LA MAISON MANATI: In a still preserved area, "La Maison Manati" is a sea-front villa, facing south and ideally located between the lagoon and the jungle.
The access to the turquoise water is protected by the coral reef, which will allow you to swim and snorkel safely inside the lagoon (unlike ocean front villas).
Important: Thanks to our orientation, we have NO SARGASSUM SEAWEED (or very little in few occasions), which makes our place very rare and consequently very valuable!
After 60 feet of coral plateau, you will find an infinite sandy bottom, punctuated by coral potatoes where tropical fishes do nest in shallow waters...

Fantastic 5 day trip . We were a group of 13. Three generations and 5 children 7 and under.
The House: Beautiful! AC and Internet worked great! We spent a lot of time in the pool as opposed to the ocean as it can be tricky to navigate, however when we did the snorkling was great right there off the property, and so much to see on the beah for the kids. Shells, pretty pieces of coral, sand dollars, star fish. There are sea urchins so make sure you do follow the advise and wear water shoes. Kayaking was great for those in our group that took them out.

This is the feather in the cap of this property. Everyone was so great!
The grounds keepers Jessica and Alberto were so nice and helped with extra beach towels when we wanted to go on excursions, were up bright and early cleaning all the oommon areas, pool and beach. They even brought all the kids coconuts one day in the pool that they perpared with straws. Kids (this was all their first trip out of the country) thought it was so neat.
Chef Juan and his assistant. WOW, just WOW. All meals were over the top. Prompting applause from our group more than once. Kids thought that was a hoot! One child that has dietary restirctions. She has to be glutten and diary free and EVERY MEAL he had a "version" prepared for her. Even made glutten free churos for everyone that were fantastic. It was so great that she didn't feel "different".
Absolutely reccomend this home! 5 stars all the way around.

The good:
14 people (3 families) ages 8yrs to adult. Emails before were good. Jean-Luc sent a house booklet, recommended transfers and suggestions for people arriving earlier than check-in.
The staff was WONDERFUL. Chef and his assistant were excellent. The House Staff who live in the home's basement, working hard and quite helpful with requests and trying to solve concerns.
Home is as described in pictures. All white, pretty, and clean. Rooftop deck view is special.
The beach is compact, not much space for a group to hang out, but great snorkeling directly outside & easy for most ages, as its protected and not deep, even quite a ways out. We saw lots in tidal pools, octopus, starfish, even sea slugs...Go walk at night with a light.
Problems: Loss of power. But the first night, we lost power, and that means no AC in the rooms. Some had to sleep on the rooftop. Took until evening the following day to restore it, and we noted was that the water cistern needs an electric pump to fill and provide water. It went out again on 2nd day, and then no showers. Two days, no AC and no showers, for the $$, the group wanted to leave. We rebooked elsewhere. It's very pretty, but at that price point, there are simple expectations. Showers...Staff was superb, tried to help, but we booked elsewhere to end our week. Honestly was sad to leave & sorry it didn't work, but can't have 14 people unable to shower, or a pool that filters when power's out. Did it happen again? Just Be aware.

Chef and caretaker team couldn't be better. Chef is very talented and everyone was so nice and accommodating. The house is clean and well kept, however the beach wasn't really usable without water shoes which was tricky with young children. The pool was also quite cold which is common in the area i think (not heated). But the views are amazing and everyone really enjoyed the rooftop hot tub. Just be careful because the floors inside and outdoors were extremely slippery when wet. We'd definitely stay again if just adults!

I had a number of communications with Jean-Luc the owner of the house both before and after renting the house, and all communications were handled promptly and in a friendly manner. upon arriving at the house the staff (Chef- Juan, assistant Luis, and housekeeper Neely) were all there to greet us. Prior to our arrival the chef suggested menus and he was very flexible during the stay to changes and times for meals. The meals were all very good and the great Mexican food that he prepared on several nights was wonderful. We had several different tastes for food including teen agers, someone that did not like seafood and then others that had different tastes in spiciness. Juan was able to accommodate all of them. The house was kept very clean by Neely. There were plenty of things to do including playing golf, scuba diving, snorkeling in the cenotes, seeing the ruins, bird watching, and enjoying the great food of the area. We loved loved loved this property! Everything - from the staff to the beach to the pool to the bedrooms to the views, was outstanding. This was a much needed girls getaway weekend, and we felt so extremely safe and loved the staff. Chef Juan and Daniel were so accommodating and their food was so delish, they felt like family by the end of the week. We miss it already and can't wait to return someday!

