This property is a fantastic spot for a group of about 8-10. It’s a short walk to Bourbon Street making activities easy to access, and the hot tub is a nice touch. The Jazz Quarters offers three separate yet adjacent suites with a nice common area outside that offers some privacy from the other suites. The only major drawback is the pullout couch in Pink suite. It essentially has a small mattress pad where a larger one could fit comfortably. This made sleeping arrangements for 11 people pretty tight. On the last night of our stay, there were roughly 4-5 cats that flanked our group as we ate outside in the common area. Not necessarily a drawback, but if you aren’t a cat person that might catch you by surprise. All in all, this a great spot for groups looking to stay close to Bourbon Street. The amenities are nice, great air conditioning, and a nice ambiance across the property.

Loved our stay at the Jazz Quarters! Perfect for large groups looking for separate living quarters and easy/short walk to Bourbon Street. We felt safe staying in the gated facility and everything was clean and ready for our stay. Each room had extra towels, blankets, etc. Would definitely recommend!

The housing seems better suited for people who wish to go out and party. It’s very much a bachelor pad. I would likely not rent such a location if I had family with me. I was a bit concerned about the location. You have to take this with a grain of salt since you are so close to bourbon street, so that is it’s biggest advantage, but it also makes the neighborhood a little unsafe. I wouldn’t be bothered by that so much if all of the doors locked fully. Some doors can just be pulled open. Keep in mind that you will likely share the courtyard with other guests. Most of the deck boards are detached and all the wooden swings and benches seem unstable. The courtyard is great if you want to bring in a private chef for your group. The fountain area is cute and well suited for the hot tub. We overall enjoyed our stay as a boys weekend out. The beds were soft and clean. Best of all, the AC was perfect. Having good AC is such a big deal in a place as hot as NO. Had a great time!

This property is unique. it's multiple little units banded together. The property is bigger than just those 3 and the others are under different listings I believe. The properties share hot tub and common courtyard but are grouped together in a way that would afford your privacy even if there are other guests staying in the complex. We were lucky to be all by ourselves. The owner kindly allowed us early check-in which really helped our group as some were coming in early in the day. The rooms were clean, we had plenty of towels and each little unit had a mini fridge and coffee maker which was lovely. AC was also at a very comfortable level. Finally the location is really the best - one block from the french quarter, close to everything. This is an ideal setup for groups that want a bit of privacy but also common areas. There was a lovely large outdoor table in the space between the units which made for a natural gathering place for all of us. Would definitely stay there again!

Overall, the space is excellent. We arrived and were very happy to see the free gated parking within the space. Each house is older but very well-kept and clean. We had 12 people spread across three little houses, which worked out great. We enjoyed hanging out at the little courtyard, a minute's walk from everything. This is a perfect spot for large groups that want to be able to spread out but still stay together.

I booked the Grand Trio for a bachelorette group of 11 and, unfortunately, had to book somewhere else right away. As some of the other reviews mention, there is a homeless encampment directly across the street. As we were getting out of our Uber, the car behind us rolled down its window and told us to be really careful as this is not a safe part of town, which made us really uncomfortable. The listing led us to believe we were booking the whole place, but once inside, we realized there were actually many more units than the 3 mentioned in the listing. There was another group there for a bachelor party who also believed they'd have the space to themselves. We originally booked this place because the listing claims it's walking distance to Bourbon Street, but the walk is actually pretty far and through the roughest part of town. There also wasn't a big enough indoor space for all 11 of us to be together in the same room. The outside area is nice, but it rained during our trip so it wouldn't have worked anyways. The unsavory location, paired with the lack of space led us to book a different place and move the very first night. As we were moving our things out, I did notice a few bugs on one of the beds, though I'm not sure if they were already there when we arrived or came inside during the few hours we were there. I will say that the owner of the property was kind and responded quickly. He gave us early check-in and detailed instructions for how to get into the property.
