This property was absolutely perfect for our group of 8 adults. Host was very accommodating to our needs. Pods were perfect giving each couple their own privacy and a main house for everyone to convene to. Beach is the best we have stayed at yet. Definitely recommend this property.

This property is well worth the price. We could have stayed at the house everyday of the vacation and still gotten the full tropical experience. The outdoor showers were invaluable for washing salt and sand off! We will be back :)

Exuma is truly a magical place. The water there is the most beautiful any of us have ever seen. Seascape is one of the most comfortable vacation houses we have ever stayed in and gives you beautiful views from everywhere in and out of the house. We loved how we each had our private pod and could retreat to complete privacy at any time. Each pod has an awesome outdoor shower. We never used the indoor shower!! We might have to build one at our house in the states!! The kitchen has absolutely everything you need to cook anything. We are all cooks and cooked a lot while visiting. The mattresses were all very comfortable and we all slept like rocks. The property itself is on 4.1 acres and is just stunning. The cocktail pool is a nice touch and a great place to gather in the afternoon. Nemiah, the caretaker, was always on call and came over to check on us often. Loved him! Thank you, Kim, for sharing your piece of paradise with us. Readers of this…do yourself a favor and book your trip to Seascape today. You’ll be glad you did!

Beach: PERFECTION. The sand is soft, white & perfect. The water was warm and a jewel toned color. Plenty of beach to walk/jog each morning and pretty private. The path to the beach- easy access. None of the solar lights work- used our phones for light @night.
Pool: Private. Clean. Chilly but we easily swam & lounged during the noon sun. Plenty of pool toys to use. 5/5
Kitchen/laundry: Everything needed for cooking was there plus small appliances & all in good shape. Clean except for dirty sponges. Paper towels & garbage bags there to get us started. Washer/dryer newer.
Bedrooms: Beds & bedding were clean. Mattresses & pillows in good shape, not hotel quality but very comfortable. A/C and televisions work great. Shades don't work in the primary bedroom. This prevented us from opening the windows and getting the gorgeous view and breeze from the bedroom.
Bathrooms: Good water pressure and plenty of hot water. Old fixtures, dated and have mildew on the caulk & grout but otherwise clean. Towels clean.
Porch/misc: The view from the porch is amazing. Grill works great. No traffic noise.
Value: Listing was upfront about add'l charges on hot tub, generator and kayaks, but upcharges at a property were disappointing. Cost of home should be all inclusive.
Overall: This property is a rustic sanctuary. The million dollar view, location and comfy accommodations made for a wonderful vacation. Not perfect, but would recommend this property for a great Exuma getaway.

This property is definitely out dated; needs alot of work. Not worth the the amount of money we paid for the week. From the molded refrigerator , holes in ceilings, broken lawn furniture and expired spices in the kitchen cabinet. The title of the property definitely is eye catching however, very misleading. So many other properties on the island to stay for a fraction of the cost. As for the reviews getting to the beach is impossible as stated. The walk down comes with safety hazards, such as broken railing and overgrown brush that leads to some stairs that are missing.

The stay we had was fantastic. There were some areas of the property that needed a little love (tiles coming up in pool so we did not use for concern of cutting our feet) and beach was not as 'usable' as we had hoped so didn't spend any time on our beach. But the property was great and the house manager MADE the trip. he was always reachable and willing to help with a smile. Would recommend and stay again if were to go back

