Upon entering the first level of the home, there is a large beautiful granite kitchen with stainless appliances and cherry wood cabinetry, and an oceanfront living room with amazing views. There is also a private courtyard area, perfect for barbecuing. Central AC is available for those hot sunny days.

All of our kids and 9 grandkids came together from as far away as Washington for 3 days of adventure, chaos, and fun! Not only were the days beautiful and the waves great, we were able to access the beach from the backyard during the 4 hours of lower tides. That was a game changer to be able to go to the beach straight from the house. Kevin welcomed us at the house and gave us a showing of house everything worked. We will definitely do a repeat for next year!!!!

I write to address a series of issues encountered during our recent family reunion at your Oceanside property. Our experience fell significantly short of expectations, and I believe it's important you're aware of these shortcomings.
1. **Air Condition**: It is a basic expectation that they should be operational. We were left inconvenienced multiple times during our stay.
2. **Oven Replacement**: A major appliance failing and requiring replacement during our stay is unacceptable and disrupted our planned meals.
3. **Lack of Beach Access**: This was the most distressing oversight. We specifically selected Oceanside for the beach experience, with family members flying in specifically for this. The omission of this critical detail in the listing caused considerable disappointment, especially for our elder family members who were particularly looking forward to it. Your photo of the property shows a sandy beach behind the house and that was not the case.
Given these significant issues and considering the premium we paid:
a) I urged them you to immediately update the listing to reflect the true state of the property and its amenities, ensuring future renters are adequately informed.
b) We believe a 50% refund is both fair and necessary, reflecting the disparity between our expectations and reality. THEY DECLINED TO OFFER ANY REFUND WHATSOEVER.

The property was beautiful. We particularly enjoyed watching the dolphins frolic and bonfires with s’mores.
We wished we had better ability to open windows on the 2nd and 3rd floor as well as the sliding glass doors on the ground level so we could get better ventilation/breeze and ability to hear the surf!
The oven would not heat above 185 degrees. We mostly bbq’d and used the cooktop. Nice kitchen space with more than adequate fridge/freezer space between the kitchen and garage.
We very much enjoyed our stay!

Great property, great views, plenty of space and very comfortable for a large group. Air conditioning was fine in the bedrooms but the main living space got very warm on sunny days as the windows didn't open. The beach is not as nice as in the pictures and is inaccessible for much of the day as the tide comes all the way into the rocks. Outdoor area is great and kids had fun in the ocean once the tide went out.

Easy to book, check in and out. This home was more than we expected, 3 story home with oceanfront views and a private beach. Large beautiful kitchen fully st ones with everything you could ever need. Counting the days until we return.

There were 2 rooms that had broken windows meaning a huge gap to let in the cold air .. we were staying at this property when it was windy and cool!
We were also planning on having our children play with the fosball game that was pictured in the house on the website but when we arrived there was nothing! So needless to say the kids (& parents) were all disappointed

Hi Beachfront! This is our second time staying at one of your properties. Just wanted to provide some feedback on this house. Of course, we know we are paying for the view which was LOVELY. But I wanted to let you guys know that the house was not very clean at all when we arrived. The floors were all very gritty, and the overall feel was not very clean. The bath tub downstairs has bleach stains in it which made me feel gross giving our boys a bath down there. Also, we showed up at 2:00 & the cleaners did not finish until almost 2:30.With how much you guys charge to check in early, I would expect the cleaning to be done on time. So that was really disappointing. It was raining that day too so we were all stuck outside after a very long drive waiting for them to finish. Not cool. Also, the very downstairs bedroom on the bottom floor leaks water from the outside REALLY bad. I have pictures. Lastly, not having cable is disappointing too. It would be nice to have cable to be able to watch live sports instead of trying to stream. Overall, we had a great vacation but I'm not sure we would stay at this particular property again.

