The home is an absolute delight and was perfect for our family that wanted six (no bunk bed) bedrooms and a location close to Newport, the beach and dining options. The backyard seating area with gorgeous grass, flowers and flowering shrubs was a treat, as was the wraparound porch and large kitchen and living area. The owner was very responsive to a situation we had with a shower and shared really interesting background on the home. I highly recommend this property.

My wife and I and some friends age 30-60 stayed at Hedgegate for a weekend of sailing at the New York YC Newport facility - the house was wonderful - just what we needed - plenty of bedrooms and bathrooms, kitchen very workable (we cooked 2 of 3 nights) new grill was great - location super convenient and welcoming , helpful host. We will look to come back next year

It was great besides the loft not being cleaned for the guests. We luckily had an extra bed for 2 of them and one on the couch and we received our money back for the loft.

Perfect place to host the groomsman pre-wedding. Absolutely beautiful home with ample space to host our large wedding party. We had access to food/coffee in walking distance, and close drive to wedding venue @ Ocean Cliff. Host was a pleasure to work with - made everything super easy! Would highly recommend!

We had a mixed-age family group for a weekend wedding. Plenty of spaces to hang out en masse or as separate groups. Patio, deck and garden looked lovely - although we had rain every day. I wouldn’t hesitate to stay here again.

We stayed at James' beautiful home for a college friends reunion and had the most incredible weekend. The house is STUNNING and perfect for a large group with no shortage of beds. The back yard was the selling point for our group and it didn't disappoint- made for such a great weekend gathering around the table with old friends. The owners are incredibly communicative and helpful, and we even got to meet the extended family staying at the other house on the property! Would definitely recommend and would love to stay here again!

Our group of 14 had a wonderful stay. There was plenty of space inside the house and we were pleasantly surprised with the outdoor space as well. We were worried that Ubers in and out of Newport from the house would be difficult for such a large group but we had no issue. We’d definitely stay here again!

We had an amazing time at the house - great kitchen and huge dining room area which is perfect for a large group. The lawn area is also amazing! House is right on the street which can be a little loud at night, but it's a great spot to get anywhere in Newport!

We are 6 college friends who wanted to spend a reunion weekend in Newport. This house was a perfect fit - plenty of space, clean, very welcoming including fresh flowers and in a nice location with a view of the water. Would definitely consider using this home again if we return to the area.

This house had everything we needed for a weekend away to celebrate a family wedding. Jim and Gail were helpful and responsive to anything we needed, and super friendly. The house had a well stocked kitchen, the rooms were cozy, and there were plenty of bathrooms for all of us to get ready. We were able to walk to everything we needed, and downtown Newport was just a short Uber ride away. We would recommend this home to anyone, and we would happily stay here again in the future. Thanks so much hedgegate for the experience and memories!

What a beautiful place! The location was perfect! The house was lovely with stunning outdoor space. Everything you wanted or needed for a family wedding weekend. We are hoping to get back there soon to enjoy the Middletown/Newport area.

Our family of 13 stayed here for my son's wedding. It is in a great location and it was walking distance to the venue. The wrap around porch was SO nice to sit on in the morning enjoying your coffee. The interior was up to date and nicely decorated. The hosts were easy to get in touch with if needed.

Hedgegate is an exceptional property located near 1st beach in Newport. The house and yard were in excellent shape. Our group was in Newport for a wedding and spotted this property that could accommodate two families. The house was absolutely perfect for the bride and grooms families to bond and create memories. Hedgegate is also within 1.5 miles of the downtown Newport area and a short walk to 1st or 2nd beach. We would highly recommend this property. Not only was the property exceptional but our hosts Jim, Lorraine and Jack were the best!

We were in Newport for a family wedding. The house was the perfect setting to relax and enjoy ourselves before and after the wedding. This was the perfect location. The house was beautiful inside as well as outside. All of our guests loved all of the outdoor open spaces and great gathering areas in the house. The outdoor deck with rocking chairs was beautiful for looking at the water and the sunset. The host was friendly, extremely helpful and welcoming.

Great Girls Weekend
We had a great girls weekend at Hedgegate. The house was very clean when we arrived and even better than photos. The kitchen living area is way more open that it seems and we loved having all the bedrooms on the second floor. The house was a great location to downtown and within walking distance to the beach! James was very responsive and a pleasure to meet. Many of the girls want to come back with their families.

Girls Weekend!
Such a PERFECT getaway - everyone was obsessed with the house/property. So much room, GIANT deck and GIANT yard, makes for an amazing summer weekend away. The owner and his family were close by and so friendly and on top of things! We even got to meet some of his extended family which was so sweet.

Beach walkable, surf shops and food spots right there, ample space in the house. Overall couldn’t ask for more unless it was in immediate downtown Newport, which is a short ride away.

Great home for a reunion
A group of 14 of us stayed here in October. It was a fantastic property with beautiful spaces inside and out. The open floor plan was perfect for being social and comfortable. Each bedroom was the perfect size for two-three guests. We loved the outdoor shower and the bonus bathroom in the outdoor building. The bedrooms were all quiet spaces even when downstairs was busy.
Great location too! Can’t beat walking to the beach and the Cliff walk!
If I can think of any excuse to ever rent this house again, I will!

A Perfect Few Days!
We couldn't have been happier with Hedgegate! We were in town for a family wedding and wanted a home close to Newport and large enough for family including an infant. Hedgegate was perfect. Short walks to food and beach, a quick ride to Newport and laid-back time on the exquisite wrap-around porch. House was clean and attractive and well-equipped. Jim met us upon arrival and walked us around the home and property. We look forward to coming back for sure!

Wonderful rental
We had a great time renting this home. It was convenient to walk to the beach, coffee shop, restaurants and convenient store. We loved the wrap around porch and open concept floor plan. All in all I would highly recommend.

Perfect location for a large group
We rented this house over Memorial Day weekend for our daughter’s high school graduation. Perfect location near the beach! We will definitely be back. Jim was great to work with and very responsive.

Beautiful, recently renovated house on a great lot with a wonderful porch and cool breezes. Our large group was more than comfortable in this house, which is conveniently located with a short walk to restaurants, the beach, and stores. Jim was easily accessible and a resource for info about hte island. WE all had a great time and couldn't ask for more.

Wonderful place to stay
We stayed at the Hedgegate for 3 nights with family and friends. The main floor is open and spacious with a beautiful kitchen, dining and living area. The upstairs bedrooms were comfortable and with room for 14 easily accommodated all our guests. We loved the beautiful wrap around deck and back yard patio area. We were able to enjoy Easton’s Beach, the Cliff Walk and downtown Newport. The location was perfect!

Perfect home for our family reunion!
Such a lovely home, 6 comfortable bedrooms upstairs and great living/dining/kitchen areas downstairs, plus wonderful porches and beautiful new backyard patio with great round table for 8-10. The back yard is beautiful and the beach is one block away... This property was perfect for our family get together.

Fall getaway
Our girls trip down to Newport was excellent thanks to the central location and size of the house. Jim made it super easy to check in and all the amenities of the home were perfect for our weekend trip.

Hedgegate weekend
My extended family of 6 joined me over Columbus Day weekend at Hedgegate for my son’s Newport wedding. This house is fantastic! Large sunny kitchen with adjacent dining room, comfortable living room and 6 bedrooms! Absolutely perfect place to host everyone. The weather was cold and rainy but the house toasty warm. Easy access to beach, Cliff Walk, and downtown Newport. My only very minor issue was the busy road that the house is on but it is set back, shielded w giant hedges and completely noice proof inside. I’ll definitely be back!