Good:
The owner Kim is SUPER responsive to emails and messages. She is also very helpful with suggestions. One of which is the generator on site. Take her advice. We needed it many times throughout the week.
The property manager Nemiah is an absolute gem of a man who is very kind, friendly and an invaluable contact on the island as it is sparsely populated and he knows literally everyone.
The location is very convenient to stores, restaurants, Jolly Hall beach and Georgetown.
The pod style layout is ideal for families with older kids/young adults or groups of friends traveling together offering both privacy and a communal gathering place.
The cost is very reasonable for what you are getting by comparison to other nearby properties.
The grounds are immaculate with many different fruits trees and tropical flowering plants.
Not so good:
The pictures of the property are a bit antiquated. The pool is unusable in its’ current state of disrepair.
The steps to the beach have been claimed by the tide so there is a little climbing to be done to reach the sand. We didn’t find any issue with this as there are several spots where the limestone naturally makes pseudo steps down.
The beach is as advertised assuming you have been to any oceanfront area and understand tides. You will not have all day beach access from here. This was not an issue for us as we made a point to explore the island and the MANY idyllic beaches it offers. But if you prefer to hit the beach right out of your door and stay there all day, this will not happen for you.
The car is a great deal and is reliable but the AC doesn’t blow cold air. Made for some really hot rides during the 95° days we stayed. A minor inconvenience in the end, but definitely would have been nice after hours on the ocean and already cooked to not have to jump into a blazing hot suv.
~ In all this place is amazing if what you want is solitude and beauty. We watched the sunrise from the beach pavilion on the property every morning and made some life long memories.
Any negatives in my opinion are easily dismissed (although knowing in advance makes it easier) when tempered with an understanding that getting anything done on an isolated island like Exuma is not easy and sometimes even impossible. Factor in several years of harsh Bahamian C19 restrictions and it is easy to forgive some minor disrepair.
I would not hesitate to stay here again.

First off this house has a TON of potential but unfortunately needs a good bit of work to get there. The location is stunning and the setup of the house with 4 separate structures connected by porches is really nice and gives people a good amount of privacy. AC and Wifi worked great in all of the buildings and the kitchen was functional but not necessarily the most updated.
We did have big issues with the pool and the beach access. The pool is lined with a bunch of little glass tiles that have almost all come loose and are covering the bottom of the pool. Two people in our group cut their feet on the first day and when I looked at the guestbook that was in the house the previous two parties also had people get cut on the pool. I'm sure it is hard to maintain a pool in the Bahamas but in it's current condition the pool is honestly dangerous and really needs to be fixed. I asked the groundskeeper if the owner's knew about the issue and was told "Oh yeah." Similarly the steps down to the beach from the house have collapsed so you have to scramble down a ~4' rock face. This was a minor issue for our group but for people with even a little difficulty moving around they'd be unable to get down to the water.

Private, secluded property
My family stayed here for our Spring Break and we had a wonderful time. The house was very clean and just as pictures show. We rented the car as well and that was very helpful. Nemiah was there to let us in and answer any questions we had and Kim was very responsive and helpful as well. What a beautiful place Exuma is!

Amazing!
I can't say enough about how much we loved our stay. Both the house and beach were amazing. The house was incredibly well equipped and comfortable and the beach and views are unparalleled. We loved that the property and beach were very private. Nemiah, the caretaker, was friendly and super helpful with local recommendations and answering any questions. Renting the suburban was super convenient; a car is definitely necessary for navigating the island and it was great not to have to go through a rental agency. Highly recommend paying for the generator, as island electricity can be unpredictable. Overall, a fantastic stay.

April 2021~Seascape Escape
We had an amazing experience on Exuma!!!! Seascape is amazing, the view is spectacular. We loved the privacy, and the beach access. Wish the pool had been deeper but it was refreshing and the kids loved the Jacuzzi. Definitely opt for the generator as there are frequent electrical outages. They usually don't last very long but to be on the safe side. The rooms were lovely, Internet was flawless, and the kitchen was phenomenal and very well stocked with anything you would need for meals.
You can tell the owner loves plants, so please water the ones inside, it made me feel like I was home.
We had a a variety of mishaps, none related to the property, but without our beloved Nemiah(property manager)& company. We often referred to him as Saint Nemiah, Chief Nemiah, and anything else endearing that we could think of. He truly was amazing and was always a phone call away, very attentive and reassuring, Salt of the Earth.
We ended up adding an additional week to our initial reservation and couldn't have been happier.