The microwave wouldn’t work. As soon as two things were running in the kitchen the breaker would trip. If someone was showing upstairs, the 2 bottom showers would have zero water pressure. Literally a drizzle. There was hairs and weed left between the couch cushions...which would mean they only vacuumed the surface of the couch. My son had the steps break on him as he was walking down them to the lower level of the house. Like crumble under his feet, a good 9 inch by 2 inch chunk. Had that been an older person or a child, someone could have seriously injured. Then i noticed all the steps look like they had done the same thing and had just been cemented back on. Thats an accident waiting to happen.

Lost some food and think we got food poisoning because of it. Out of 15 people, all but 3 got sick and were throwing up, me also! That's not normal. Garage was over flowing with trash.
Supposed 2 car garage is only large enough for 2 small SUV.s. Had to park all but one outside. No instructions as to how to use heating/cooling units in bedrooms. Not enough or no drawer space in rooms. Lacking closets also. Pictures on your website made it look like we had full access to beach. Not so. That is one of the reasons I wanted this one. I have bad knees and cannot go up and down the stairs to the beach, which was not even accessible except one day. Broken or damages window (2 inch gap) in back bedroom so it was to cold to even sleep there.
We rented from you last year and that house was immaculate. I would still recommend you to friends, but not for this one. Contact me if I can be of any assistance.

On arrival the house was not ready. We waited 2 hours for remodeling crew and cleaners to leave. When we able to enter, to our horror, we discovered that the key feature of the home, the beautiful master bedroom and en-suite with a private sunroom, had been remodeled into FOUR small bedrooms, NONE of which had an en-suite bathroom. The new small bedrooms were without nightstands and closets. Instead they were equipped with a basic clothes rack! Bizarrely, the walls between some of these bedrooms were just the original external windows, compromising both privacy and comfort. The ONLY indication we were given that there had been a remodel was a call the day before we arrived, saying that the sunroom had been turned into an extra bedroom, and “apart from that, everything is exactly the same”. The remodel was unfinished, floors were liberally splattered with paint, door handles were missing, one bathroom had exposed drywall as it had not been tiled, some smoke detectors still had construction tape in place, rendering them useless.The customer service throughout our visit was lacking. We raised concerns about some electrical and lighting issues in the house, but our calls were not returned.We were also promised a commercial settlement for the misrepresentation of the property. VRBO advised us that the property should have been removed from the listing during the remodeling, then re-listed with the new specifications. VRBO opened a complaint against the property management company, Beachfront Only, and is now representing us in the matter as our calls requesting compensation to Beachfront Only were not returned. In summary, the Oceanside location is very pleasant, but the remodel had clearly created a number of issues which need to be investigated and addressed prior to any subsequent guests, these include a number of safety issues which we will report directly to VRBO. Our entire party was very disappointed that Beachfront Only had misrepresented this property and therefore mismanaged our expectations.

The property is well equipped and ready for cooking and basically you can feel right at home. Watch out for the cell phone service, it was barely working at the house and only at certain spots and the DSL internet was basically not usable. The layout of the house is a bit misleading, the 4th bedroom is really a den and unfortunately you have to go through it on the way to the lower deck and the back yard.

Working on vacation
This property was beautiful. Although, the house was warm when we arrived. at first the maintenance man came and the unit was broken, he tired his best to fix but It was 85 degrees and I would have liked to come in to a cool home to relax, as we all know a 3 story home doesn't cool down quickly. All electricity was on a timer and during the night we had to get up every four hours to turn on the timer for A/C unit. There was also spider webs all over the porch and outside area. We also had a mouse in the kitchen, while I was having a chef prepare dinner for our party. The maintenance man did come and put out traps but as you know the mouse wasn't going to come out while people are there. it eventually was caught by my hired chef in the cabinet. With that being said we had to wash everything in the cabinets prior to use. I felt I did more talking to maintenance people regarding AC unit and critters than I did relaxing and enjoying myself. I would love some sort of compensation for the inconvenience..

