunset viewing.
I stayed in Casa Rosa, one of the delightful guesthouses on the property. Well equipped, I had coffee on the patio every morning looking out at the sea. Then it was time to mosey on over to the main house to see what activities were in store for the day. Mayan ruins are easily reachable and I had my first experience swimming in a cenote, a sinkhole filled with cool, clear groundwater.
The caretakers provided excellent meals, including late afternoon snacks to take up to the roof deck to watch the sunset. There is no better place to relax with a margarita in hand!
I am dreaming about returning to Rancho Pedro Paila!

When first stepping on to the grounds, I was impressed with its serene feel. The house was like they described and like in the pics that are posted. The house is warm and inviting. The oversized dining table made it easy to have big dinners together. The view of the beach was spectacular from the house. Also it was marvelous from the rooftop to watch the sunrise and sunset. The bedrooms in the house and villas were spacious, comfortable and tidy.
Behind the house is a very private feeling beach. Spending the entire day outside was easy. There was ample beach chairs and shade. There were tons of beach games and equipment the house had. Nearby the beach neighborhood is a cute town that had grocery stores and restaurants.
It was a beautiful vacation. I would recommend this place to anyone.

This place is truly paradise! You can walk along the beach for 20 minutes and just maybe, you'll spot a neighbor or visitor. The houses are equipped with all you need and are spotless and well cared for. As you laze on a hammock on the beach, your thoughts will be lost in the gentle waves of the sea and you'll stop thinking about everything else. If you're in the mood for some historical culture, the Mayan ruins are very impressive - Tulum and Coba are not far at all. It's a short drive into a small town where you can shop or stop in a cafe for some authentic Mexican cuisine. It’s also very peaceful to go up on the roof of the main house and enjoy homemade guacamole, sip on a margarita and watch the sunset. Life is grand!

I had previously only been to the border towns, and as far as Rosarito -- not truly representative of Mexico. I had heard about this place for years from others who had been there, and finally made a trip with my sister and some friends who had stayed at the property before. It was GREAT! I stayed in one of the casitas. It was fully outfitted with everything you'd need -- extremely tidy and comfortable, with a sliding glass door that gave you immediate access to the beach. I enjoyed walking on the white sand, as well as lounging in a shady spot on one of the hammocks. This is a place where you can really RELAX!
Several of our meals were prepared by the caretakers, who live on the property, and are available pretty much whenever, should you need them The food was varied and delicious (unbelievable guacamole!). There's a good market in town where you can find a decent selection of beer and wine (this is a fussy foodie from No Calif talking here :-). In addition, many of the cafes and restaurants on the road as you come into the preserve are fun and casual places, well worth checking out for meals or even just a drink. Make sure you visit the Tulum ruins, as well as Coba.
I had a really memorable time at Rancho Pedro Paila, and would enthusiastically recommend it to anyone interested in seeing a lovely, quiet part of the real Mexico!!

I was a guest at Pedro Paila in Dec 2010 for 1 week and had the most fabulous vacation. The private beach is beautiful- we saw 3 other people walking the beach in a week. The location is perfect- you can just hang out, but if you want to visit the sights, they are close enough for an afternoon trip. Nightly dinner prepared by the staff was delicious. Bring plenty of bug spray and sunscreen, and enjoy swimming in the tropical blue water.

Exceptional, lovely, tranquil, beautiful, quintessential, private, peaceful... Sunrise in the morning from our bedroom or the beach, and sunset at night on the wonderful rooftop deck. We fished, took long walks, body surfed, played and lounged on the beach, read, made trips to Tullum, Koba and a cenote, or two. We ate wonderful food at the ranch prepared by the caretakers, as well as had many delicious meals in the charming little town not far away. This is a beautiful home located in a beautiful area - the Sian Ka'an biosphere - with plenty of room for many or just enough room for two. We loved it and started planning our return before we left! Thanks ever so much Rancho Pedro Paila for a wonderful week!!!

After travelling to 50 countries all over the world, from Bora Bora to Thailand, Boca Paila is by far the most beautiful spot I have ever seen. When you enter Sian Kaan you feel a sense of peace and calm, leaving the crowds of Cancun and Playa Del Carmen far behind. One one side of Boca Paila there is perfect endless beach which you have mostly to yourself and on the other side you have a gorgeous lagoon to kayak in with birds and mangroves. You can watch the sunset from the roof over the lagoon and then watch the stars, which are the brightest stars I have ever seen as there is little electricity around the house.
The caretakers are lovely and friendly and the house is beautifully decorated and luxurious and very very safe. It is the perfect place for a family or group of friends get away and is the only place I feel I can truly relax and be in nature. THe color of the water is unlike anywhere on earth, turquoise aquamarine blue, with a coral reef close by for snorkellling.
Chichen Itza is an hour drive away, the Tulum ruins are close by, and at the end of the day, you can drive away from everyone and everything and rest in the sanctuary of Boca Paila.

Rancho Pedro Paila is one of the most beautiful remote locations I have ever been to.......and I have been to many. The moment you enter the grounds you feel a sense of serenity and it only gets better as the week goes on. The white sandy beach (looks and feels like sugar) runs for miles, the water is every color of blue and green imaginable and the fishing some of the best in the world!!! Every night a roaring bonfire and the sky filled with uncountable stars. The caretakers Israel and Erma take care of your every need and Erma fills your stomach with wonderful meals.
If I ever get married (however unlikely!!), it will be my place, otherwise my special place to visit each year. Thanks again for this amazing spot!