Second year even better
This was our second year renting from Kim. Both years we have rented for 11 nights. We are a family of four with two adults and two kids, 20 and 16.
The property is set up perfect for a family. Each kid had their own "pod" as did the adults. The family area is huge and is a perfect gathering place.
The kitchen is incredibly well-stocked with at least two of everything. For instance, it has two coffee makers, two microwaves, two french coffee presses, and enough pots and pans for an army.
Kim has made some significant improvements. She put on a new roof and new windows which improve the appearance and comfort. She has a new gas grill, new stove, new fridge, and new washer and dryer. The old stuff was fine but the new items really help. The pool has been tiled and is really pretty.
The property is lush and well maintained. The AC units in each pod (2 in main area) work very well. We turned them up during the day since we were never inside.
There are four outdoor showers, three have hot and cold water. One is conveniently located to rinse off from the beach. The entire house is surrounded by a huge deck which we used all the time.
I would suggest renting Kim's suburban. When you get off the plane Mr. Rolle will meet you and you drive right to the property (5 minutes). Mr. Rolle is super nice and comes daily. He's very laid back and works hard on the property. We also rented the kayaks both years and used them significantly.
Another hidden gem is the garden. Kim grows tomatoes, peppers, and herbs that you can eat. We put them on everything and they were delicious.
I'd suggest paying for the generator. It is the Bahamas so power can be fickle. This beast kicks on and you literally lose nothing in the house.
Exuma is a quiet place so you are in charge of your own vacation. It is not a place with crowds. You will see one or two people on the beautiful beach in front of the house daily. Most days we saw no one. The ocean was calm for us and easily swimmable. A few turtles swam up to us while we were hanging out. I don't believe you can beat the Exumas for beautiful water.
Lastly, Kim flew our groceries over both years. This is a service that is unbelievable. The stores on the island are limited and very expensive. All you pay for her time is the Bahamian duty. This is such a nice thing she does.
We've been all over the Caribbean and this is the best house we've ever rented. It is awesome.

Better than we imagined!
We could tell from the pictures that we were in for a comfortable stay and beautiful surroundings, but not until we actually laid eyes on the place did we discover it's even better than we had imagined! From the first moments of meeting Nemiah at the airport with the vehicle to touring this pod-style home, we knew we had made the right choice. Having the luxury of spreading out, our children getting their own bedrooms, was very restful for all of us. Each bedroom was more than fully stocked with everything we needed--extra blankets, pillows, toiletries, towels, washcloths, and beautiful beach decor. The main family room was the perfect place for us to spend time together. We enjoyed the comfortable seating in the living room, used the dining room table for meals, and spent lots of time in the kitchen. There was a drawer full of movies to choose from--we watched one just about every night. We enjoyed the games and puzzles provided. The kitchen was fantastic! Everything we needed was there--and more! I was able to cook full meals for the family, our favorite meal being the one Nemiah and Paula cooked, of course! We used the washer and dryer daily. It was just so nice having everything we needed, being so far from home--extra things like first aid supplies, spices in the kitchen, shampoo/conditioner/soap, detergent. We used the gym daily which was wonderful. I also appreciated how well the air conditioner worked--it kept all of the rooms nice and cool. The views are spectacular, from every single pod of the house! And then for the outside . . . this property was gorgeous. Kim has done a wonderful job of bringing all of the island plants, trees and flowers to life right around the house! We really enjoyed and appreciated getting to see the gorgeous pink and white and purple flowers, the palm trees, all kinds of vegetation that I don't even recognize. There is a garden even! I got to pick cherry tomatoes and basil and thyme to put in my salads. Probably our favorite part of Seascape was Nemiah. He was there almost every day to check on us, to give us directions, to make sure we were having a good time, and just to visit with us. He was a joy to get to know. He and his friend Paula cooked us a delicious Bahamian meal which we thoroughly enjoyed. He answered the 243 questions that we had. The vehicle was wonderful--perfect for what we needed. Kim was so helpful, and we would highly highly recommend this place to anyone!

