With sea-breezes and expansive sea-views, this opulently elegant 12,000 sq. ft. villa, offers large living areas and nine oversized bedroom-suites for the enjoyment or families, groups of friends or corporate retreats. Sandy private tanning area overlooks the Caribbean in seclusion. Esprit del Mar is the only private villa on the coast boasting a 550 Sq. Ft. PRIVATE BEACH BAR palapa – the staff will help serve your drinks while you lounge by the sea.

RENTALS STARTS FOR groups of 8 guests in four bedrooms and for every two additional guests get their private bedroom.

SAFETY, SECURITY AND PRIVACY: The walled estate has a regal entrance that opens to a luxurious world of privacy, seclusion, safety and security. Spacious living areas boast high ceilings and oversized windows opening directly to the seafront, creating an atmosphere of boundless serenity. Esprit del Mar’s splendor includes architectural details rarely featured in a beach-front villa. Step through the main entrance under the regal chandelier hanging from the domed ceiling, walk through the hardwood-clad main hallway and gaze at the Caribbean Sea. Discover the Mexican yellow-onyx light fixtures, enjoy the splendor of the onyx bar wrapped in black granite anchoring the dining room with its candle-lit niched curved wall. Relish the amazing chef-kitchen where chef-prepared meals or family cooking happens. Watch the sun rise over the Caribbean while you’re still in bed, debating whether to stay nestled in pampering beddings a while longer. After a lovely breakfast on the outdoor dining terrace overlooking the Caribbean Sea, you can begin a day relaxing around the villa or exploring the many natural wonders of the Riviera Maya.

POOL FUN: Esprit del Mar’s infinity-edged pool is crowned with an oversized whirlpool for eight where the chore of mid-winter beach-front sunbathing can be cooled down. The terraced garden has many hardwood loungers for tanning while reading a book or taking a snooze.

AT PELICAN FLIGHT LEVEL: The 3,000 sq. ft. rooftop has two palapa-covered open-air rooms. Take a mid-day rooftop complimentary massage (with weekly rental only), read a book in the shaded outdoor living room, or come up to this magical spot to experience a spectacular sunset over the jungle in the west with your complimentary arrival margarita. If going out to one of the area’s wonderful restaurants is not in your plans, the villa chef will prepare and serve a sumptuous meal in the breath-taking dining room.

LUXURIOUS BEDROOMS: Villa Esprit del Mar has nine large air-conditioned bedrooms – offering 250-300 sq. ft. each. Eight of the nine-bedrooms feature plush king-size beds wrapped in the finest bedding. The oversized Master Bedroom is a 1,000 sq. ft. suite with its own balcony. Three other bedrooms have a view of the sea. The other five offer serene tropical garden settings, with balcony seating areas, hanging hammocks, and unparalleled peace and privacy. One bedroom for kids, complete with two sets of bunk beds an ocean view and outdoor sleeping in the balcony facing the jungle. All bedrooms have their own bathrooms – either with showers or hand-made bathtubs. All bedrooms are air conditioned.

TANNING, SWIMMING IN THE SEA, AND ENJOYING THE BEACH: The villa has its private elevated sandy beach for tanning area with beach-chair loungers on the bluff where guests LOVE to spend their sea-side tanning hours in seclusion. When it’s time for a dip – guests can go down to the sea via a private path. A unique little bay, right in front of the villa, allows entry from the rocky beach plateau into the sandy-bottom sea where guests swim or launch the ocean kayaks. If long walks on a sandy beach are desired, a short 200 yard walk south will bring you to beach with miles of sandy beach to walk on – this beach is not as private as the one in front of the villa – usually crowded with hotel guests.

THE BEACH BAR: A fabulous 550 Sq. Ft. Beach-Bar Palapa has a bar staffed with our caretaker and lounge furniture for the exclusive use of Esprit del Mar guests. This lounge, adjacent to the sandy tanning area, has a wood-deck overlooking the Caribbean Sea from an amazing vantage point. Bar is serviced by the pool attendant and provides the guests unique private luxury unseen on other villas on the Riviera Maya.

PERFECTLY LOCATED: Technically in Akumal, Tulum, Villa Esprit del Mar is perfectly located 15 minutes north of the main activities in the City and the beaches of Tulum. The villa is 25 minutes south of Playa del Carmen. Esprit del Mar is five minutes from Akumal, where guests will find markets, shops and a variety of restaurants.

Excellent home, location, staff (mgr, cooks, and cleaners), service, supplies, food, rooms, views, and a secure private site. Such an amazing vacation with family and friends. We couldn’t have had a better time and will definitely return here or to one of Zen Villas other properties. This place and its staff are second to none. Thank you all for such a special unforgettable memory for us all!

Overall, we had a really good stay at the villa! The service was absolutely amazing; we used the house chef almost every day for lunch and dinner and he is amazing, the concierge was super responsive and the house staff very service minded. The house itself is good. The rooms are spacious and beautiful, but like many other vacation rentals some renovations are overdue. Specifically there is no air conditioning in the community spaces, making them quite stuffy, the speakers are outdated and cut in and out, tiles in the pool are coming off and a couple of us ripped shorts in it, and we had a lot of troubles with the hot water. The house is beautifully located with incredible ocean views (you will need ocean shoes to go in though) but it’s not centrally located to any good restaurants or bars - just going for a walk wasn’t really an option with kids.

We had a wonderful time at this villa. 13 of us stayed here, and it was one of the nicest places we've ever been to. The house itself was gorgeous, as was the oceanfront view. The outdoor area was perfect for hanging out, and the house staff were very helpful, kind, and COVID-conscious. Julio coordinated everything and made sure everyone was happy, and was overall an all-around pleasure. The only thing worth noting is that the pool itself isn't heated, nor is the hot tub. However, given the climate, this isn't necessarily a downside! I would also advise either getting a car or making sure you have sufficient transit, as this isn't a walkable area. We'd absolutely recommend this place. Thank you again for a wonderful time!

Unbelievable start to finish!

We went with a group of 13 adults for my 40th birthday and it was absolutely fantastic. From the chef services (which is 100% recommended) to Alfonso the maintenance guy, Sophia and Ana the keepers of the house and Yuba the Concierge, it was top-notch luxury and you won’t be disappointed! Everyone was so pleasant to work with and made us feel so incredibly special and well taken care of.
