It was the second time I stayed at Ocean Reef Villas and enjoyed the location right on the beach with a pool. The room has everything you would need and I really enjoy both of my stays.

The views were spectacular and on two sides of the condo, both outside walls. The condo was clean and comfortable. The owners were responsive to our questions, and quick to solve any problems. it was great to be on the beach and have a swimming pool. We walked down to a restaurant in one direction and the other direction you could walk as far as you wanted.

Cleanest VRBO we've ever rented! And I always filter for premier host. View was even better than in the pictures!

This is a lovely condo right on the beach with beautiful views of the ocean from every window! The condo has everything you would need during your stay!

First time staying at this condo and as the title says it was cozy and was equipped with everything imaginable!!! Very close to all the wonderful restaurants and shopping. Ocean view from every room!! I will definitely stay here again .

Unexpectedly it rained 3 out of 4 days we were there, but no worries, the place was so comfy and homey, we were happily entertained with movies and streaming platforms available;) A giant countertop made it possible to assemble giant salads and easily manage our take out foods. The place was slightly older with good bones and thick walls so no one bothered sound-wise but we could hear the ocean as we were positioned on the corner with wrap-around views and the balcony was incredible. With a crack of the window, the ocean sounds are so relaxing.

The condo is a great location....right on the beach and down the street from restaurant shops. Check in was smooth and they communicated very well. The unit is was perfect for us and very comfortable. We will stay there again in future visits.

This property was truly the perfect spot! It was so clean and comfortable! The location was perfect, very close to everything. We did not rent a car and we were in walking distance of everything we needed! The pool and beach area was also very clean and perfect for relaxing. John and Bill provided everything you could possibly need for your beach stay, all we needed was our food and personal belongings! We cannot say thank you enough for having this perfect place to relax for the week! We will definitely be back and will be recommending this property for others to enjoy as well!

Ocean Reef was fanatastic! Location is the best. We had a car but could walk to grocery, pharmacy and 3 great restaurants. Not to mention 47 steps to the beach. More cooking utensils than I have ever seen at any VRBO rental, even a crock pot. All the beach toys to use, kids had a great time and weather was good. Pool was also great. Only tiny thing I would add was reusable plastic cups for the pool. I tried to find some reasonably priced to leave for future guests but only found disposable. We liked it so much we are considering purchasing a condo that is for sale. HIGHLY recommend!

This property is lovely and as advertised. The view is amazing! Convenient and comfortable. Everything is provided except food. Would personally have preferred a firmer mattress. Smoke alarms went off frequently for no apparent reason including at night. The last two days the elevator would not work. Made the check out more difficuly.

Very comfortable.

We loved our stay. The couple that owns the condo was so generous and easy to communicate with. The checkout process was very simple. Unfortunately we had to leave early due to the weather/hurricane. We would love to return.

Clean wonderful view, everything you would need to enjoy your stay was there. Love it.

Very clean, everything you need, including beach chairs, plenty of towels, all you need is personal items and clothes, , 2 minutes from Publix’s and Mikey’s pizza, some of the best pizza ever!, and I worked in the pizza business for 30 years, !

We have been coming to NSB for 11 years. Best place so far. Very nice condo, great pool and close to everything. The bed was Uber comfortable. Great sleep. Thank you!

The property is exactly as described and even better with all of the extra amenities they have in the condo. The owners were extremely pleasant to work with and you can tell they want their renters to be happy. And the facility has many shopping carts to help you bring things to your condo unit without the stress of carrying everything by hand. The owners work hard to get the next renters in early when possible. Overall I give them 5 out of 5 stars.

This condo was absolutely perfect for our trip to New Smyrna Beach for a wedding. First & foremost is the view! Spectacular beach view from a huge balcony. We watched the sunrise every morning. There’s just nothing not to love about this condo. Aside from the amazing view the location is great, parking was great, comfortable bed, great pool, perfect beach access, easy contactless check in & out. It had any & everything you could need like a home away from home, just bring yourselves & clothes. The hosts are amazing, communicative & very kind. We’ll definitely be back again!

This is a cute little condo with amazing views, right on the ocean with a great pool and close to anything you would want or need. The condo itself is cute and comfortable. I was worried about the pull out couch but with the provided memory foam pad it was really comfortable! The king size bed was comfortable as well. The condo was stocked with much more than I expected! Beach chairs and boogie boards and beach towels were really nice to have available! This condo exceeded my expectations!

This was the perfect getaway, away from the crowds, just the surf and sun and a balcony escape for any time of day. I left the screen door open at night to listen to the waves on the shore. In the morning the tiny turtle tracks were in the sand. Beautiful pool, and beach chairs to watch the sunrise. Perfect size place, super comfy bed and open kitchen to see the surf as you prep a meal. Close to great restaurants. The staff is super helpful. Will definitely stay again!

I went to NSB for a retire party. The condo was in a good location to the venue and of course the beach. I’d recommend this to anyone who needs a place to get away to relax.

We were so excited to stay here. Communication with the owners was top notch and check in was early and easy! The location was right on the beach and it was beautiful UNTIL we walked into the condo. The smell of cigarette smoke inside the condo was overpowering! We lite a candle and opened the slider and turned on the noisy fan in the master but the smell might have been coming from the neighbor below because opening the door made it worse. I am seven months pregnant so the smell was especially hard on me and made me nauseous. It felt like trying to sleep in a casino. We tried to tough it out but the nighttime was miserable because we couldn’t sleep with the candle to help block out the smell. We found a hotel the next morning and emailed the owners explaining the situation and asked if we could have a partial refund since their home was unlivable and never heard a single word from them. Or even a no back. It was very unprofessional. Would not recommend