Seascape
The set up of the house is so cool. There is the main pod with living, dinning and kitchen with a really nice wooden High vaulted ceiling. Two air conditioning units that worked very well. Then three separate pods for the bedrooms, each consisting of their own bathroom and outdoor shower.
Nemiah was right there meeting us when we arrived and stopped by most days to water the plants and make sure everything was okay. He arranged Paula to come cook one night which was a lot of fun and delicious!
We were able to go out on the boat one day with Theo, so much fun. He is such a great guy, came over later that night and had a cocktail with us. We enjoyed his company and talking with him.
Suburban was key, five adults and luggage, made it much easier to/from airport and nice not being like a can of sardines when we went exploring.
Beautiful beach, never really saw anyone. The pool and hot tub were a lot of fun.
Airport, groceries and liquor store were minutes away which was so convenient.
A truly magical spot.

Best feature was the amazing piece of property this fantastic beach house has... was on a 300 degree view of the Beach.....steps off the deck a great splash pool. Nemiah , the property caretaker was available for anything we waited.

The is a truly remarkable place. We loved everything about it. The house was exceptional and the privacy was exactly what we were looking for. The concierge met us at the airport and escorted us to the house and made sure we were comfortable and did not need anything. We had a chef come in and prepared local island foood and it was amazing also. This is a great place to get away to relax and not be bothered by anything or anyone. We will definitely be back.

Paradise on Earth!!
Our family just returned from a week spent on Great Exuma at Seascape. I have no adequate words for what a beautiful place the Exuma’s are!! The water is a blue hue unlike I’ve ever seen! If you are on the fence about going - book it!! You won’t regret it!!
I can’t recommend Kim & her home, Seascape highly enough.
She is extremely prompt & thorough in answering questions & inquiries both prior to & after booking. She was very helpful in providing a very useful Island Guide & Info files prior to our stay. These came in very handy! She also had a binder of info in the home as well!
We chose to rent her Suburban - definitely recommend this option! We also rented the kayaks & hot tub; which were enjoyed by all. We also opted for the security of the generator pre pay option. Thankfully we didn’t need it.
Seascape is a beautiful & secluded property. It is very close to the airport; which after a long day of travel was awesome. It is also close to Georgetown & amenities. Set off the main road, it is a tranquil peace of paradise with an unbelievable view! It was wonderful to have the pool available as well as the beach right there. We had the beach to ourselves too! The set up of the separate “pods” worked awesome for our family! The kids, my in-laws & my husband & I all had our own space to retreat to with the option of convening together in the main building. Loved the set up. Seascape is kept very neat & clean with much pride taken in ownership. The kitchen is very well stocked & Kim even had beach towels & pool/beach toys!
The WiFi was actually pretty darn good! As was the air conditioning in the buildings.
Perhaps one of the best “amenities” of Seascape is the caretaker, Nemiah. He is the kindest soul! And a wonderful source of information! He felt like an old friend by the time we departed!
A word of advice - Food is very expensive. Both at the grocery & in restaurants. I would take Kim up on the offer to fly groceries in prior to your stay and/or pay for an extra suitcase to pack non perishables. It will save you a ton!
All in all this was one of the best vacations we have been on. The Exumas are beyond beautiful & currently not over run by tourists. The local residents are very friendly & helpful & take great pride in their country! Make the trip!!!! You will not regret it!!!! ♥️♥️♥️

