It was not a good experience as the staff was not courteous, i was charged for parking which was not informed earlier and , wifi issue was there overall didn't like the place

It is at a good location and a cafe is just right in front of the rooms.

Vey bad washrooms and smell in room as well due to that. Moreover they say it is expected!!

location is great, the restaurant is fantastic.

our shower ran continuously, and drain was clogged so it flooded. the toilet was continuously backwashing so there was always poop in it no matter how often we flushed, so the room stank. we went to the reception five times to ask for it to be addressed, they told us it was already addressed, or would be addressed tomorrow or just walked away. the final night, the receptionist went back to our room and sprayed it with air freshener as “a resolution”. would absolutely not stay there again. if you choose to stay there, avoid room 801 like the plague.

Great staff. Deluxe/superior room very nice (I had one on the first floor). Great location - one minute walk to Patnem beach and 20-30 min stroll to Palolem. Chilled and quiet. Good value.

Quiet, well located and competently managed property, close to the beach but not on it. Well appointed superior AC room on the first floor with fridge, kettle, constant hot water and cool terrace overlooking the civilised bar restaurant. Very helpful, responsive staff.

Breakfast not at the price advertised. Shower room grubby around the edges. Bathroom door needs replacing.

I have to give it 5 stars because the property and its staff were excellent. The property has excellent location. Staff is very helpful. Food in the restaurant is very good. Though it does not have options like swimming pool etc., they are not needed. It is right next to the beach!

We did not have hot water for our shower.

Great location right by the beach. We had 5 rooms on the upper floor. Staff in the cafe were lovely. Best pina colada in the area and good food. We had 5 rooms in a row on the top floor as previous reviews had said the lower rooms have no privacy from the cafe. There was a ceiling fan outside on the balcony which was great. The outside space now has a couple of covered areas which I guess is to give privacy to the rooms, but it no longer has the "jungle" look of the photos. Good aircon and fan in the rooms and complimentary drinks and fruit in the fridge on arrival.

The bedroom doors close by means of two bolts, outside and inside. This means you could effectively be locked into your room from the outside by anyone passing by, and if you're in the room, you have to bolt the door to keep it closed, so if one or other of you is asleep in the room, the other can't get in without waking you to unbolt the door! Some of the bathroom fittings were loose.

The place and the food was exceptional. The staff was very supportive and helpful especially Laxman and Shashi bhaiya.. they helped a lot with food and nearby recommendations. Overall a very good experience of south goa.

Room price was bit expensive and bathroom smelled strange.

Nice place to stay in

This place indeed is value for money. The staff is polite and helps out. The room is big and has all the basic amenities needed. Overall fantastic stay and just 2 minutes from Patnem beach.
