Couldnt tell you as never actually got through the door!
The company that own the property are DREADFUL to deal with. Trying to actually get into the property at night (after a full day at work) was horrendouse, to the point where I had to find alternative accommodation for the evening. Unable to speak to an actual human being, only contact you can have with them is via Whatsapp, which, when you ring them, they dont pick up the phone but will them text you as soon as you put the phone down! I would NOT recommend staying at any property owned by this company!! Run a mile!

There was nothing about that Accommodation that I liked.
We didn't stay at the Townhouse and Terrace, An hour before check-in we were notified by XHotels management that they will be transferring from a lovely three bedroom 2 bath separate lounge in the North lanes because of a leak in the property to a much nicer upgraded property that turned out to be a stag/hen party room in Oriental place with a shared bathroom, 2 bunk beds and a double bed squeezed into a room with no kitchen facilities, filthy floors, dirty stained blanket thrown under the bed, a broken main door, a smashed TV and the main light bulb was missing and the noise from surrounding accommodation in the block was horrendous and the worst accommodaion I have ever been to. We spent three hours there trying to contact the property to be moved somewhere more suitable to our needs or even a like for like property similar to what we originally booked and paid for and still today we have not received a response from the property at all and please note we were told that this was an upgrade to our original booking.

not good communication from the host. when we arrived the “cleaner” knocked on the door and came in and put a pile of dirty sheets behind the sofa saying the cupboard was full and then left them there. Almost everything was filthy, sticky and covered in dust. This house is just dangerous i think it should be illegal to let children stay here. on the top floor no lights worked at all and there was wires hanging down from the empty light socket. When i plugged in my phone charger the lights downstairs started flickering?? the tv does not work. the wifi does not work. the back door does not lock. AND THE GARDEN….it looks nothing like the pictures the decking floor was literally rotting, the whole thing is taken up by an overgrown bush with a broken table thrown to the side. and to top it all off as we left a neighbour approached us and said “you didn’t stay in number nine did you?” we told him we did and asked why, he proceeded to tell us the man there last week saw BEDBUGS AND HAD MULTIPLE BITES ALL OVER HIM!!!!! Honestly i’m not surprised the property is in no way being maintained or cleaned.

Nothing they swapped apartments and sent us somewhere awful, when we complained they laughed, now going through booking..com for a refund as we had to stay somewhere else. Do not stay here

Location
Back door didn't lock, so not secure. Place looks really shabby, curtains don't fit windows - pictures placed in front of windows instead. Stains on ceiling and walls. Sheets weren't changed from last visitors, so dirty in upstairs bedroom. Radiators make loud noises all day and night, keeping you awake, even with no heating on.

Nothing, we got completely scammed and are now left with a considerable hole in our bank
Avoid this place like the plague. Got a call from the property owner an hour before our booking time telling us that the property had a leak in the roof and therefore they had secured another property for us. The place was totally uninhabitable, I wouldn’t even keep my dog in there - no reply from host who blocked our phone calls. We had to find alternative accommodation at very short notice - booked a hotel at a cost of £185. This was for 2 adults and 3 children, one of who was my daughters school friend so we required 2 separate rooms, hence the cost. I’ve used booking.com for years and have never experienced anything like this. I don’t blame booking.com but they need to be aware of this scammer - we can’t get hold of the ‘host’ to ask for a complete refund as they have blocked our phone numbers, please help us booking.com

It was my wedding weekend so we booked this property for myself, my partner & 6 friends to stay in. (This meaning we couldn’t just leave like we could if it was a random weekend away as if we could have we most certainly would due to the conditions) The property was filthy, there was blood and stains on bedding & mattresses. The bathroom floor and bath were all covered in black mold. The bathroom floor also has a hole in that one of my guests hurt themselves on. There were no visible smoke alarms and no fire exits if a fire was to happen near the front door as the back door is jammed and only 1 window opens and stays open in the property (which is on the top floor so definitely not a fire escape). There were unsafe electrics open wires in a few rooms with a plug with an electric check date due in 2018 (so 5years out of date) the property definitely does not look like any of the pictures but that wasn’t a big concern what was a big concern was the unclean and dangerous environment. After all of this (with proof of pictures and videos) the property have denied it all and then said I didn’t turn up for check in .. which of course their messages (as I spoke with them many times about check in and issues whilst I was in the property) and my pictures show different. They have done this to try and make me look like a liar but the pictures show everything.

* when I brought all this to the attention of the owner I was told that sometimes the cleaning staff make mistakes!!!

* back door doesn’t open and key broken in this door. wasn’t informed of this until I brought it to the attention of the owner.
* cracks and chunks missing from floor tiles in the bathroom.

* originally fee was £15 a hour for late check out this was then increased to £25 per hour. paid it and was told when we arrived we couldn’t check in at 3pm due to delays in cleaning. no refund for this.
* big delays with getting deposit back.