Picture Perfect
We loved everything about the house and our stay. The home has everything needed for your stay. From beach chairs, towels, and toys to a kitchen stocked full of items beyond expectations. The pods are very spacious. Even with 4 kids we never felt that there wasn’t plenty of space. The property is extremely well kept in a difficult environment to do so being steps from the beach. It’s only a few minutes to Georgetown and a few minutes from the airport. Kim’s suburban is in great shape and we used it everyday with no issues. We were able to kayak right there on tar bay nearly everyday. We rented the hot tub but only used it once for a few minutes. Same with the pool. Being on the nearly private beach was just amazing and we spent every daylight hour we could there. I would recommend renting the generator for sure. Power does come and go on the island it seems but we were never without because her generator would kick on seamlessly. Enough hot water was never an issue and drinking the tap water was perfectly safe. The kids all loved the outside showers and have put in a request for me to build one at home. We had Paula cook for us at the house one night and it was fantastic. We also did a half day boat trip with Theo Gray and had a great time. He went well out of his way to make sure we had a great time on a windy day.
Nemiah was the best surprise of all. His entire goal was to make sure we “just have fun”. He’s the property caretaker but was more like a host that pointed us in all the right directions to make the most of our time. He was there each morning and the kids would wait to go down to the beach until they had the chance to talk to him. He was fantastic and an irreplaceable asset in our opinion. This was our first trip out of the country and we would never have felt so at ease without him there. Security was certainly on my list of concerns but Nemiah put that to rest immediately. Kim had stated that they never lock the doors when they are there. I was shocked. But after our second day we didn’t either. The pics she has posted are exactly how the property looked when we arrived. Thank you Kim for letting us vacation at your home and for having all the amenities in place to make our stay perfect. We hope to see Nemiah and stay at Seascape again in October

AMAZING! Truly the perfect place in Exuma!
Everything from answering all our questions, to making suggestions of where and what to see... wonderful experience! Kim and Peter work hard to make your stay the best possible experience. We enjoyed the gym, sitting in the hot tub at the end of the day and long beach walks on the secluded beach. Having a fully stocked kitchen, washer/dryer and use of the suburban was great! Look forward to returning soon!

Amazing- reserve your time in Paradise!
Our first visit to Exuma started with the conceirge Nemiah picking us up from the airport since we took advantage and rented Kim’s SUV for the week, my husband drove us to the house which is a short drive.
Nemiah then showed us around the beautiful property the views from any part of the home were amazing even showed us how the locks worked and answered all the questions we could think of, What a great asset, he is so kind.
Everything you could possibly need in a kitchen Kim has it there for you, a quick trip to the market for groceries and your set.
Even Beach towels, insulated cooler on wheels and bonus a washer and dryer!
I appreciate such cleanliness in the home and bathrooms.
This property is very well cared for.
Relax by the pool during high tide and even better on the cooler evenings we sat in the hot tub and looking up at the amazing sky filled with stars
Nemiah set up a all day boat tour even had a driver pick us up at the house and waiting for us when we returned, he even called the Captain to check on us mid afternoon.
Captain Antoine took us out to see the sharks, pigs. iguanas, sandbar, grotto from James Bond movie Thunderball, turtles and celebrity homes then we stopped for a great lunch before returning to the marina.
One day we went to little Exuma and went to Santana’s had a great lunch and cocktails def go next door to see Momma at her bakery wonderful coconut bread and pineapple cake great to go with morning coffee.
We plan to visit again in 2019 but will be bringing friends with us.

AMAZING!!! Such a beautiful place to stay and the house and property couldn't get any better..
Where do I start...From the moment Miah picked us up from the airport until the time we came home is was amazing...The way this place is set up is awesome and everything is so clean. Kim the owner is more than helpful with any questions and any needs. Thank you so much for letting us stay in your home. We would recommend this place to everyone. It's truly a great place for rest and relaxation. You have everything you need right there just bring your food and your good to go. Miah the groundskeeper was the best too..He set us up with the most amazing water tour and checked on us daily to make sure we had everything we needed. He was never intrusive and very nice. We hope to come back again this is definitely paradise. Thank you Kim

Wonder time at Sea Scape!
The facilities were wonderful for grandparents, son and daughter-in-law and two granddaughters. We enjoyed the beach and the boys had a great time fly fishing for bonefish. A surprise for us show much we enjoyed the hot tub! We all sat in it at night and watched the stars, milky way and shooting stars. We had an easterly wind most of the time so the kayaks were only used one day, but they were a hit. We rented a boat from Mimm's for one day and snorkeled in Elizabeth harbor, ate at Chat "N"Chill and enjoyed the scenery. This was our eighth time in Exuma and our sixth on Tar Bay. We love Exuma and Sea Scape will be on our future list.

