This is a great place to stay. It is right in the heart of town, walking distance to anything you would want to see or do in Ruidoso.

Like Reed said "all you need is a toothbrush" well basically, and he was correct...housekeepers were super friendly and curious and rooms were seriously clean. My dogs loved it too.I'm going home recharged thank you Reed.Loved everything ❤️

Very clean and cozy! The view from the balcony is beautiful. Easy to check in, owner was very attentive and friendly.

Location was the only thing this property had going for it. The condo was extremely small and hardly comfortable for two (or even one). My wife and I are not large people, and my shoulders were nearly touching both sides of the shower wall, not to mention the shower randomly switching from scorching to freezing as it pleased.
I've also never witnessed such thin walls. We could hear distinct conversations and sasquatch footsteps from our neighbors that woke us up at 5am.
The heater wreaked like it hadn't been turned on all winter, and the stench never went away.
We've stayed in many vrbo's and this was near the top for worst experiences. There was no soap, or anything for that matter in the condo, and we could not open the door as we first arrived from our 11-hour drive because we did not have the check-in email from the host.

This was a fantastic place to stay! Within walking distance to just about everything. Owner was very helpful and easily reachable if we needed anything. Definitely booking here again when I come back!

We enjoyed our stay very much. It was a close walk to all attractions and the property manager kept in communication with us throughout the whole process.

We had a nice stay and the location is great for exploring the area by foot. The hot tub was a nice addition, especially on the cold nights. The only cons were lack of pillows (only two on the bed) and we had trouble with the heater. However, the owner seems apt to fix it.

Clean and great location. Make sure and include the hot tub in your visit. O was sitting in the hot tub and had elk grazing 5 ft away. Its nice to breath the fresh air and sit in front of your apartment and listen to the river.

The property is very clean and comfortable. Just right for 2 people! The sound of the river flowing was always nice to hear! Walking distance to shops and food was great! Reed was a pleasure to deal with and hopefully we can make it back again soon!!

We brought our 2 small dogs, town is dog friendly.
Cabin was air conditioned, so we left them in their dog pens went we went places we didn’t want to bring them.
The bed was comfortable, lots of room in bedroom, very nice for the price per night!

Mr. Helmly was very attentive throughout our stay. Keeps consistent communication. Property was very nice. When we arrived the property hadn’t been cleaned and we got an immediate response from Mr. Helmly and he got the property cleaned right away while sponsoring our evening.

My son and I came to ski for 3 days it was a great spot. We lived the sound of the river and the bird watching was amazing. Quick walk for a pizza coffee or sushi. Not far from the mountain either but most important great water pressure and hot hot water.

This place was perfect for a short get away. We’ve stayed several times with Reed and the properties are always top notch.

The apartment is very cozy, well decorated, Very clean--a plus for me because I'm pretty picky, and the view of the river is awesome. Pet friendly and easy to walk dogs. Plenty of deer there to watch as they pass through the neighborhood. Only drawback was neighbor above us walked the floor all night long on Friday and being a light sleeper, heard every foot step. But was much quieter on Saturday night. Overall, a nice spot. We would probably stay here again.

Located one block from Sudderth and the midtown shops, pubs and restaurants and at a really good price. The property is older and the repairs and modifications were obvious. You get what you pay for and I wanted close at a bargain price. I'll mention again the low price and cleanliness.

We had an excellent time on our weekend away to Ruidoso. The property is just as it appears in the pictures - nothing fancy but served our purposes well. It was clean and located in the heart of Midtown near shops and restaurants. For being one block removed from the busy main drag, the property was peaceful and you can always hear the calming sounds of the Rio Ruidoso, which was really a delight. Reed was very communicative, checked in with us upon check-in and was a pleasure to work with and know that if we needed anything, he was very available. Highly recommend and we'd stay again next time we're in town.

My husband and I really enjoyed our 4 night stay. The cozy set-up for us was perfect! The creek below was relaxing to listen to and watch deer every morning come by to feed. Communication with our host was great, check-in very easy and clear. Perfect location to walk to shops and restaurants!

This location was ideal, property was as pictured, and host responded to any issues immediately. Coming from drought-ridden, flat South Texas, we enjoyed sitting on the deck, surrounded by lush foliage, overlooking the river, and drinking our wine. Host was very helpful in suggesting restaurants.

Decided to stop in Ruidoso on the way back to TX. Found this listing and decided to give it a shot. It’s exactly as listed, Nothing fancy basically an older building made into 4 apartments. It was perfect for me, clean, comfortable and a great location to enjoy downtown Ruidoso at the same time being right off the creek.

This listing does not boast to be anything other than it is. Would not recommended for a vacation. I was on a work trip and it provided the basic amenities that I needed. Be aware when renting during the summer months, as there is no central A/C, only a stand alone unit. Bathroom could use some updates. Owner was easy to contact and open to any issues/concerns.

My partner and I wanted to get away to you enjoy some time with each other away from kids and work and be somewhere where we could have some privacy but also be close to shops and restaurants. This was the perfect place. It was small enough to be cozy, but not cramped. The hot tub felt great after walking the main strip all day.The host was very communicative and make sure we had everything we needed. We will definitely be back.

This was such a cozy place to stay, & close to downtown.. Nothing too fancy, but just nice enough to enjoy your stay & I recommend using the hot tub if possible! So relaxing, also the deck overlooking the creek was nice.. Will definitely be booking here again!

amazing how you can be at this location in downtown Ruidoso and experience such quiet and privacy. nothing fancy, but clean, comfortable, and the Rio Ruidoso off your deck. i worried about noise from “nightlife”, but this area is more shopping, family, touristy and closes down early. a great deal for your money.

Location is so awesome. It is a block off Main Street but you would never know it sound wise. All you hear is the creek outside the front door. Just had over one block and you have access to food, shopping and more.
Very clean condo with the basic necessities for relaxing, cooking, sleeping, etc. You can also get access to the Hot Tub if so desired.
The owner is very friendly and definitely wants to make sure you have an awesome stay. Perfect place for a solo trip or trip for a couple

This was a last minute reservation and it served well for us. Kept the windows opened to listen to the river: what a wonderful sound!! If taking a pet, check policy before you book: it was the highest pet fee we have ever paid.

This place really is convenient, the title "Walk to Everything" is accurate. There is a beautiful, water front porch and deck with wildlife coming to the river each day.
The property manager is easily available and easy to communicate with.
The room itself was clean and well equipped. We are looking forward to returning!
