This truly was an amazing find. As they say - location, location, location.

What a great find! Apartment was very spacious. Only one bedroom but the sofa bed in the living room was very comfortable and two bathrooms. Kitchen had everything we needed. Small roof terrace but with lovely views. Windows in living room opened onto the canal. Lots of stairs but thankfully the lift was working. Amazing location, less than 10 mins walk to the S'Angelo boat station where boats can be taken to other areas and to the airport. Also, we were in short walking distance to everything including the famous square. It's the perfect location - close to everything but not over-run with tourists, at least not in early March. Hosts were so helpful and provided some basic provisions and a book with lots of useful info. Very clean including linens and towels. Good supermarket close by too. Great value for money considering how expensive the hotels are.

The 2nd bathroom only had a hand shower in the tub and with the low ceiling was a bit tricky to use. Fridge wasn't working very well, didn't get cold, but freezer was fine. Trash disposal was a bit of a pain as everything had to be separated for re-cycling and taken out on certain days - it was a bit scary knowing we'd get fined if we didn't do it properly!

Very comfortable apartment in a great quiet location

Great location close to the Opera House, well equipped kitchen and lots of space, the little terrace was great to have a drink/breakfast on looking at the rooftops

I have been to Venezia many times, this time for three weeks. The apartment is so relaxing and ideal for a longer stay.

The apartment layout was great.

There were some deficiencies which for this price were not acceptable. Silvia resolved them and I would have to say that I was very satisfied with the apartment. I hope that future guests can enjoy the improvements which I suggested.

Would be the perfect apartment for two people in the winter … the summer stay was tough with bad AC

I think for two people in the non summer months it would be perfect and I would give it a 10.

Because the summers are so hot, the apartment only had one A/C unit that struggled to keep the temperature down. We had to buy a fan. There is no AC in the bedroom. With a family of four including to kids it was a little small.

Superb

Great view from the roof terrace. Wonderful place to base yourself for a few days and experience Venice!

The bathrooms are a somewhat uncomfortable due to the low ceilings. Windows need to be fixed.

Nice place with big flaws

San Marco Roof Terrace is a very nice appartement in terms of roominess and how the overall thing once was intended to be. The location is perfect because directly in the center of San Marco, so everything of interest can easily be reached by foot, whilst wandering throught the narrow alleyways, over bridges, along palazzi, enjoying all of that one can expect from being in old Venice. Wifi und Klimaanlage funktionierten sehr gut, ebenso der Gasherd.

Furniture and equipment of the appartment was once of high value, and partly still is, but unfortunately nearly everything is broken or not working properly, starting with the elevator which can only be used for luggage. After that, everytime it was stairs-up 90 steps. In the appartment, which was only cleaned superficially (visible dust on beams etc.), some lightbulbs where not working, the host brought then some, so this was ok, but then: Bathroom1: shower moldy in the corners, door broken, no water pressure neither in the shower nor on the water tab, all showerheads blocked with lime. Bed room: Wardrobe completely broken and unusable, I complained about that and was advised to use some other storage room in the living room. Bed matress weared out and because of that far too soft. Lampshade missing, main light not working. Living room: the former TV was also broken and removed, replaced by the little one you can see on the pictures in the bed room. There was no possibility to open or close the upper blinds because the switch was not working properly. The fridge was working but only half power, so everything we put in there came out nearly luke warm. The dishwasher did not work properly since the controls could not be set. Bathroom2: Lightbulbs missing, same problem with the blocked showerheads and the water pressure here. Water tab very wobbly. Bath tub outlet blocked. I want to add here that we definitely are not overly demanding and also willing to just accept an error or something not being as expected/promised, but in this case there is a clearly visible negligence or disrespect against the customer, who, as in our case, payed 165 €/night for the place, so I expect that at least the basics are there and working, like the frigde or the dishwasher. We as customers and guests should not accept everything, not even when the location is in beautiful Venice.