I stayed here with a group of friends for a night out in Brighton. The property is in a fantastic location with plenty of space for 8-10 people. This property is nothing super fancy but if you are just looking for a clean place to sleep then it is perfect.
There was nothing we didn’t like about this property. It was exactly what we were expecting. It wouldn’t be difficult to freshen up the place by simply painting the walls.

To who it may concern,
I am requesting for a refund in full for the completely unacceptable standard of the accommodation we rented through yourselves on Monday 14th August.
Firstly the accommodation stated it slept 10; this is not correct. The room in the loft house a camp bed that was not fit for purpose and the springs so old and stretched that it could not be used as when anyone tried to use it they touched the floor. In addition to this, we could not use the bed in the lounge as there were no blinds or curtains and a constant traffic of people passing andlooking in made this not suitable. I had to book myself into a different hotel as there was no separate
room for me alone, besides the disgraceful lack of cleanliness and hygiene.
The cleanliness of the place was shocking, carpets were stained and full of hair, the rugs were filthy, we had previous guests washing up on the side and the kitchen itself was unclean. The fridge was filthy, and covered with spilt milk. The cooker was sticky and greasy and therefore unfit for purpose. We were planning family breakfast together before all heading off to our various homes. We had to abandon that and have the inconvenience and expense of eating out.
The key was broken off in the door to the patio area, so was unable to use it. This was a major factor in booking this property as many of the guests are smoker's. They subsequently had to stand literally in the road outside.
The whole experience was shocking. I cannot understand how you have an association with this hotel. I have always had fantastic experiences with you prior to this. I have yet to get my deposit back also.
I reiterate, I would like a full refund.

On the day of check-in, we were sent a message that we could not check-in here. We were put in a completely different room. The place is terrible, everything is dirty. Everyone was dissatisfied...

It was a great location and slept a larger party of people.
The property just felt it needed a good clean , in arrival we was hit with a stale smoke smell , it was overpowering we tried to open the garden door to let some air in and we could as a key had been snapped in the lock, which is a fire hazard.

8 friends travelled up for a gig on Brighton Seafront. The location was great and the house was clean and tidy. It was perfect for a cheap nights stay and getting your head down for a few hours.

Location was brilliant, the property was ok if you just wanted somewhere to sleep and as a base.
The house could do with some decorating and maybe a bathroom upgrade just to smarten it up. Also the windows are hard to open along with the back door. On a hot day I can imagine its unbearable.

A little tight for space, but the main problem is I have yet to receive my £154 deposit back. It’s so un-professional I am now thinking about never using booking.com again.

perfect location, right in the lanes and close to everything. amazing for groups of people. The beds were clean and comfortable and there was everything you would need which made us feel very settled. I couldn’t of asked for much more at all.
the bedrooms are set out a lot differently to what the images show, for example there was only 1 double bed in the house when it shows more however that was noted within the description. some lights didn’t work and there was a few bits of damages around the house that could have been easily fixed before our arrival.

The location was superb! The upstairs decor is starting to look nice.
The double bed was broken. one of the bedroom windows was covered with a sheet held up by screws. The floor in the bathrooms was concrete screed only and cracked. The fridge and bin were battered. the back door didn’t lock, we had to secure it with the mop. there was a crack in the front door.

We didn't stay in this place in the end they moved us about 3 hours before check in then again just as we were going to check in again they moved us again but it was a nice place plenty of room, Beds were comfy.
Once we found where it was it was a nice place cozy
Toilet didn't flush properly
They cancelled on us twice but upgraded us but one was just as we were going to check in to the 2nd one so then had to find the other one.
The lock on the back do was broken
The door in the bathroom lead to a communal bathroom which was used by lots of people who were very noisy and kept knocking on it to find the hot tub

Nothing like the pictures, don't be fooled. Very shabby and needs a lot of TLC. Had to pay £150 damage deposit which is a joke considering how knackered it was. They were an hour late sending the code to the property so couldn't check in until 4, an hour late. You can't get through to them when you try to call. Avoid!

The dirty sheets, obviously unchanged since the last guests. The blanket hanging from the window. The punched fridge and sat on bin. No soap in bathrooms. The rude email concerning the deposit. The 20 emails on the day of arrival asking to register, which I had. The bunk beds which were not mentioned in the description. Couldn’t use sofa beds as one crashed into the other. Couldn’t open patio door.

brilliant location
such a lovely old property but let down by awful sofa and sofa bed!!! Uncomfortable and dirty, no additional bedding or duvet was available.
Dirty old towel hanging over the window!! why no pretty net curtain or blind for privacy?
lighting not sufficient in lounge so quite dark. LED ceiling lights only one working out of six in upstairs bedroom so again very dark. No hand soap in bathrooms. If the property sleeps 9 people as we had on our trip why only 3 mugs! No glasses either only a 4 pint glasses. Just needed a little TLC and buy new sofa’s! For just one overnight was ok.

Close to centre and easy to get to from the train station, spacious and had most things you needed.
There could've been a bit more of cups and glasses considering how many you can stay there and the pots and pans weren't in great condition.
