Sunset Beach GW102. *THERE ARE NO AVAILABLE DISCOUNTS FOR THIS PROPERTY* The ground level of this home offers a 2 car garage, wet bar and sitting area that open to the private pool. There is also 2 bedrooms both with private baths and king size beds on this level. On 2nd level you will find 4 bedrooms and a central living area. The 1st 2 primary suites have king size beds with private baths. The other 2 bedrooms share a bath with a queen in one room and 2 sets of twin bunks in the other. The bunk room has a sofa for playing games or watching movies. High chair & Pack-n-Play provided! The beachfront deck off of this level offers cocktail table that sits 8. On the 3rd floor you will find an open living/kitchen area. The beachfront patio has a dining table that sits 8. The dining table seats 10 and there are 6 bar stools around the central bar. There is also a half bath on this level. Gulf Waters offers a golf cart accessible boardwalk to the beach and a heated community pool! Gulf Waters requires proof of vaccination for all pets. This must be been presented to the onsite Gulf Waters office at the time of check in. Failure to provide proof of vaccination can result in eviction per Gulf Waters HOA. Port A Beach Buggies is exclusive at Gulf Waters RV Resort. Reserve a cart online through Port A Beach Buggies, call Scott at Gulf Waters charges $3.00 a day per golf cart for a golf cart pass. You MIGHT want to book this house because it sleeps a lot of people, is on the beach, has a pool and is in the nicest RV park in Port Aransas, however, that’s all it has going for it. When it was originally built, I’m sure it was a nice home. It is obvious that zero (and I mean zero) maintenance has been done on the home since then. I will start with the list of things that were ok with the home since it’s shorter and then give you the list of things that are just horrible-
Suitable:
1. Beds were clean and comfy (although noisy)
2. Nice having elevator with three levels
3. Third floor layout was very roomy for cooking and entertaining
4. AC’s worked well
5. Lots of bedrooms and bathrooms (although only one small bathtub in whole house if that’s a problem for you)
Issues:
1. LOTS of electrical problems - numerous lights in house did not work including bathroom, showers, all of back porch (so a janky set of string lights is plugged in that shines right into bedroom), electric boxes on side of house completely rusted through and about to fall off of home
2. Some appliances did not work including wine fridge on third flooor and extra refrigerator in garage
3. Elevator had issues when trying to open on third floor and leaking fluid from components in garage
4. Too many rusting parts, door handles and rust on bath areas to mention.
5. The water damage in several of the bedrooms was EXTENSIVE and not even repaired. What about mold??!!

Overall a great stay for 12 people and 2 dogs. Plenty of room for everyone to have their own space. Small issue with the AC on second floor when we arrived but mgmt/owner had someone there within minutes. difficulty navigating TVs in rooms/main room at night, it would be nice to have sling or some type of basic cable tv. We used the front entrance as the back pathway grass overgrown. But it was a great space to be together, cook meals & hangout. Property clean & kitchen well stocked. Small problem with small roaches in downstairs showers. Lastly a suggestion would be to put up some type of window covering over the shower window in main floor bedroom’s bath facing Cajun beach house. Whether they could actually see in or not it was a little odd. Thank you!

As our family continues to grow, it becomes harder and harder to find a home large enough to accommodate all of us. This house fit all of our needs. The location is fantastic. The website listed a charcoal grill available on the property, but a broken down gas grill was there. I called Port A Escapes, and they quickly brought us a charcoal grill. If any improvements could be made, the addition of bakeware (cookie sheets, cake pans, Pyrex dishes, etc) is needed. Overall, this is a great place, and with the Good Lord willing, we will be back.

We started off loving our house and it quickly turned sour. We had ants all over the kitchen where we were cooking. These weren’t sugar ants- these were fire ants! Called the second day to maintenance and never got any help until the night before we left which was day 5. Big issue! Then, the TV couldn’t be used since it was locked into the guest rental account that required a passcode. We never got to watch any type of news or regular TV. The kitchen was completely bare of garbage bags, basic needs. We had to buy everything to cook. No salt, no pepper, no essentials.

Beautiful home, easy access to the beach. Beaches were clean and there was plenty of space. Views were awesome. Had a maintenance issues with the toilet/garage door/outside refrigerator and the gas grill is in very rough shape. The pool was a very nice perk, used it much more than we thought. Each floor was beautifully laid out and the elevator helped a ton! Very clean home! Would absolutely stay again.