We booked this trip to celebrate my best friends 40th birthday. Initially 8 of us confirmed but closer to the date, 4 more people decided they wanted to join us.
Because the home accommodated 12 people we didn't think anything of the extra guests.
The staff at the house was superb. Great communication, fantastic chefs and the house cleaners live in property.. downstairs.
The house cleaners were available for anything we needed included unclogging the toilet at 2 am. Be careful not to put toilet paper in the toilet or it may clog,
The chefs took our menu requests each day and then went grocery shopping for the food needed. They made everything from Charcuterie boards to ceviche in coconuts to grilled fish and steaks!!! 10/10
The cons of our stay:
Although the all white home is beautiful, it gets dirty easily. Simply walking inside of the home in shoes will scuff the floor.
The owner of the property was VERY rude. We followed all of the rules of the home. Kept the noise to a minimum and he still threatened to call the cops on us because we did not know there was a difference in rental rates from 8 to 12 people.
He said he regretted renting his home to us. He was actually really nasty to us. And get this, a chair broke as soon as one of my guests sat down and he said we broke his furniture and we'd have to pay for it. My friend fell really hard actually.
Only to find out that the chair was broken via a previous guest. Terrible experience!

It rained in the home in one of the rooms and by the stairs. The water ran so slow the first two days we washed off in the sink not enough pressure for a shower. A lot of bugs and ants inside home. The jacuzzi did not work.

My entire family from ages 75 down to 7 spend a week in this beautiful home. The house was clean, beautiful and plenty spacious for everyone. Amazing location on the beach and close enough to town for a short cab ride. The chef Juan’s amazing dishes were definitely one of the highlights. Alberto tye prioerty manager kept the place in beautiful shape, answered all questions and was very helpful in arranging rides, tours, etc.

House looks even better in person!!! A beautiful, semi-remote luxury experience. The housekeepers are very kind and quick to respond to any concerns or issues. The chef Daniel is amazing! Every dish he made was perfect, and he would even make snacks for us as we sat by the pool. He’s also a great bartender. A little bit away from town but if you’re looking for a beautiful, relaxing experience with a large group this is perfect

Beautifully designed home fully staffed with Chef Juan and his assistant, the groundskeeper and his wife who handles the housekeeping. Chose this location for my husband’s 50th birthday. Had a beautiful stay here, juan and his assistant made sure we had all the groceries and food we wanted every day. I actually corresponded with him for several weeks before our arrival to bring our wishes to fruition, including a whole roasted baby pig for dinner and a variety of decorations set up before our arrival. The customized thermos cups for everyone in our group was very helpful.
Only a 15/20 min drive to restaurant row in Tulum - this home is also really close (walking dusty) to several little restaurants and hotels down the street. Had some delicious margaritas and Veal chops next door. Also hit the cenote and swam to the alligator Panchito. Felt safe here. Had a few issues unexpectedly arise with the property but the owner was quick to respond and made sure to handle it with proper care. Thank you to La Maison Manati for a wonderful stay, would rent again!

La Maison Manati was everything my friends and I were expecting and MORE! The ambiance was perfect for celebrating my birthday!! It was stylish, sexy, comfortable, clean, and an absolute paradise!! The only criticism I can offer is about the hot tub on the roof. The heater did not have the capability or range to increase the temperature of the water; which in February, with cooler nighttime temperatures, on the roof where the wind is high, made relaxing in the hot tub chilly and uncomfortable due to the water only being slightly warm, nowhere near hot or steamy. One of the property managers, Ben, was readily available to address any issues. Mario and his wife were so sweet and welcoming. It's clear that they take tremendous pride in their work as caretakers of the property. Mario was always just a message away on What's App whenever we needed anything, even after hours! He was very helpful in getting us anything we needed and wanted with a big smile! We asked for coconuts for a refreshing drink while relaxing at the pool, and he delivered. We asked for masseuses to come to the house and he made the call and set everything up for us right away; the masseuses arrived with everything to provide us with the ultimate spa experience right there under the shade of the trees by the pool, with the ocean breeze blowing and the sound of the waves crashing on the shore right in front of us!! Naisy (sp?) kept the house immaculately clean each day. Juan is an AMAZING chef!! Everything he made for us was fantastic. He started communicating with me a couple of days before we arrived, and provided me with plenty of information to help us decide what we'd like him to prepare each day. He had tasty margaritas waiting for us upon arrival, got a birthday cake for my celebration, and always made sure we had everything we needed to eat, snack and drink when he wasn't there! Juan makes an absolutely wonderful paella!!! Juan was always on time and also just a message away if we needed him to grab anything extra for us! We take girls' trips often, but amid the pandemic travel was drastically different and more challenging. We were initially going to get our Covid testing (per CDC guidelines) done through a contact provided by the property manager, but we ended up using DIY At Home kits suggested by the airline and it worked out well. La Maison Manati was the perfect set up for and vacation in the midst of a pandemic!! It's definitely worth returning to time and again!!

