Fantastic service, got early access to our room and the room was clean and tidy. The gentleman who greeted us was friendly and genuinely cared about our experience. Thank you! :-)

Great budget room

Friendly staff, great price, bed was more comfortable than I expected. Towels were provided as well. Pretty much had everything I needed despite being the most basic room

The biggest issue here was other guests, which can't be helped. Mostly due to booking a room with shared facilities, other guests where a bit more rowdy on the Saturday night and weed everywhere but the toilet.. I did also only have decaff coffee in my room, but that's not a major issue and I'm sure I could have asked for some normal coffee

Amazing location with a beautiful view and amazing staff

amazing location with a dedicated team managing the bookings, check-in extremely smooth. I was down in Brighton due to work with my mother and the accommodation was top relaxing experience.

Bijou little guest house in a great Kemp town location.

lovely little guest house - room 8 is right at the top, petite but perfectly workable - comfortable bed, ok shower, endless coffee - everything you really need, nothing that you don’t. Lovely helpful friendly gentleman staff.

I had a massive flight case and it’s right at the top of 4 flights of stairs - it’s doable but if you’re a bit infirm you may need to take the offer of assistance from the on-site manager. Bit of mould in the shower and water flow a bit on the slow side but still usable. That’s being picky.

Nice location if you want to stay local to everything

Nice location. Friendly staff. Room good. Only stayed one night. Licaris pretty much central to town & front. All walkable.

Parking is expensive and not enough parking for where you need to be... Unless your hotel has their own parking its bit of a pain. This didn't affect our stay. We parked on front but someone had damaged our wing mirror on return but luckily enough its ok...

Exceptional

A lovely hotel. The location is excellent right near the sea front and some rooms having sea views. Also right in the heart of Kemptown and all the restaurants and shops. My room was lovely, clean comfy and cosy. The bed was very comfy and I slept like a log! Richard who runs the hotel is a friendly, nice and helpful host as always.

exceptionally comfy bed in a warm, cozy and clean room, if a little cramped.

good location in l’émotion and near the front. we could see the pier off to the side, standing in the bay window.

the room was pokey, and part of the decor dated and in need of repair. All in all, it’s due an update! For the price, I expected a better standard.

great location however standard of room and value of stay extremely disappointing.

the location is excellent for the attractions and town centre.

the general standard of cleanliness is poor, the facilities are cheap ( kettle / shower / mugs) and there are a number of areas that require a major updating. Other concern would be the condition of the room carpets and the very poor condition of the stair carpet which is a health hazard.

Good value for money, ideal as somewhere to sleep when exploring the city.

The host was very friendly. The room was comfortable and clean with a new looking ensuite. View of the beach was beautiful. Ideal location. Free tea and coffee in the room and this was available to refill as and when you wanted it.

Communal areas were quite worn and tired looking. First impressions were that the hotel needed a bit of a face-lift but that was before we got to the room. It would have been nice to have somewhere to get clean mugs from as it was often when nobody was around when we were making a drink.