The house has an amazing layout, but wasn’t quite as stocked as the License to Chill house two doors down. We usually rent License to Chill, but it was booked. However, we did love the layout of Sunset Beach better. The kitchen isn’t stocked very well. I donated a baking sheet that I had to buy. Many of the dishes in the kitchen were dirty. I can understand why when I went to close the dishwasher lid, it didn’t lock in place. This might be the problem for the dirty dishes that were put away. The dining table was very sticky. No matter how many times we wiped it, you always felt it was sticky and dirty. The couches are awesome for a beach property, but pretty uncomfortable. However, they were easy to clean.We didn’t use any of the tv’s, but they are readily available in every bedroom and living area. I believe the owners are in the process of stocking it better. They added a high chair and beach chairs for our stay, which was great. Overall, the under stocked kitchen, didn’t take away from our experience. It was a great time and a great house!!! The pool was awesome, too!!!!!

7 of us stayed a week in Sunset Beach 102, our third annual visit. It's close to the board walk and beach, has great views from the kitchen on the third floor. Port A Escapes management is very good about repairing problems that arise during the stay. We cook all of our meals and the kitchen amenities are lacking. Certain types of pans missing, skillets in bad shape, too few plates for number of people the house sleeps. Great location, every room has its private bath, nice new refrigerator. We will book again and bring our own cooking supplies that we can't live without! A great coast getaway for this mountain girl.

This house was in a beautiful setting and was pretty much as described. I would share that it would be best if you were driving to the property and could take more of your own things.
We flew in and had to purchase a portable crib, beach towels, sand toys, boogie boards. We knew these were not amenities that were listed but we felt after staying that a little bit of money spent by the property owner would have made this a fantastic place to stay.
We found one broom for all 3 floors with no dust pan. There are no lounge chairs for the pool or sand chairs (or any type of chairs) for the beach. Those would have made our stay more comfortable. There were 6 plastic Adirondack chairs and one was broken and another one cracked.
The maintenance people were awesome as they came quickly when we contacted them about the air.
Another minor point but, one we talked about, it would have been so nice for them to turn the air conditioner on in the morning on the day we arrived in the afternoon. Some rooms were 80° our first night which made for some uncomfortable sleeping. After the place cooled down the air worked fine.
Check in was a little crazy as you had to drive into town to pick up your paperwork and then drive back to the location and check in at that office for passes. It seems that could have been more streamlined.
I don't want to say this is a bad place to stay. We had our family of 6 adults and 6 kids ( ages 1-9) and we had plenty of room.
Or takeaway was that this was a nice place to stay but could have been exceptional with some thought about what would make it convenient for those who couldn't pack everything.

This was an excellent place for our group of nine women. The layout was perfect with the kitchen and living area on the top floor and bedrooms on bottom and second level. The two levels had a living area as well. We had five vehicles and there was plenty of room for those as well. The place was clean, comfortable, and perfect for a large crowd. The view was truly amazing. The beach just right behind the house. We can’t wait to return.

This property was so convenient as we are RV lot owners in Gulf Waters. Everyone loved the view, loved the plethora of bathrooms, and loved the facilities available in Gulf Waters. We cooked every meal in the kitchen. The oven has only one working rack and the dishwasher racks have some missing wheels. Those were our only issues with this very beautiful, accessible condo!

This is a great house for a large group of people. Private pool that is shaded in the late afternoon was great for the younger kids. It was lacking a few minor things - only two brooms and one dustpan in a 3 floor house, missing a couple kitchen amenities (measuring cups/spoons, kitchen shears), more kitchen towels, and a refrigerator sized for the large house. It would have also been helpful to have more specific check-in information prior to arrival: this is the first property that we have rented from Port A Escapes in the past 5 years that we HAD to go to the rental office first to pick up parking passes etc., minor detail but more communication well in advance of arrival would be appreciated. All that said, we would definitely recommend this property!