This house was simple amazing. From the moment you walk in the front door- you will immediately feel relaxed. Being greeted with a cocktail was an added bonus . We had 11 adults and were never in each other’s space- lots of room to spread out- from the gorgeous pool, beach and rooftop area. We took advantage of watching the sunset from the rooftop. In addition to the house- the staff was fabulous- from the booking of the property- Liz was quick to respond to all our questions and was extremely helpful. Upon arrival Mario was available for all our questions and arranged taxis for us to get places. His wife made sure our rooms were clean and we had towels. Noe assisted us right before arrival getting connected with chef Juan. Chef Juan and Daniel assured that we had amazing meals. Every time we thought they made our favorite meal- they out did themselves and made another outstanding meal. Would highly recommend this house with amazing staff. You will not be disappointed.

The property was absolutely incredible. It had every amenity we needed and so much more. We were greeted upon our arrival by Mario and Juan. Mario is the grounds keeper and he and his wife Neisy were there to make sure the house was in pristine condition every day. The spread Juan had waiting for us upon arrival was beautiful. Fresh Ceviche, guacamole, cheese, meats... Enough food for an army. And the food just kept getting better and better. Breakfast was always our favorite. But Juan also makes a KILLER mango margarita, and was always happy to whip up a batch for us. He and his sous chef Rosalba made sure we were always fed to our hearts content. Even preparing a late night snack for us to store in the fridge for after we got home from a late night out. They were also more then willing to make trips up to the store to get whatever provisions we needed. We had a man down and needed crutches for him, and they were able to even locate those for us. I can't stress enough how fantastic the staff was, and how they really made this trip magical for us. The house itself is gorgeous beyond belief. Beautifully designed and authentically decorated. Morning coffee on the beach, margarita's by the pool, champagne roof top sunsets, it gave us everything you would want on vacation. The house is located outside of town, but within walking distance to Casa Cenote. I highly recommend you go down and experience this, it was a highlight. Ernesto, Freddy and the crew there were great, and happy to answer questions. We even booked them for the next day to take our group deep into the jungle, to cenote's that most tourist don't go to, because it takes a while. They then arranged a lunch on the beach for us, complete with Mariachi band. Awesome! I would absolutely return the La Maison Manati. It was a dream! Also... Did I mention how amazing Juan's cooking is??? lol

This is a truly amazing house... beautifully designed with amazing interior design as well. Located on a quite stretch of beach north of Tulum with great opportunities to snorkel close by (the house has kayaks, SUPs, ...). Management was great as well: they reached out to us in advance, were there to welcome us, organized a meal with Adrian the cook and gave us a tour of the house. THANK YOU! The cook Adrian is great: amazing breakfasts... dinner often a bit too much and not as interesting as his brunch (I am nitpicking). Overall a great experience and highly recommended.

We just wrapped up our stay at La Maison Manati and we had an incredible time. The house is just incredible. The architecture and design are well thought out and are the perfect setting for a vacation in Tankah Bay. Our family spends a week or two in this area every year for the past ten years and this is the best stay we have had. The best surprise of the trip was the chef, Adrian. He planned a lunch and dinner menu for us everyday and the food was truly the best food we have had on vacation. The grounds were well manicured and the house staff was friendly and courteous. Would highly recommend the house to any future visitors!