Our new second home.
We hadn't been home for even a week and were ready to go back to Seascape. It was one of the best vacations we had ever taken. My husband and I went with another couple with whom we have traveled extensively. It was our first time renting a house, however. I was reluctant, because I envisioned myself cooking and cleaning the whole time, but it was nothing like that. It turned out to be total relaxation. At Seascape you have literally miles of deserted beach to walk without seeing another person. In the 8 days we were there, we saw about 4 people in the distance and three walked by. It's like being on your own private island. The house is lovely and extremely well equipped with everything you need inside as well as beach umbrellas and chairs. It was very nice to have our own unconnected area of the house so that each couple could be on their own time schedule and not wake the other.
You have the sunrise on this side of the island and it was wonderful walking the beach as the sun came up. We would then have breakfast and go back to the beach. One of the greatest things about this house is the hosts - Kim and her husband. She lets you mail things to her or have it sent through the internet, then delivers it to the house so that it will be there when you arrive. Her husband even went shopping for my favorite wine. It was wonderful to arrive and have almost everything you needed there. We did go to town before heading to the house for fresh veggie's and beer. Exuma Market and Smitty's were our main stops for that. We also loved Prime Island Deli and Meats which is the closest to the house. Ask Ron to cut you some rib eyes. They were some of the best steaks we had ever grilled. The ground meat was really good also. We grilled burgers a couple of times. He also makes all kinds of fresh salads that we would buy about every other day. So cooking wasn't really a problem.
In addition to our hosts, the house has a great concierge, Nemiah. He is such a wonderful person. He will do anything to be sure you enjoy your stay. We also enjoyed meeting our housekeeper Paula. They were both very special people.
We strongly suggest that you rent Kim's car for your stay. It is a Suburban in very good shape. We enjoyed exploring the island in it, especially CocoPlum beach and to Elvis's at the point to see the pigs. We wholeheartedly recommend Seascape. Can't wait to go back.

An exceptional rental
We rented Kim's spectacular home with my wife and two older teen daughters (19,16). for 12 days. Wifi is fantastic.Here's a mega review.
Great Exuma is one sleepy place, especially in August, which is exactly what we were looking for. Great Exuma does not have any sort of night life and simple restaurants.It doesn't have any traffic. You very possibly will see no one on your private beach for days on end.I think we saw a max of 2 or 3 people a day.The property has a spectacular private beach that is bordered by some very small rocks which limits neighbors on one side and then closest house is probably 1/4 mile away on the other, which is pillow soft sand. The water is crystal clear.
The house is very unique. It has a large living and dining "pod" and then 3 sleeping suites with full bathrooms. The kitchen is beyond well stocked. It has 2 of everything, at least. I've never seen a better equipped kitchen. The outdoor grill worked well, and is being replaced I understand. The A/C works well in every room. We turned it off in the bedrooms during the day. The deck surrounds the entire home and you have 4 outdoor showers with hot and cold water.
The home is incredibly private.The driveway is enormous. The grounds are lush. The path to the beach is all pavers (104 to be precise). The pool is nice for a plunge. The covered shelter on the beach is awesome. We just left our beach stuff there all week. We rented the kayaks, which was a good call. Easy kayaking on the beach.
Rent her Suburban! Getting off the plane and being met by Mr. Rolle and immediately getting into the car was quick and easy. Zero lines, zero hassle. Gas is ridiculously expensive on the island, but how much are you really going to drive anyway?
OK, so if you can and Kim is flying in send her your groceries from the USA! This service saved us probably $750 on Bahama prices and the food stores on Great Exuma are really basic. We really appreciate Kim doing this for us. We used Target grocery in Miami (shipt.com). Alcohol is insanely expensive at the island package store, but it's only 5 minutes away.
We paid for the generator, good call. Power in the Bahamas goes off at times. The generator is a beast and we never noticed anything.
We have been to 20+ Caribbean islands and rented a ton of homes.This one takes the cake.It is so chill and relaxed that you won't want to leave.The beauty of Great Exuma is stunning. We had a boat for 2 days on our own.