Late check in left us with less time to enjoy the property!
We were disappointed that the property didn’t have the basics, like trash bags and laundry soap! We had one trash bag per room. We bought some and doubt very much that they’ll be left for the next guests!
Also, we had an 8 hour drive and I was told that my check in time was 4:00 which on the first contact said 3:00. When I called the day before I was told that I would get a text when it was available, which ended up being 2:00 ! Think having a set time in the morning or at noon that way we can enjoy more time on the beach and enjoying the property. We probably won’t come back because of check in and lack of coman comforts.

Had a wonderful family get away at this awesome house. Was skeptical with it being located in an RV park. This was the cutest, coolest RV park I have ever seen. I would recommend this home and hope to be back next year for a longer stay.

Overall, we enjoyed ourselves, but the property could use some freshening up, a good cleaning and some sort of manual. We had fun but the house is overpriced in our humble opinion.
Check in…the house is on a combo lock but you have to drive all the way into town to “check in.” Then you have to check in again at the community’s clubhouse.
Layout…the house is laid out beautifully for a big family. Every bit of space is used nicely. I would have swapped the outdoor furniture on the 2nd floor balcony with the 3rd floor balcony.
TVs…There are zero instructions on these TVs & streaming devices. If you have your own logins for different streaming services, you can’t use them - we couldn’t watch games because the system blocks you from logging into ESPN or any other streaming service. It’s a terrible setup.
Elevator…the elevator was necessary for our 80-year-old father with mobility issues. It worked fine.
Kitchen…the kitchen is really nice but the pots and pans leave a lot to be desired. There wasn’t a single skillet that was usable - all of them were peeling and flaking their coating.
Dining…lots of room but the chairs were not comfortable.
Seating…if you’re renting this property to include senior family members, be aware that the seating throughout the house is not accommodating at all. The couches are too low & deep for someone older to get out of, as is the outdoor furniture. The counter stools and dining chairs are very uncomfortable. The seating was a big disappointment.
Bedrooms…beds are comfortable and the pillows are good. There are extra pillows in some of the closets, too. If you’re cold natured and the rest of your group isn’t, take your own blanket. There aren’t any extra linens.
Bathrooms…they’re nice but there aren’t any extra towels in the house.
HVAC…all the A/Cs are controlled by Nest thermostats. There are no instructions on how to use them. At any given time during the day or night the temperature will change and you find yourself having to get up in the middle of the night to reset the temp because you’re sweating and uncomfortable. It’s not much of a vacation when you wake up because the thermostat is programmed to 78 degrees at 7AM.
Cleanliness was below average. There was sand everywhere when we got there. The washers and dryers were disgusting - it appeared they had not been cleaned in months (management sent someone over to clean them). There was a pile of dirty hand towels left by the pool.

At any given time during the day or night the temperature will change and you find yourself having to get up in the middle of the night to reset the temp because you’re sweating and uncomfortable. It’s not much of a vacation when you wake up because the thermostat is programmed to 78 degrees at 7AM.
Cleanliness was below average. There was sand everywhere when we got there. The washers and dryers were disgusting - it appeared they had not been cleaned in months (management sent someone over to clean them). There was a pile of dirty hand towels left by the pool.

Good Time
Overall, we enjoyed ourselves, but the property could use some freshening up, a good cleaning and some sort of manual. We had fun but the house is overpriced in our humble opinion.
Check in…the house is on a combo lock but you have to drive all the way into town to “check in.” Then you have to check in again at the community’s clubhouse.
Layout…the house is laid out beautifully for a big family. Every bit of space is used nicely. I would have swapped the outdoor furniture on the 2nd floor balcony with the 3rd floor balcony.
TVs…There are zero instructions on these TVs & streaming devices. If you have your own logins for different streaming services, you can’t use them - we couldn’t watch games because the system blocks you from logging into ESPN or any other streaming service. It’s a terrible setup.
Elevator…the elevator was necessary for our 80-year-old father with mobility issues. It worked fine.
Kitchen…the kitchen is really nice but the pots and pans leave a lot to be desired. There wasn’t a single skillet that was usable - all of them were peeling and flaking their coating.
Dining…lots of room but the chairs were not comfortable.
Seating…if you’re renting this property to include senior family members, be aware that the seating throughout the house is not accommodating at all. The couches are too low & deep for someone older to get out of, as is the outdoor furniture. The counter stools and dining chairs are very uncomfortable. The seating was a big disappointment.