Great property. Perfect location
We had a wonderful experience for our girls trip. House is large and clean over all. Location cannot be beat. We had a few issues. 1. Master bed fan w/light was on when we arrived and didn't think much of it until bedtime. There was no way to turn it off and we realized the pull cord was missing. After searching,we found someone had pulled it off and hidden it in a drawer. Because it was after hours, we could not get maintenance there until the next day. We had to improvise and get on a table and chair and unscrew the light and bulbs in order to turn light off.
2. The doorbell is not properly installed and very sensitive. The bell went off at 11:30 at night and we were very afraid. The next morning we realized that if you just brush your finger over it, it goes off.
3. The double doors to the courtyard do not lock.
4. The door to the 2nd floor balcony only locks from the outside, which is only access to beach from the house.
5. The garage can only fit a tiny short car. It was almost impossible to park in.

We had to improvise and get on a table and chair and unscrew the light and bulbs in order to turn light off. 2. The doorbell is not properly installed and very sensitive. The bell went off at 11:30 at night and we were very afraid. The next morning we realized that if you just brush your finger over it, it goes off.3. The double doors to the courtyard do not lock.4. The door to the 2nd floor balcony only locks from the outside, which is only access to beach from the house.5. The garage can only fit a tiny short car. It was almost impossible to park in.

We never wanted to leave
It's true... none of us wanted to leave - ever. We are from SF Bay area and needed a family getaway at warm beach, drive-able distance (for Covid safety) in VERY nice house with fantastic view - we got exactly what we needed. We planned our trip months ago but timing was great as we got away from fires and smoke here in Nor Cal to the beautiful clear air in Oceanside, lovely weather, great beach and luxurious house. We had only 6 of us (all adults) plus our dog, which worked out perfectly. The house has so many levels and spaces...great to all be together but also worked very well for privacy when needed for those doing Zoom work calls or just in need of some quiet time. One area not shown in web pics is the front courtyard. This space was great for barbecue (close to kitchen) plus just plain lovely with succulent garden and privacy from street. We also found the neighbors and people on the beach to be fun and friendly even with beach access next to house. This access actually gave us a bit more space between houses so was a net plus we thought. We will be back for sure...thank you for sharing this bit of paradise with our family.

The only negative is that the house is right next to the public beach access and with COVID safety restrictions more people were on the beach than other homes further down the beach. Great Home, Great Location
The home definitely lived up to everything we'd read about, and more. We were very happy. Only a couple of points I'd like to make.... communication between property management and service workers was poor. We had workers show up at the house at 8am both days we were there. Both sets of workers said they didn't realize the home was occupied. Very frustrating. And, the home was next to a public access path from the street to the beach. So, there were many many people all day long walking down the path and looking over our fence. Our "private" beach was not so private.

We had a handful of maintenance issues throughout our stay; some were fixed and others were not.
Overall, we had an enjoyable family outing. However, the property needs some repair and the listing needs to be very clear that the ground level does not have interior access to the rest of the property...not good. The property management folks were very good to work with...that's a plus!

It was the best birthday ever- there were 17 of us and we had plenty of room, everyone had a great bed and ample room for all. We cooked all our meals in a great kitchen. The view was magnificent, we enjoyed a fire each morning and evening. It was also a good location, not much traffic and very quite. Even were able to see a few dolphins. I would recommend this for large family's.

Our beachfront stay was amazing and everything I had hoped for. This is the fifth time we have experienced a vacation rental with Beachfront properties, and the third time at this specific location. For our group of 15, multi-generation of ages from 15-86 years old; this home provided something for everyone to enjoy. We especially enjoyed that there were numerous room/areas for all of us to gather together; from the courtyard as you enter the home, to the kitchen/living room to the 2nd floor patio and the private beach area with fire pit. In addition, we had plenty of room to spread out and more than enough beds for everyone. There is also gorgeous views of the beach and sunsets from all three levels of the home. If there is one thing that would have been great to have, it would have been another bathroom w/shower. Although we managed with the 3 full bathrooms with shower and 1/2 bathroom w/o shower. It would have been convenient in the mornings when everyone got up. But it was a minor issue that we were able to navigate. The staff has always been very professional, attentive and responsive with any and all questions and I would highly recommend Beachfront vacation rentals; and our family‘s preference of this home with the private beach backyard.
